Southwest Las Vegas Weekly Market Update: October 23, 2026
This is the update that tells you exactly where the Southwest stands as we move through the last full week of October, and for the first time in a month there is a real headline: the 30-year fixed mortgage rate dropped to 7.32% on Freddie Mac's October 22 survey, down from the 7.40% it had held for two straight weeks. The move is small, eight basis points, but it is the first decline since rates climbed out of 7.03% in late September, and it lands on a market that already tilts hard toward buyers. Underneath it, the weekly trackers keep telling the same patient story: active inventory climbed again to 6,216 total homes, October's month-to-date median is running near $478,000, a touch above September's $470,000 close, and about 42% of active listings still carry a price reduction. Rates finally gave buyers a little something, supply stayed broad, and the Southwest keeps transacting at the new reality.

Data Snapshot
Southwest at a Glance: October 23, 2026
I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official September 2026 LVR report, released October 6, with the freshest published late-October trackers, with attribution below the tables. The honest headline this week is a small but real turn: Freddie Mac's October 22 survey took the 30-year fixed from 7.40% down to 7.32%, the first decline since late September, while the October 22 Very Vintage market watch pushed active inventory up to 6,216 total homes and October's month-to-date median held near $478,000.

Southwest Communities: Last Week of October 2026
Mountain's Edge (89178/89139)
~$478K-$526K sold
RealtyTrac/Resideline Oct · ~$243/sq ft
The value leader of the corridor is deep into its final build-out, and the freshest October trackers split the community across two ZIP pockets. In 89178, to the west, September's median sold read near $508,000, down about 2% year over year, at roughly $243 per square foot with about 6.7 months of inventory, a clear buyer's market. In 89139, to the east, Resideline's October tracker put the median sold near $478,000 across about 93 active listings, while RealtyTrac's September window showed $526,100, up 2.4% year over year, with supply near 7.0 months and the twelve-month trend nearly flat. Either way you read it, buyers in Mountain's Edge have selection, time, and the last few dozen new-home lots the community will ever see.
Southern Highlands (89141)
~$539K sold
Resideline Oct · ~112 actives · ~6.9 mo supply
The guard-gated star of the corridor still carries the strongest premium floor, and October's trackers show a market that is patient and well supplied. Resideline's October read puts 89141's median sold near $539,000 with about 112 active listings and roughly 6.9 months of inventory, while RealtyTrac's September window shows a median list near $569,500, down about 5% year over year, with sold prices running roughly $252 to $273 per square foot. Granularity note: sources mix list and sold medians, and windows differ, so the exact number moves by a few percent depending on the tracker. The direction is the same everywhere: a premium floor that still holds, now with real room to negotiate on the right home.
Rhodes Ranch (89148/89113)
~$470K-$490K ZIP sold
PropertyIQ/NREG Oct · ~66 DOM · -7.8% TTM
I live in Rhodes Ranch, so this is the community I reconcile against my own MLS tracking every week. The October ZIP-level reads for 89113, which covers the gate and the country club parcels, show a median sold between about $470,000 (PropertyIQ, down 3.2% year over year) and $490,000 (Nevada Real Estate Group, down 9% year over year), with the trailing twelve-month trend softening about 7.8% and median days on market near 66. Those ZIP medians blend the gated plan with the surrounding neighborhood, and the guard-gated golf community proper still trades well above the ZIP average. The gates, the R Club, the water park, and the reopened golf course keep a strong floor under this one, and the townhome and courtyard product around the edges keeps entry pricing more accessible than most people expect.
Spanish Trail (89113)
~$490K ZIP resale
~471 actives · ~66-68 DOM · ~7.7 mo supply
The 1,500-home guard-gated country club sits inside ZIP 89113, where the ZIP-level median single-family resale reads near $490,000, down about 9% year over year per the Nevada Real Estate Group hub, with the ZIP's recent trend down about 7.8% over twelve months and supply running near the highest in the corridor. Spanish Trail proper still trades well above the ZIP average, with the gated enclave's range stretching from the $600Ks into the millions. If you have always wanted gated golf-course living, this is the season to make a thoughtful offer, and that inventory cushion gives both sides room to land on a fair number.
