New Construction Update: The Southern Highlands Build-Out & the Southwest's Final Lots
This week's new construction update is really one story told from three angles: Lennar, the valley's No. 1 builder by Q1 sales, is officially selling its first big Southern Highlands community for an Early 2027 opening; Mountain's Edge keeps closing out its final infill lots; and the money keeps flowing into the Durango, The Bend, and UnCommons corridor right next to the rooftops. I live in Rhodes Ranch, I drive this ridge and these corridors daily, and here is exactly what I am telling buyers this week.

Where the New-Home Market Sits This Week
Let me set the table before the good stuff. Home Builders Research's September new-home report was still pending as of this writing, so August remains the newest published month across Southern Nevada: 502 net new-home sales, down 31% from a year earlier, at a record median new-build price of $552,990, up 3.1% year over year. Builders are still responding with the sharpest incentives of the cycle, rate buydowns and closing-cost help, because the lots they opened in the spring still need to move before winter.
One deadline to flag: Lennar's fall promotion, a 3.75% 30-year FHA rate through Lennar Mortgage, runs for buyers who close by October 23, so this is literally its last week. The resale side, inventory above 10,000 homes and the valley median holding near $470,000, I cover in last week's market update. Today stays on the construction side, where the real shift is happening in Southern Highlands.
Two Scoreboards, One Story: Who Is Building This Valley
There are two ways to rank the valley's builders right now, and both are worth knowing. Home Builders Research's Q1 net-sales scoreboard, which I have walked through before, puts Lennar first at 447 sales, D.R. Horton second, Pulte third at 311, and KB Home fourth at 274. The Review-Journal's 2026 Largest Builders ranking, released in June, instead ranks by permits pulled over the prior twelve months: D.R. Horton first at 1,337 permits and 1,550 sales, Pulte second at 1,224 permits and 1,100 sales, Lennar third at 1,175 permits and 1,504 sales, KB Home fourth at 883, and Sekisui House, the parent of Richmond American and Woodside, fifth at 721, with Toll Brothers seventh at 339, Tri Pointe eighth at 265, Beazer ninth at 223, and Taylor Morrison tenth at 194.
Sales says Lennar, permits says D.R. Horton, and the honest reading is that the biggest names in the market are all still spending heavily in this corridor. That is the point I keep making to buyers: when the volume players concentrate on one part of the valley, that is where the demand settled, and the Southwest is where nearly every major builder now has active product. I keep the whole line-up, community by community, on my new construction page.
Southern Highlands: The Build-Out Is Underway
The biggest new-construction news in the Southwest right now is on the Southern Highlands ridge. Lennar's Westridge is a 190-lot, 54-acre development carved into the western edge of the community, with the Westridge Enclave and Westridge Square collections: single- and two-story homes from 2,126 to 3,438 square feet with three to five bedrooms, several with the Next Gen multi-generational suite, from the $700Ks. Sales have opened ahead of the Early 2027 ribbon-cutting, and construction is visibly underway on the ridge. For buyers who want new construction with a Southern Highlands address, this is the place to register early.
Pulte is not far behind. Delamar, its Southern Highlands community in 89141, lists from $642,990 across four floor plans, the Calico, Egan, Delano, and White Pine, running 2,990 to 4,220 square feet with two- and three-story designs and rooftop deck options, while the gated Hayford Collection, same neighborhood, starts around $796K with park access. On the east side, Beazer's Granite Point townhomes, which grand-opened in August from $410,990, give an entry into the community below the half-million mark, and Blue Heron's gated Stonewater runs about $1.31M with the custom Olympia Ridge Estates lots above that. The school picture for the newer sections is all on my schools page, and the full community breakdown lives in the Southern Highlands spotlight.
Mountain's Edge: The Last Sixty to Ninety Lots
Mountain's Edge, the roughly 3,500-acre master plan that defined this corridor, is in its official closing-out chapter. The active inventory sits at roughly 60 to 90 new lots across the remaining infill villages, priced from about $525,000 to $895,000, with Toll Brothers among the builders still delivering larger floor plans. Fresh phase names in the tracker include Mirador Phase 2, with five-bedroom listings near $1.03 million, and Mountain's Edge 60 Phase 1, so the final product runs from family move-up all the way to premium.
For buyers the message has not changed since the summer: a finished master plan with proven schools, parks, and trails plus a closing-out price sheet is exactly where the incentives live. The whole village-by-village picture, including the regional park investment heading to this community, is in my Mountain's Edge spotlight.
Rhodes Ranch: A Built-Out Gem With Building Next Door
I live here, so I can tell you exactly how this plays out: Rhodes Ranch itself is essentially built out, but the ring around the country club has quietly become one of the busiest new-build pockets in the Southwest. Listing trackers currently show about two dozen new homes in the neighborhood, including two-bedroom townhomes in the high $380s to high $390s, a real entry point for buyers who want the golf-course address without the golf-course price. Richmond American's Lexington Chase keeps selling single-family homes in the mid-$400s to high $600s nearby, Beazer's Griffin townhomes at The Irons closed their early phases, and Century Communities' Southwind and Ironwood round out the options from about $500K.
