Rhodes Ranch Market Report: October 19, 2026

This is the weekly market report for Rhodes Ranch, the 24/7 guard-gated golf community in Southwest Las Vegas, covering single-family homes, for the week of October 19, 2026. The story this week is a pause: Freddie Mac's October 15 survey held the 30-year fixed mortgage at 7.40% for a second straight week, the first break after rates climbed from 7.03% in late September, while the official Las Vegas REALTORS September report (released October 6) holds the valley single-family median at $470,000, flat year over year and about $20,000 below the 2026 record. Inside our gates, the freshest MLS read (Nevada Real Estate Group, mid-October) counts about 304 active homes across the 89148/89113 corridor at a median list near $514,950, with a median sold near $495,000 over the past 100 days and about 30 days on market. Every figure below carries its source and period. I live in Rhodes Ranch and reconcile these reports against my own MLS tracking, so you get the resident's read, not just a printout.

Market Snapshot

Rhodes Ranch at a Glance

Here is the picture for the week of October 19, 2026. Rates finally took a breather: Freddie Mac's October 15 survey held the 30-year fixed at 7.40% for a second straight week after the climb from 7.03% in late September, and daily trackers on October 19 ranged from about 7.14% to 7.49% depending on the service. The freshest MLS analysis, Nevada Real Estate Group's mid-October read of LVR data, counts about 304 active listings across the 89148/89113 corridor, roughly 70 to 97 of them referencing Rhodes Ranch itself, at a median list price near $514,950 with about 30 days on market. Sold data has firmed: NREG puts the median sold near $495,000 over the past 100 days with roughly 173 closings in the trailing twelve months, RealtyTrac's September read for 89148 landed at $501,600 (down 2.5% year over year), and Redfin's most recent neighborhood measurement holds near $485,000 at about $255 per square foot. That is the picture: a normalizing, buyer-leverage market with real selection, and a rate that finally stopped climbing for two weeks.

The Supply Story

Widest selection in a decade

Total valley inventory sits above 10,000 homes for the first time in more than a decade: LVR counts 7,995 single-family and 2,796 condo and townhome listings on the market without an offer, about 5 months of supply, and roughly 43% of listings have carried a price cut at some point this fall. Around our gates, about 304 homes are active across 89148/89113, with ZIP supply up about 77% from a year ago. That is the most balanced, price-transparent market we have seen in years.

Rates Take a Breather

30-yr paused at 7.40%

Freddie Mac's October 15 survey held the 30-year fixed at 7.40% for a second straight week, the first pause after climbing from 7.03% on September 24 to 7.28% on October 1. Daily trackers on October 19 ranged from about 7.14% (Yahoo Finance) to 7.49% (Zillow), with Bankrate averaging about 7.45%. Two stable weeks mean pre-approval numbers stay valid, and buyers keep their leverage.

Data sources: Figures are drawn from reported public market data for the most recent period available as of October 19, 2026: the Las Vegas REALTORS (LVR) September 2026 monthly report (released October 6, 2026; valley median $470,000, flat YoY, -1.1% MoM, $20,000 below the May-June record; 2,169 total closed sales; about five months of supply; 7,995 SF and 2,796 condo/townhome listings without an offer, total on-market above 10,000), Nevada Real Estate Group's mid-October 2026 analysis of LVR MLS data for Rhodes Ranch and the 89148/89113 corridor (~304 active listings in the ZIP area, ~70-97 referencing Rhodes Ranch, median list $514,950, ~30 days on market, ~$495,000 median sold past 100 days, ~173 closings trailing 12 months, ~$250-259 per square foot in 89148 and ~$274 in 89113), Redfin (Rhodes Ranch neighborhood housing market: 3-month median sold ~$485,000, -3.0% YoY, ~$255/sq ft, ~68 homes sold in the past month, ~54 days on market), RealtyTrac via Nevada Real Estate Group (ZIP 89148 September median sold $501,600, -2.5% YoY, ZIP supply +77% YoY), FRED/realtor.com (median days on market 58 days, Las Vegas-Henderson-Paradise CBSA, September 2026), Freddie Mac PMMS (30-yr fixed 7.40% for the week of October 15, 2026, unchanged for a second straight week), and the October 19, 2026 daily rate trackers from Bankrate, Zillow, NerdWallet, and Mortgage News Daily. What the Numbers Show This Week

The headline this week is a pause, not a jump: the 30-year fixed mortgage held at 7.40% for a second straight week, and the community underneath it keeps showing real selection, honest pricing, and patient buyers. Here is the breakdown, with each figure labeled by source and period:

