Why Work With Martin on New Construction?
Buying a new-construction home isn't like buying a resale. Every builder has their own pricing structure, contract terms, design center upsells, and incentive programs. The list of active communities keeps growing, and 2026 has been one of the busiest years for model openings I have seen.
This Year's Model Openings
- KB Home grand-opened Tobiano on July 10 (from the mid $400s).
- Richmond American opened Addison Place in May (recently reduced to around $504K) and Lexington Chase outside the Rhodes Ranch gates in January (from around $547K), and its newest luxury entries are Silver Bow near Rhodes Ranch Country Club (from about $941K) and Eldorado Valley at Valley View (from about $1.1M).

Lennar's Westridge at Southern Highlands comes Early 2027 from the $700Ks, Decano keeps selling from $837,990, and Skye Summit near Centennial Hills broke ground this spring with KB Home, Century Communities, and D.R. Horton closed on builder tracts and the first models targeting early 2027. I visit every model home, track every community opening, and know which builders are offering the best deals right now.
With more than 65% of builders running rate buydowns, design-center credits, paid HOA terms, and combined packages worth $30,000 or more, the savings are substantial if you know where to look. Whether you're a first-time buyer, relocating from out of state, or investing in the Southwest's growth, I will make sure you do not leave money on the table.
I See It Every Day
The Boom Around You
I live in this corridor, and the construction cranes are part of the skyline now. The investment story behind all these new homes is real and it is measurable, from the casino expansion to the widening beltway. Here is what is moving in the Southwest right now:
Durango Casino & Resort
The $385 million North Expansion began construction in January 2026 and hit its halfway mark in September, when crews set the roughly 180,000-pound steel truss. The 275,000 sq ft build adds about 400 slot machines, a 36-lane bowling alley, luxury movie theaters, new dining, and a two-story Moonshine Flats country-western venue, with completion expected mid-to-late 2027. Phase II wrapped in December 2025.
The Bend
Dapper Companies' mixed-use destination at Sunset and Durango now runs 17 tenants across five buildings, with Glass Box Sushi among the latest openings. Phase 2 is anchored by Electric Pickle's pickleball venue, the Galaxy Theatre and Electric Pickle itself are still to come, and Life Time fitness arrives at Sunset and Durango in December 2026. The whole property was listed for sale at $40.6 million in 2026, a sign of how confident investors are in the rooftops around it.
The UnCommons
The $850 million, 40-acre campus at Durango and the 215 is in its final chapter: developers unveiled plans in May 2026 for the fifth and final building, a roughly 69,000 sq ft office-and-retail structure on the west side, and the project refinanced with a $310 million loan in March. The Vestra at UnCommons rental residences (8475 Michael Cherry Avenue) are actively leasing studios to three-bedrooms from about $1,710 to $1,760 a month, with STIX ASIA and its Ginza Bairin, Ramen Bario, and Nanamusubi concepts opening this winter. It is the live-work-play anchor of the corridor.
The Roads Are Catching Up
Clark County finished the $84.6 million widening of the CC-215 between I-15 and Jones Boulevard, adding a lane in each direction so that stretch now runs five lanes each way, bridge work and a new off-ramp included. Next up is the 215 widening between Charleston and Far Hills with a braided ramp, and the Warm Springs rebuild runs through March 2027, while projects on Decatur and Valley View keep upgrading roads and signals.
Skye Summit's Land Rush
The 505-acre Skye Summit master plan broke ground this spring, and roughly $115 million in builder land deals have closed: KB Home paid $46.4 million for its 38.6-acre Vertice tract (299 homesites), Century Communities closed on 17.6 acres for $22.9 million, and D.R. Horton holds proposed tracts too. Community announcements are slated for this fall, with the first sales expected early 2027.
New Rooftops Everywhere
Beyond the master plans, the NRP Group is building a $133 million, 390-unit luxury apartment complex just south of the 215 between Durango and Cimarron, and builders keep adding fresh single-family inventory in tight pockets: Cordora, Paldona, Granite Point, and Galway Grove all opened for sale this year. The Southwest is where the valley's growth is landing.
Save Thousands
Builder Incentives Available Right Now
Builders across Las Vegas are offering some of the most aggressive incentives we have seen in years, the most since the 2018-19 cycle. With builders signing 502 net new-home sales valley-wide in August, down 31% from a year earlier (Home Builders Research), more than 65% of Las Vegas builders are running active incentive programs.
- 2/1 and 3-2-1 temporary rate buydowns, with permanent buydowns into the high 4s
- Closing-cost credits typically running $10,000 to $30,000, with packages up to $40,000
- Design-center credits toward upgraded finishes and appliances
- Prepaid HOA dues
Most of these packages tie to the builder's preferred lender, so I help buyers compare that path against their own lender. With the 30-year fixed rate averaging 7.40% in the first week of October per Freddie Mac's Primary Mortgage Market Survey, a buydown can be the difference between waiting and buying now.