The luxury end of this corridor is Richmond American's Galway Grove at Tenaya Way and Ford Avenue, right beside the Rhodes Ranch country club: quick move-ins near $1,549,950 and buildable plans from about $929,950. That mix means you can buy a resale inside the guard gates, a brand-new townhome minutes from the clubhouse, or a luxury new build at the country club's edge, all within a few minutes of each other. The block-by-block guide is in the Rhodes Ranch deep dive, and my weekly Rhodes Ranch report tracks the 89148 and 89113 numbers.
Spanish Trail & Nevada Trails: Two Kinds of “Done”
The two neighbors show how differently an established community can finish. Spanish Trail, the guard-gated country club with its 27-hole course, has no production builder working inside the gates, so the new-construction route there is the custom teardown-and-rebuild, a long project that suits a particular buyer. If you want the established golf life without the build, Spanish Trail resale is the product, and the Spanish Trail spotlight walks through it.
Nevada Trails is effectively built out too, but it still sees occasional 2026-built deliveries near Kinleigh Poulson Street in 89113, the edge where Richmond American has been active. It is the quiet choice: finished parks and trails, mature trees, and a slower pace than the headline master plans, which is precisely its appeal. The Nevada Trails spotlight has the details.
The Investment Behind the Rooftops: Durango, The Bend & UnCommons
Halfway through October, Durango Casino & Resort's $385 million North Expansion is holding its milestone: the 180,000-pound steel truss is in place, and the roughly 275,000-square-foot addition will bring about 400 slot machines, a 36-lane bowling alley, luxury movie theaters, and Moonshine Flats, the 29,000-square-foot, two-story country music venue, with a late 2027 completion target. Behind the scenes, the reshaping of the Eat Your Heart Out food hall continues, with three tenants, Uncle Paulie's, Yu-Or-Mi Sushi, and the lobby Vesta Coffee Roasters, closed since early October, while the hall's stars, including Villa's Tacos, keep serving.
The Bend keeps filling in: Glass Box Sushi, a San Diego import, opened earlier this month alongside the existing Marufuku Ramen, Mothership Coffee, and Evolve Brewing, with the luxury Galaxy Theatre and Electric Pickle's nine-court pickleball complex still to come, and Life Time confirmed its December arrival at Sunset and Durango as its 200th location. Across the street, UnCommons keeps stacking momentum: STIX ASIA, the 18,000-square-foot Asian food hall from Waikiki, has confirmed Ginza Bairin, Ramen Bario, and Nanamusubi among its winter lineup, the fifth and final campus building is taking shape with ground-floor retail, and the Vestra rentals, 352 units from about $1,760 a month, keep leasing, including for my clients on referral rates. The full corridor story is on The Bend & Durango corridor page.
Roads & the Build-Out: The Beltway Keeps Catching Up
The infrastructure story remains the quiet engine of this boom. The biggest piece affecting Southwest commuters is the widening of the 215 between Charleston Boulevard and Far Hills Avenue, an added lane in each direction plus a new braided ramp from northbound 215 to Charleston, running on roughly an 18-month schedule. It pairs with the finished Sunset and Durango ramp work and the Warm Springs road rebuild, which runs through March 2027, to make the southern half of the valley noticeably easier to drive than it was last year.
For anyone weighing a move here, this is the part that feels personal. The neighborhoods went up fast, and for a long time the roads lagged. Now the widening, the ramps, the retail, and the offices are all arriving at once, and the payback in drive time is real. What the new ramps mean for your commute is broken down on my commuting guide, and every past update lives on the Market Reports hub.
What I Am Telling Clients This Week
For Buyers
If Lennar's 3.75% FHA rate fits your plan, the October 23 close deadline is this week, so move fast or expect the next promotion. Southern Highlands buyers should register at Westridge now, the best lots in a presale go to the first registrations, and Delamar and Granite Point give alternatives that are selling today. Mountain's Edge's last 60 to 90 lots are the move for finished-community buyers, and townhome shoppers should look at the high-$300s product around Rhodes Ranch before the holidays. Whatever you tour, register your agent on your first model-home visit, that single step protects your leverage for the whole negotiation. The full walk-through is in my new-builder buying guide.
Key Signals I Am Watching
Five things on my board: (1) The September new-home report is still pending, so August stands at 502 net sales, down 31% year over year, at a record $552,990 median. (2) The scoreboards: sales says Lennar first at 447 Q1 net sales, permits says D.R. Horton first at 1,337, with Pulte, KB Home, and Sekisui House rounding out the top five both ways. (3) Lennar's Westridge at Southern Highlands is in presale from the $700Ks for Early 2027, with construction underway. (4) Mountain's Edge holds roughly 60 to 90 final lots from about $525K to $895K. (5) Durango's expansion holds its halfway milestone with the steel truss in place, and The Bend plus UnCommons keep adding tenants and office space.