  • Rates paused at 7.40%: Freddie Mac's October 15 survey held the 30-year fixed at 7.40% for a second straight week, the first pause after climbing from 7.03% on September 24 to 7.28% on October 1. Daily trackers on October 19 ranged from about 7.14% (Yahoo Finance) to 7.49% (Zillow), with Bankrate averaging about 7.45%. Source: Freddie Mac PMMS, October 15, 2026; daily trackers, October 19, 2026.
  • Rhodes Ranch inventory: Nevada Real Estate Group's mid-October read counts about 304 active listings across the 89148/89113 corridor, roughly 70 to 97 of them referencing Rhodes Ranch itself, at a median list near $514,950 with about 30 days on market. That is the broadest, most transparent selection this corridor has seen in years.
  • Median sold: about $495,000 over the past 100 days (NREG, October 2026), with RealtyTrac's September read for ZIP 89148 at $501,600, down 2.5% year over year, and Redfin's nearby three-month neighborhood measurement near $485,000 (-3.0% YoY).
  • Sales pace: about 173 closings in the trailing twelve months per NREG, and about 68 homes sold in the past month per Redfin. Inventory is growing about 77% year over year across the ZIP, so buyers genuinely have time to compare.
  • Days on market: about 30 days for the 89148/89113 corridor per NREG's mid-October analysis, about 54 for the neighborhood per Redfin, while the metro-wide median sits at 58 days per FRED/realtor.com data for September.
  • Price per square foot: median sold at about $250 to $259 per square foot in ZIP 89148 per NREG, about $255 per Redfin, and about $274 in ZIP 89113. Condition, lot position, and golf-course or mountain placement swing that number more than anything else.
  • Valley context: LVR's September median came in at $470,000, flat year over year, down 1.1% from August and about $20,000 below the May-June record, with 2,169 total closed sales and about five months of supply. Condo and townhome median: $290,000, down 1.4% year over year.
  • Supply keeps building: LVR counts 7,995 single-family and 2,796 condo and townhome listings on the market without an offer, pushing total inventory above 10,000 homes for the first time in more than a decade. Roughly 43% of listings have carried a price cut at some point this fall, and builders are still leaning on rate buydowns and closing-cost help: Home Builders Research's latest published month, August, showed 502 net new-home sales (-31% YoY) at a record $552,990 median.

The pattern has been consistent all fall and this week adds a little relief. Two straight weeks at the same rate mean pre-approval numbers stay valid, and the buyers who are out there are qualified, rate-aware, and rewarded for honest pricing. That is the market I am telling sellers about every day this week, and it is also the market where Rhodes Ranch's value proposition shines brightest.

The Value Stack: Why Rhodes Ranch Holds

Prices are softer year over year, but value is exactly what holds in a 7%+ market. Rhodes Ranch delivers a 24/7 guard-gated, golf-course community with resort amenities at a price point that typically undercuts comparable guard-gated product elsewhere in the valley. The community spans roughly 1,330 acres built around an 18-hole championship course, with about 3,795 of roughly 4,000 planned homes complete, from compact attached and single-level homes to large custom estates. The R Club recreation center, the private Fun Zone Water Park, and the 24/7 security package create a pricing floor that protects values even when the wider market normalizes, and for families, retirees, downsizers, and relocators, that combination is hard to beat.

Why the Southwest Corridor Is Booming: This Week's Update

Every week there is another reason the Southwest feels like the most exciting part of Las Vegas right now. New roads, new investment, and a food scene that now genuinely rivals anything in the valley, Summerlin included. Let me walk you through what is happening outside the gates, because it directly affects the value of what is inside them.

Durango Casino and Resort: Ten Months Into an 18-Month Build

Under 10 minutes from the Rhodes Ranch front gate, the Durango keeps raising the ceiling for this corridor. The $385 million North Expansion, which broke ground in January, is now about ten months into a build expected to run about 18 months, with the new amenities slated to open in 2027. The expansion adds roughly 275,000 square feet to the resort's north podium, including about 400 new slot positions, a 36-lane bowling center, luxury movie theaters, new restaurant concepts, and the country-western venue Moonshine Flats, a roughly 29,000-square-foot two-story venue. It follows the earlier expansion unveiled in late 2025. The resort's official page reads "New Amenities Coming in 2027," and all existing amenities stay open during construction. When this lands, the Durango becomes an even bigger draw, and Rhodes Ranch residents get all of it ten minutes from home. Check what is on at the Durango and around the corridor.