And fall is prime, as builders push to close out their fiscal year and standing inventory and spec homes carry the steepest discounts. These deals change fast, and knowing what is available right now is the key to getting the best price.
Closing Cost Assistance
Many builders are offering to cover some or all of your closing costs, and right now those credits typically run $10,000 to $30,000, with packages up to $40,000. This is one of the most common incentives in the market and can dramatically reduce your out-of-pocket expenses at closing.
Interest Rate Buydowns
Builders frequently partner with preferred lenders to offer temporary 2/1 buydowns (some also run 3-2-1 structures) or permanent buydowns into the high 4s. A 2/1 buydown keeps your monthly payment lower in year one and year two, and the credits behind it can be worth real money. I will show you the real dollar savings for your exact price point.
Free Upgrades
Builders often offer "design center credits" — money toward upgraded countertops, flooring, cabinets, appliances, or smart-home packages. These upgrades would otherwise cost $10K–$30K+ out of pocket, and builders roll them in to close deals.
Quick-Move-In Deals
Spec homes and completed inventory homes often come with the steepest discounts — builders want to move them fast. These homes may have reduced pricing plus all of the above incentives stacked on top.
Preferred Lender Perks
When you use a builder's in-house or preferred lender, they often sweeten the deal with additional incentives — from waived appraisal fees to reduced origination charges. I'll help you compare builder financing vs. your own lender to see which actually saves more.
Timing Is Everything
Incentives change monthly — sometimes weekly. A builder offering a 2-1 buydown in January might switch to $15K in closing costs by March. I track every builder's promotions so you know exactly when to strike for the best deal.
Incentives vary by community, floor plan, and time of year. Martin tracks every builder's current offers so you always know what's available.
What Builders Are Offering Right Now
2/1 Rate Buydowns MOST COMMON
The headline 2026 incentive is the temporary 2/1 buydown through the builder's preferred lender, with permanent buydowns also widely available, and most packages are tied to builder-affiliated lenders, so we compare both paths.
Closing-Cost Credits
Combined incentive packages worth $30,000 or more are common right now, mixing rate buydowns, closing-cost credits, and paid HOA terms depending on the community and lot. This is money straight off your out-of-pocket costs at closing.
Design-Center Allowances
Upgrade allowances toward countertops, flooring, cabinetry, and appliances are a common part of today's packages, letting you personalize your new build for far less out of pocket.
Lennar's October Rate Play OCTOBER 2026
Lennar's current headliner through Lennar Mortgage is a 3.75% 30-year FHA rate for buyers who close by October 23, 2026, the tail end of a fall series that has paired temporary buydowns with closing-cost help across its Las Vegas communities, including Southwest picks like Triad Springs and Hinson Hills. Lennar rotates these offers every few weeks, so I verify what is live before you sign anything.
D.R. Horton & Lennar's Named Rates
D.R. Horton has been advertising a 3.99% 30-year fixed through its preferred lending arm with $10,000-plus in flex credits, and Lennar's FHA program runs 2.75% in year one before stepping to 4.625%, with $6,000 to $9,000 in closing-cost credits. The Las Vegas Review-Journal also reports nearly 67% of all Las Vegas home sales, resales included, come with seller concessions toward closing costs or rate buydowns. The Southwest is squarely in the middle of that deal-making.
Why So Generous Right Now?
In August 2026 builders signed 502 net new-home sales valley-wide, down 31% from a year earlier, closed 672 sales (down 22%), and pulled 448 permits (down 31%), even as the median new-home price hit a record $552,990, up 3.1% year over year (Home Builders Research, reported by the Review-Journal). New product kept its value while demand pulled back, so builders responded with the deepest incentive packages since the 2018-2019 cycle. More than 65% of builders are running deals, and fall is a push season as they wind down their fiscal year.
These offers change frequently and vary by builder, community, and lender. I track every builder's current promotions so you always know what's available when you're ready to buy.
Important
The Builder Has an Agent. Shouldn't You?
Here's something most buyers don't realize: when you walk into a builder's model home without your own agent, the sales rep working there represents the builder's interests, not yours. They're trained to maximize the builder's profit, not to negotiate on your behalf. That is why you should never go to the sales office alone.
When I'm your buyer's agent, I go with you and I advocate for you. Having me along costs you nothing on new construction, builders typically pay the agent's commission, and it gives you a professional advocate in your corner from the first tour through final walkthrough. I represent you. The on-site sales agent at the construction site represents the builder.
Contract Review
Builder contracts are long, one-sided documents. I review every clause — escalation provisions, completion timelines, warranty terms, and change-order policies — so you know exactly what you're signing.
Incentive Negotiation
Builders won't always volunteer their best offers. I know which communities have inventory to move, which are hitting sales targets, and how to negotiate upgrades, rate buydowns, and closing cost credits on top of what's advertised.
