What This Means
Henderson is the strongest seller's market of the three areas I cover. With just 4.34 months of inventory, it is squarely in seller's territory — well below the 5-month mark that signals a balanced market. When months of supply sits under 4.5, sellers have the clear advantage, and Henderson is right in that zone.
The absorption rate is the fastest of any submarket I track. Homes sell in just 28 days on average. For context, that is more than a week faster than Rhodes Ranch (37 days) and nearly two weeks faster than Summerlin West (40 days). Henderson buyers are making decisions quickly, and well-priced homes are getting snatched up before they even see a full month on market.
Homes are selling at 98.2% of list price. That is very close to asking — there is very little negotiating room for buyers. If you see a home you like in Henderson and try to come in 5% below asking, you will almost certainly lose it to someone who comes in closer to full price. This is a signal of strong demand and realistic pricing from sellers.
Price appreciation is real. The median sold price jumped 4.5% month over month to $525,000. That is not a seasonal blip — it is genuine upward pressure from demand outstripping supply. At this pace, Henderson could push toward $530K-$540K by the end of summer if the trend continues.
With 1,791 active listings, Henderson is a massive market. This is not a small niche community — it is one of the largest housing markets in Nevada. Buyers have enormous selection across every price point, floor plan, and neighborhood type. Whether you want a starter home in the $300s, a family home in the $400s-$500s, or a luxury estate over $1 million, Henderson has it. The challenge is not finding a home — it is moving fast enough to secure one at a fair price.
Henderson competes directly with Southwest Las Vegas for buyers, and in many ways it offers the better value play with even more established neighborhoods, mature landscaping, and decades of infrastructure investment. If you are debating between Southwest Las Vegas and Henderson, the numbers tell a clear story: both are strong, but Henderson offers slightly more inventory and slightly lower competition relative to its size.
Bottom line: This is a seller's market with momentum. Sellers can price confidently and expect quick offers. Buyers need to be prepared, pre-approved, and ready to move — because the best homes in Henderson are selling in under a month at close to full asking price. If you are considering Henderson, now is the time to act.