The UnCommons: STIX ASIA Nears Its Fall Debut, Vestra Keeps Filling

The UnCommons continues to establish itself as the premier mixed-use campus in the valley, and the news gets bigger every month. STIX ASIA, the approximately 18,000-square-foot, 12-stall Asian food hall from Honolulu with about 400 seats, has been under construction since late April and is targeting a fall opening. Its first concepts, announced October 1, are Ginza Bairin for legendary Tokyo-style pork katsu, Ramen BARIO for rich Hakata tonkotsu ramen, and NANAMUSUBI for handcrafted Japanese rice balls, each a mainland United States debut. For the Thai and Asian community, this is a landmark. The campus keeps compounding: four office buildings are leased to tenants like DraftKings, CBRE, Deloitte, and Newmark, a fifth and final building is underway, full buildout calls for about 500,000 square feet of office and 91,000 square feet of retail, and Life Time fitness is under construction at Durango and Sunset. Full STIX and Vestra update here.

And then there are the Vestra rentals built into the campus, the first residential towers to rise alongside the Durango. Vestra at UnCommons is actively leasing studios to three-bedrooms, roughly 523 to 2,724 square feet, with rents starting around $1,760 a month, and the full plan calls for 830-plus apartments across the campus. Renters get a walkable, amenity-rich, resort-adjacent address minutes from everything. I have a direct relationship with the Vestra leasing team, so I can pass along preferred referral rates that are not on the open market, and for investors, Vestra rentals have become a solid passive-income play in one of the fastest-improving corridors in the valley. Ask me about it.

The Bend: A Plaza That Keeps Filling

About 10 minutes from Rhodes Ranch at Sunset and Durango, The Bend keeps refining its mix, now roughly 158,000 to 170,000 square feet and open with about 17 tenants. Butcher & Thief, the neighborhood steakhouse, is already one of the best happy hour spots in the Southwest, with daily deals that draw the whole neighborhood, and Evolve Brewing pours across the street. Metro Pizza, Marufuku Ramen, Lotus of Siam, Mothership Coffee, Aces & Ales, Union Biscuit, Freed's Dessert Shop, The Great Greek, Saint Felix, and Dinette keep the energy going, with a Galaxy luxury cinema planned as the plaza's signature anchor. The happy hour scene here stays one of the best in the neighborhood. Full guide to The Bend and Durango corridor here.

New Roads, New Connections

Here is the latest on the infrastructure that moves people around the Southwest:

  • CC-215 on-ramps at Sunset and Durango: Clark County is mid-build on the new beltway on-ramps that let drivers heading south on Durango jump straight onto the 215 northbound, with work running through roughly June 2027. The new ramp geometry is already visible from the road.
  • Warm Springs corridor rebuild: Clark County's multi-phase project covering Warm Springs Road from Decatur to Dean Martin, plus Decatur and Valley View segments, runs through March 2027 with new striping, pedestrian and horse-crossing signals, a brand-new traffic signal at Warm Springs and Valley View, and repaving.
  • 215 Beltway widening, I-15 to Jones: the roughly $84.6 million project adding a lane in each direction is largely complete, with the new collector-distributor configuration at Decatur now open.
  • RED LINE bus rapid transit: launched Sunday, August 23, 2026, a 12.5-mile route with 12-minute peak frequency connecting the South Strip Terminal, the airport, UNLV, and downtown, a short drive from our front gate.
  • Fort Apache Road widening: complete between Warm Springs and Huntington Cove Parkway with new vehicle and bike lanes, with a next phase toward Blue Diamond planned.
  • SR-160 Blue Diamond widening: still in planning, with recommendations to widen from Fort Apache toward Decatur and improve the Rainbow intersection.

Add it up and the trend is unmistakable: the Southwest is becoming one of the most connected, most dynamic parts of the valley. The Strip is about 20 to 25 minutes. Harry Reid International is about 20 minutes. Red Rock Canyon National Conservation Area is about 20 minutes the other direction. And now the restaurants, shops, entertainment, transit, and jobs are multiplying right in our neighborhood, not a drive across town.