Quality Oversight
I help coordinate independent inspections at critical stages — foundation, pre-drywall, and final — to catch issues before they become expensive problems. Builders appreciate (and expect) a buyer who brings professional representation.
Community Comparison
With 10+ active builders across the Southwest and Summerlin West, the options can be overwhelming. I help you compare floor plans, lot premiums, HOA fees, school zones, and long-term value — so you choose the right community, not just the prettiest model home.
It Costs You Nothing Extra
On new construction, the builder pays the buyer's agent commission. Bringing me along doesn't increase your purchase price — it just levels the playing field. You get expert representation, incentive negotiation, and contract protection at no additional cost.

New Homes Across the Southwest
From Mountain's Edge to Summerlin West and the new Skye Summit master plan, new communities are breaking ground and selling fast across the Southwest corridor. Here are the top areas where builders are active right now.
Mountain's Edge
NEARLY BUILT OUTNevada's largest master-planned community, with 12,000+ homes, is in its final closing phase: roughly 60 to 90 active new lots remain across the infill builders, priced from about $525,000 to $895,000, before the market goes fully resale. The count is drawing down fast, with D.R. Horton, KB Home, Pulte, and Richmond American among the builders working the remaining lots.
Richmond American's Archer Park (ranch-style with UltraGarage options, from $870,950 per the builder) still has inventory here, alongside final infill releases depending on village and view.
Century Communities' Vista Pines is largely built out, and the master plan's last pockets of new inventory are concentrated in a handful of villages. If you want brand new at Mountain's Edge, the window is now.
Rhodes Ranch
BUILT OUTRhodes Ranch has essentially built out, so new construction inside the gates has sold through and the community is resale-plus-infill territory. Sanctuary at Rhodes Ranch and The Estates at Rhodes Ranch (Century Communities' final phases) are both marked sold out, and Lennar's Madori Vistas, the gated 55+ townhome community near The Bend, has sold out too. What remains is a strong premium resale market around a championship golf course, a 35,000 sq ft recreation center, and a private water park, with 24/7 gated entry.
For brand-new product minutes from the gates, Beazer's Majestic Point South townhomes at Durango and Russell start from $399,990 (the original Majestic Point has sold out), Richmond American's Lexington Chase sits just outside in the 89148 ZIP, and Richmond American's new Galway Grove at Tenaya and Ford is the luxury option with quick move-ins from about $1.55M.

Buyer Guide
Top Questions From New-Construction Buyers
Buying new construction is not the same as buying a resale, and I hear the same smart questions from buyers every week. I have personally sold new homes in Las Vegas, including homes over $1 million, so here are the answers I give my own clients, straight and without the sales pitch.
How do I buy a new builder home?
It is simpler than most buyers expect, but it has a rhythm. Research the communities you like, get pre-approved so you know your real budget, choose your lot and floor plan, negotiate, review the contract carefully, get your inspections, and close. I walk my clients through every step, and I wrote the full process out in my guide: How to Buy a New Builder Home in Las Vegas.
Do I need my own agent when buying new construction?
Yes, and it costs you nothing. The builder's sales rep at the construction site works for the builder, not for you. I represent you. My tip: register me as your agent on your first visit to the model home, before you sign anything. That way you get representation from day one and still keep every builder incentive.
What should I ask the builder?
Start with the checklist below. Every question on it protects your money, your timeline, or your resale value. I also expanded each one with what to listen for in my guide: Questions to Ask Your Home Builder Before You Sign.
Are builder incentives worth it?
Usually, yes, if you read the fine print. Rate buydowns, closing-cost credits, and free upgrades can be worth real money, but builders often tie them to using their preferred lender. Know what is tied to what before you fall in love with a number.
Should I use the builder's preferred lender?
The best incentives usually require it, so it is often the right call on that basis alone. But always compare the rate, fees, and terms against your own lender before you commit. Sometimes the builder's package wins, and sometimes your own lender does.
Can I negotiate on new construction?
Yes. Builders negotiate on upgrades, closing costs, and sometimes the price itself, especially in slower markets or on standing inventory. I have personally negotiated on new homes over $1 million, and the same playbook works at any price point.
What's included in the price?
The base price is the house and the lot premium, and that is it. Upgrades, landscaping, appliances, and blinds are usually on top. Get a full list in writing of what is included, what is an upgrade, and what each upgrade costs before you sign.
Should I get my own inspections?
Yes, every time. Even on a brand-new build, book a pre-drywall inspection and a final inspection with an inspector you choose, not the builder's. It is the cheapest insurance you will ever buy on a house.
What does the warranty cover?
Most builder warranties cover structural, systems, and workmanship on different timelines. Ask exactly what is covered, for how long, and who to call after closing, and get the warranty terms in writing.
How long does the build take?
It varies by builder and community, so ask for the timeline in writing and read the delay clauses. Know the milestones, what happens if construction slips, and who absorbs added costs if the close date moves.