Nevada Trails (89147)
~$410K sold
~94 actives · ~59 DOM · 4.6 mo supply
Nevada Trails reads through ZIP 89147 in Southwest Spring Valley, and I want to be straight with you about granularity: neither LVR nor the main trackers publish a dedicated monthly breakout for the community itself, so I report the ZIP-level figures and flag them as such. The October trackers that feed this series hold steady: Resideline shows a roughly $395,000 ZIP median sold with about 94 active listings, Redfin's trailing 3-month median runs near $410,000, down about 4.7% year over year at roughly 59 days on market, and the last published months-of-supply read holds at a healthy 4.6 months. Pardee's park-rich plan with 23 acres of open space keeps finding buyers, and it remains one of the most accessible communities in the Southwest for the price, especially for first-time buyers.
Market Trend
First Crack in the Pause
What the fifth-week-of-October data tells us
The late-October data makes three things clear: the 30-year fixed finally slipped to 7.32% after two weeks at 7.40%, the first decline since late September; active inventory pushed up another 68 homes to 6,216, now up 30.91% year to date; and October's month-to-date median held near $478,000, a touch above September's $470,000 close. Pending contracts have softened, about 42% of actives carry price cuts, and the premium ZIPs keep loosening. Not a breakout, not a slide: a small rate reprieve applied to a market that already favored buyers, which is the most useful combination this corridor has offered all autumn.

Medians differ across sources because they mix list versus sold price and different measurement windows, so I present each read with its source attached. What This Week's Numbers Mean for the Southwest
The fifth-week-of-October picture is the most buyer-friendly one of the autumn, and the reason is a number that finally moved. Freddie Mac's October 22 survey put the 30-year fixed at 7.32%, down eight basis points from the 7.40% it had held for two straight weeks after climbing out of 7.03% in late September. Eight basis points does not change anyone's monthly payment by much, but the direction matters enormously for psychology, for pre-approval letters, and for the builders and sellers who have been waiting for any sign that rates plateaued. It is the first reading this autumn that did not go up or hold flat, and it landed on the same day the October 22 Very Vintage market watch pushed total active inventory to 6,216 homes, up another 68 week over week and now 30.91% above where the year started.
The Rate Dip Is Small, but the Direction Matters
Let me be precise about what a 7.32% reading does and does not do. On a $400,000 loan it trims roughly $20 to $25 off a monthly payment versus 7.40%, which is real but modest. What it does for the market is bigger: it tells every fence-sitting buyer and every nervous seller that the fall rate spike has at least paused, and it keeps pre-approval numbers from expiring upward. The same week, pending sales eased to 482 in the week ending October 19, down 6.8% from the prior week and about 21% below the 609 four weeks earlier, which reads less like demand collapsing and more like buyers taking their time with the widest selection in a decade. Roughly 42.4% of active listings still carry a price reduction, and nearly 6 in 10 settled sales close below original asking, so the leverage story for buyers is unchanged. What changed is the price of money, even slightly, and in a market built on monthly payments, that is the number buyers actually feel.
September in the Rearview: The Report Underneath It All
The report underneath everything is still the September LVR release from October 6, and it is worth re-stating because it sets the baseline for every weekly tracker: the valley single-family median held at $470,000, down 1.1% month over month and flat year over year, about $20,000 below the 2026 record, with 2,169 total closed resales, single-family volume down 7.4% year over year, and condos and townhomes down 12.6%. The condo number is the quiet story of this cycle: at a $290,000 median, down 1.4% year over year, entry pricing in the Southwest, especially around the Durango corridor's apartment wave and the rentals at UnCommons, keeps pulling first-time buyers and investors into the same neighborhoods. Inventory sits at roughly 5 months of supply, about 58 median days on market, and total listings above 10,000 for the first time in more than a decade. That is the definition of a balanced market with a buyer's tilt, and October's month-to-date median near $478,000, a touch above September's close, says prices have flattened rather than fallen off a cliff.