New Construction: The Final Lots Inside and Around the Gates

Rhodes Ranch is nearing completion at roughly 3,795 of about 4,000 planned homes, so almost everything inside the gates is resale. The freshest new product inside the community is concentrated in The Irons, where new single-story floor plans have been selling with sample listings around $479,000 for a 3-bedroom, 2-bath, 1,467-square-foot plan, while the Estates at Rhodes Ranch, by Century Communities, has worked through most of its new phase and now trades mostly on the resale market. Richmond American also sells nearby new homes in the 89148 corridor, including Lexington Chase, with builder incentives attached. Builders sharpened their pencils through the summer and the fall incentive story continues, from Lennar's rate blitz promotions to closing-cost help across the corridor. Once these final rows close out, that is the end of new construction inside Rhodes Ranch, so if new-inside-the-gates is the goal, this fall is the window. Active builders across the Southwest also include:

  • Mountain's Edge final infill lots: the roughly 3,500-acre master plan is closing out, with the $43.6 million regional park grant locked in, and D.R. Horton's Canyon Trails Phase II selling from about $357,000. When these last lots close, the community flips to resale-only.
  • Lennar at Southern Highlands: Westridge Enclave is taking interest-list signups for an early 2027 opening from around $700,000, with Westridge Square to follow.
  • Nevada Trails: still running active new phases in the 89113 corridor.
  • Taylor Morrison's Esplanade: the 55-plus resort-lifestyle brand debuts in Las Vegas in 2026, a sign that the big national builders see Southwest Las Vegas as a place with staying power.

Life Inside the Gates

Numbers tell part of the story, but the reason people move here and stay here is the lifestyle. Let me give you the insider perspective, the way a resident sees it every day.

Bright morning view over a manicured Rhodes Ranch golf fairway with a reflecting pond, palm trees, and desert mountains in the distance

The Golf Course

The Rhodes Ranch Golf Club is an 18-hole championship course, par 71, stretching about 6,909 yards, designed by Ted Robinson Sr., one of the most respected golf course architects in the American Southwest. Water hazards, rolling fairways, thousands of palm trees, and Spring Mountain views make every round feel like a resort round. It is open to the public with preferred resident rates, no mandatory membership, and the clubhouse dining terrace is one of the best sunset seats in the valley. The annual overseeding closure wrapped at the end of September, the course is back open with fresh fairways, and those are the best conditions of the year. The club sits at 20 Rhodes Ranch Parkway, phone (702) 740-4114, website rhodesranchgolf.com. See the best courses across the Southwest.

The R Club Recreation Center

The 35,000-square-foot R Club at 333 Rhodes Ranch Parkway is the social heart of the community: a full-size indoor basketball court, racquetball courts, weight and cardio rooms, aerobics and group-fitness space, an arts and crafts room, locker rooms with saunas, and community event rooms. Outside, residents get resort-style pools, four lighted tennis courts, pickleball with active leagues, and sand volleyball courts. From spooky-season kids events through the holiday parties, the R Club hosts the community calendar: pancake breakfasts, family movie nights, holiday parties, and the kind of neighborhood energy that is hard to find anywhere else in the valley. All of it is included with your HOA, with no separate fitness membership required. It is the kind of amenity package that makes you feel like you live at a country club, because in many ways you do.

The Fun Zone Water Park

This is the amenity that sets Rhodes Ranch apart from every other community in Southern Nevada: a private residential water park, exclusive to residents and their registered guests. Sixteen water slides, a 13,000-square-foot lagoon pool, a 10,000-square-foot water-park area, a 25-meter lap pool, spas and cabanas, plus outdoor basketball, volleyball, tennis, and a children's playground. Even in mid-October, when the desert still reaches into the 90s at midday, having this minutes from your front door is transformative.

Parks, Trails, and the Outdoors

A scenic two-mile circular walk, jog, and bike path winds around the community duck and goose ponds, with playgrounds, a lighted basketball court, tennis, sand volleyball, and pickleball courts along the way. It is my go-to morning loop. Beyond the gates, Mountain's Edge, minutes away, brings more than 30 parks plus Exploration Peak, where a 360-degree summit view takes in the whole Strip, and Red Rock Canyon National Conservation Area is a 20-minute drive. You get resort-style community living and world-class outdoor access in one address. Full parks and trails guide here.

HOA: What You Get

Monthly HOA dues run about $155 to $225 depending on your section of the community, commonly quoted around $180, covering 24/7 guard-gated security with community patrol (managed by Terra West Management Services), common-area landscaping and maintenance, the water park, the R Club, community events, and golf-community upkeep. Some sub-associations charge a little extra on top. The security package is a big part of why the community carries an "A" safety rating, safer than roughly 81% of U.S. neighborhoods. For a guarded, resort-amenity address, that remains one of the better HOA values in the valley, and comparable packages elsewhere often cost meaningfully more. As with any HOA, I always advise reading the current CC&Rs, budget, and any pending assessments before you commit, and I am happy to walk you through them.

