Southwest Las Vegas Neighborhood Guide: What's New in Every Community (September 2026)
I live in Rhodes Ranch, show homes in every Southwest master-planned community each week, and fall is the season I get asked the most: "With all the building and the roads going in, which neighborhood should we choose?" This is my honest September neighborhood guide, from a resident who walks these parks and drives these new roads every day. Here is what is new in each community, what makes each one unique, and who it is actually right for.

The biggest misconception about the Southwest is that all five communities are the same. They are not. One community is mid-build-out with brand new roads; another is fully mature with golf-front security; one is a quiet, walkable enclave you can buy into without a resort premium. If you are comparing areas today, here is the September 2026 state of play for Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails, plus the new community infrastructure landing across the corridor.
Mountain's Edge: The Park Expansion Is Confirmed
What's new: The roughly $43 million Mountain's Edge Regional Park expansion is moving forward, funded through the Southern Nevada Public Land Management Act. The project adds about 55 acres with a pickleball complex, soccer fields, and a botanical garden. For families, that is a game changer, it turns an already park-rich community into arguably the best-funded public outdoor amenity in the corridor.
Walkability & parks: Mountain's Edge is built parks-first. Exploration Peak Park, with its hike-to-summit trail and Old West-themed village, sits alongside the larger regional park, and a paseo and trail network connects every village. No other Southwest community stacks up for outdoor amenity per resident.
Schools: Assignments vary by exact address, so I always tell buyers to run their street through the CCSD School Finder. Community sources report Reedom Elementary and Canarelli Middle School serving much of the area, with third-party ratings cited on the Southwest schools guide.
Why people move here: Value and outdoor life. Mountain's Edge is at the closeout stage of its build, with only the final handful of new lots left before it becomes a fully resale community, which lifts resale strength and makes today's buyers the last to get in at new pricing.
A New Community Center Is Coming to the Central Southwest
What's new: Clark County has approved a roughly $40 million, 58,000-square-foot community center at Echo Trails Park, near the Buffalo and Russell area in the central Southwest. Plans include a gym and an indoor track, and it is expected to open in 2028. This is exactly the kind of public investment that tells buyers the county is planning around Southwest growth for the long term.
Why it matters: Communities in the master-planned core already have their own private recreation centers (think Rhodes Ranch's R Club and Southern Highlands' 7-park network). A large public recreation center adds indoor sports and fitness options for everyone in the broader corridor. It is a real amenity, not a rumor.
Southern Highlands: New Builds Along the Rim
What's new: Southern Highlands remains the busiest of the five for fresh construction in 2026. Lennar's Westridge at Southern Highlands is under way along the valley's southwest rim, and luxury builders including Growth Luxury Homes, Olympia Ridge Estates, and Blue Heron keep bringing custom and semi-custom product to the market. If you want brand-new construction with guard-gated living, this is where I send buyers first this month.
Walkability & parks: The community pairs a connected 7-park network (including Olympia Sports Park) with a paseo trail system, giving it one of the strongest internal park systems in the valley. Within each gated enclave it is walkable; for shopping and dining you drive, and the 215 gets you to the Strip or airport fast.
Schools: There is a dedicated private preparatory school on site, and public assignments vary by address within the community, so confirm any home at the CCSD School Finder.
Why people move here: Prestige, security, and the newest housing stock in the corridor, at meaningfully less than comparable Summerlin product.
Rhodes Ranch: The Community I Call Home
What's new: Rhodes Ranch is at the mature, resale stage of its life, and that is exactly why demand has stayed so strong. The final new-construction phases have wrapped up, so the ~1,451-acre master plan is now a settled, guard-gated golf community with established landscaping and a real neighborhood feel.
Why it stands out: The two-mile circular path around ponds, wildlife, and the championship course is where I walk my dog every evening. The R Club recreation center, resort pools, and security draw families who want golf living without the Southern Highlands premium.
Walkability: Within the gates it is the most walkable of the five; outside them you need a car. The UnCommons and Durango Casino are just down the road, so great food and nightlife are minutes away.
Spanish Trail: The Original Luxury Address
What's new: Spanish Trail is fully built out, so activity here in 2026 is resale, teardown-rebuilds, and custom builds on remaining lots. The 27-hole Robert Trent Jones Sr. course and decades-old, mature trees keep it the Southwest's original guard-gated luxury community.
Why people move here: Buyers come for the large lots, the quiet prestige, and a proven value that has held through multiple market cycles. This is not a first-time-buyer community; it is for people who know exactly what they want.
Walkability: This is golf-cart living. Residents ride to the clubhouse, pool, and tennis courts, and the quiet internal roads are pedestrian-friendly.
Nevada Trails: The Quiet Walkable Gem
What's new: Nevada Trails stays the quieter, more intimate option, and that is the point. With roughly 1,400 homes across four neighborhoods and 23 acres of interconnected parks, it delivers the best internal walkability of the five communities, with its neighborhood parks all reachable on foot.
Why people move here: Families love the walkable park access, the walk to nearby schools, and a lower price point than the gated competitors for the same Southwest address and 215 access. Pardee's energy-efficient builds keep utility costs down too.
New Roads Are Linking the Communities
One of the best signs of a maturing area is roads getting built, and the Southwest has real projects underway. The Jones Boulevard connection south of Blue Diamond Road was completed in spring 2025, finally linking Mountain's Edge and the newer Southern Highlands areas. Right now a Clark County public works project is upgrading roads and signals on Warm Springs Road (Decatur to Dean Martin), Decatur Boulevard (Maulding to Warm Springs), and Valley View Boulevard through early 2027. Expect smoother connections and construction closures in phases, which I flag for my buyers every week.
Which Community Is Right for You?
- Walkability and parks first: Mountain's Edge or Nevada Trails.
- Guard-gated new construction: Southern Highlands.
- Golf-front security and a neighborhood feel: Rhodes Ranch.
- Mature luxury and large lots on a budget-relative basis: Spanish Trail.
Let Me Match You to the Right Community
The right answer depends on your budget, your kids' schools, whether you want golf or a gated community or a walkable park, and the intangible feel of each place. I know all five because I live in one and show homes in every one of them each week. Tell me what matters most and I will point you at the neighborhood that fits.