Community by Community, Balance Looks Different
The five majors are still not moving as one. Mountain's Edge remains the value play, with October trackers reading between roughly $478,000 in 89139 and $508,000 in 89178, about 6.7 to 7.0 months of supply, and the community's final 60 to 90 new-home lots selling alongside resales in the heaviest buyer's market of the five. Southern Highlands holds the premium floor, its 89141 median sold near $539,000 on Resideline's October read with about 112 actives and roughly 6.9 months of inventory, while the luxury custom tier above the MLS median stays the corridor's most patient segment. My own Rhodes Ranch ZIP, 89113, reads between about $470,000 and $490,000 depending on the tracker, with a softening trend, while the gated golf community proper trades well above the ZIP average; the reopened course and the R Club keep demand anchored. Spanish Trail's 89113 pocket is the clearest buyer's market, roughly 7.7 months of supply near a $490,000 ZIP resale median even as the gated club itself spans from the $600Ks into the millions. And Nevada Trails, with no dedicated monthly breakout, reads through 89147 as the corridor's most accessible entry point, roughly $410,000 on Redfin's 3-month median with a healthy 4.6 months of supply. Compare every community side by side on the Neighborhoods hub, and pair the numbers with my September neighborhood guide for the lived-in picture of each one.
New Construction: The Pending Report and the Fall Blitz
New construction remains the segment with the biggest buyer wins, and the September Home Builders Research report had still not been published as of this writing, so August stands as the newest official read: 502 net new-home sales, down 31% year over year, 448 permits, down 31%, at a record median new-build price of $552,990, up 3.1% year over year. The gap between that $552,990 new-home median and the $470,000 resale median is exactly why builders keep leaning on rate buydowns, closing-cost credits, and design-center allowances: a buyer who can get a 5-handle rate through a buydown can close the monthly-payment gap even with the price premium. In the Southwest that math plays out across the final-lot communities, Mountain's Edge closing out, the last rows around Rhodes Ranch, Lennar's Westridge collections at Southern Highlands opening toward Early 2027, and Beazer, Pulte, and Toll Brothers steady in between. I break every community and builder down on the New Construction page, and the October 21 builder update has the full scoreboard and the pending September report detail.
The Investment Story Keeps Compounding
While resale settles into balance, the investment story around the corridor keeps stacking up and it is the reason I keep telling out-of-state buyers that this part of town compounds. Durango's $385 million North Expansion is well past its midway point, adding a 275,000-square-foot podium with about 400 more slots, a 36-lane bowling alley, luxury theaters, and new restaurants and entertainment venues over the next year or so. The UnCommons, the $850 million mixed-use hub, is on its final building, and just this week chef-driven The Wise Ox butcher shop and deli opened at the project, with Taste of UnCommons and the UnCommon Harvest festival filling the October calendar. The Bend keeps adding tenants, with Glass Box sushi announced for the plaza and Rumi Room arriving in mid-October, joining the happy-hour roster at Evolve Brewing, Butcher and Thief, and Marufuku Ramen. And the roads are finally catching up: the Warm Springs, Decatur, and Valley View upgrade program, the I-15 South widening nearing completion, and the 215 Beltway work around the corridor, with Life Time fitness landing at Sunset and Durango in December. New rooftops, new jobs, new food, new roads: that is the long-term value story underneath this autumn's normalizing prices. The October 22 fresh update and the late-October happenings roundup have the full calendar.
What I Am Telling Clients This Week
For Buyers
The rate finally moved in your direction, and the leverage is still entirely on your side: active inventory up 30.91% year to date, roughly 5 months of supply, about 42% of active listings carrying price cuts, and builders cutting prices and boosting incentives to move product. October's month-to-date median is running near $478,000, a touch above September's close, so waiting for a collapse is waiting on something that is not coming; the dip is the moment to act on what is in front of you. In Rhodes Ranch alone the gate feeds still show dozens of active homes, and a patient buyer in Southern Highlands or Spanish Trail has real room to negotiate. Get pre-approved now, lock today's numbers at 7.32% or better through a buydown, and refinance when rates ease further. Right-priced homes still close within 60 days, so be ready to move when the right one appears.
For Sellers
The fifth-week-of-October data is the pricing-discipline data. With roughly 42% of active listings carrying a price reduction and nearly 6 in 10 settled sales closing below original asking, the days of listing high and waiting are over: a well-priced, well-presented home still moves, while an overpriced one sits, and sits long, with listings in premium ZIPs stretching well past 60 days on market. Price against real closed comps in your exact community from day one, stage to the amenities that make the Southwest special, golf, gates, parks, the Durango corridor and every new restaurant at The Bend, and lean on the pockets that still hold strong. The seven-figure custom tier and the tightest gate communities keep their buyers; the broad middle needs the right number from the first week. I give every listing client a competitive analysis built from real closes in their community, not ZIP-level averages.