Schools Serving Rhodes Ranch

Rhodes Ranch sits in the Clark County School District, and the commonly cited zoning path for the community's core runs Sandra L. Thompson Elementary to Lawrence & Heidi Canarelli Middle to Sierra Vista High School, a feeder pattern confirmed by CCSD's attendance boundaries and transportation records, which list Rhodes Ranch in Sierra Vista's zone. Zones can vary by section, for example Rhodes Ranch South is sometimes referenced with Elbert Edwards Elementary, and boundaries do change over time.

Charter and private options nearby include Doral Academy, Somerset Academy, Challenger School, Bishop Gorman, and Merryhill. Because attendance zones are address-specific, I always recommend verifying an exact address through the CCSD zoning search before making an offer, and I am happy to walk you through what I know about each campus. My Take: What I Am Telling Clients Right Now

Every week I sit down to write this report, and this week the story is a pause worth using. No spin, just what I know from living here and tracking this market daily.

For Buyers

Start with the math, and this week the math finally stopped moving. Freddie Mac's October 15 survey held the 30-year fixed at 7.40% for a second straight week, the first pause after climbing from 7.03% in late September, and daily trackers on October 19 ranged from about 7.14% to 7.49%. Your pre-approval numbers stay valid this week. Reported figures for Rhodes Ranch put the median sold near $495,000 over the past 100 days (NREG) with RealtyTrac's September read for 89148 at $501,600, active inventory gives you real selection, about 304 homes listed across the corridor with roughly 70 to 97 referencing Rhodes Ranch itself, and total valley inventory sits above 10,000 homes for the first time in more than a decade. For a 24/7 guard-gated, golf-course community with a private water park, that is a genuine value in today's Las Vegas. My honest advice: if the monthly payment works at today's rate, buy now and plan to refinance when rates ease, because every half-point of future cuts frees up meaningful dollars on a typical mortgage. Tour widely, compare floor plans and lot positions, do your due diligence on HOA docs and school zones, and write offers backed by recent comparables and condition-based pricing.

For Sellers

At 7%+, buyers are pickier, and inventory is competing for attention. Roughly 43% of valley listings have carried a price cut at some point this fall, and ZIP-level supply in our corner of the valley is up about 77% year over year. Fresh, honest pricing matters more than ever. What I know from tracking this community weekly: homes that sell show realistic pricing from day one, staged and decluttered interiors, professional photography, and honest condition disclosures. Price against actual closed comparables for your exact floor plan and lot position, not against what you paid or what your neighbor hopes to get. I will pull three to six months of closed sales on your specific model and show you exactly where the market sits, no pressure, just the facts.

For Relocators and International Buyers

This is where I bring the most value. I speak Thai and German in addition to English, and I have helped buyers from across the country and around the world navigate the Las Vegas market remotely, from video walkthroughs to virtual closings. For out-of-state and international buyers, Rhodes Ranch is often the community that seals the deal: guard-gated security, resort amenities, newer housing stock around the golf course, no state income tax, a food scene that now spans authentic Thai, ramen, sushi, and world-class katsu minutes from the gate (STIX ASIA is a landmark for the Thai and Asian community, and Kinzuu Izakaya, the Weera Thai family's sixth restaurant, just added Thai-Japanese charcoal grilling on Rainbow), and prices that make buyers from higher-cost states do a double take. And because I live here, I show the community the way a resident would, from inside the gates, not from a listing sheet.

The Bottom Line

The week's read: 30-year rates paused at 7.40% for a second straight week after climbing from 7.03% in late September, and the official LVR September report holds the valley median at $470,000, flat year over year and about $20,000 below the record. Rhodes Ranch continues to defend its value on the strength of the amenity package and the corridor's momentum: the median sold runs near $495,000 over the past 100 days (with RealtyTrac's September ZIP 89148 read at $501,600), about 304 homes are listed across the corridor at a median list near $514,950 with roughly 70 to 97 referencing Rhodes Ranch itself, days on market runs about 30, per-square-foot holds around $250 to $259 in 89148, and valley supply sits near 5 months with total inventory above 10,000 homes for the first time in more than a decade. Outside our gates, the compounding continues: the Durango North Expansion is about ten months into its 18-month build toward 2027 openings, STIX ASIA targets its fall debut at The UnCommons with Vestra's rentals filling next to the resort, and The Bend keeps adding tenants at roughly 17. The guard-gated, resort-amenity lifestyle inside the gates remains one of the best values in its class, and I would love to show it to you personally.

I chose this community over every other option in Southwest Las Vegas. I live here, I work here, and I track this market every week. Whether you are buying, selling, or just curious, reach out and let us talk, with real data, honest advice, and the perspective of someone who calls this place home.
