Southwest Las Vegas Weekly Market Update: October 16, 2026

This is the update that tells you exactly where the Southwest stands as we move through the third week of October. The headline number this week is a pause, not a jump: the 30-year fixed mortgage rate held steady at 7.40% on Freddie Mac's weekly survey for a second straight week, after climbing from 7.03% in late September to 7.28% at the start of October and 7.40% a week later. That first breather matters, because the resale market underneath it has settled into a very clear shape: the valley median single-family price holds near $470,000 for September, total active inventory stays above 10,000 homes for the first time in more than a decade, supply runs near 5 months, and the median days on market is about 58 for the metro. Rates held, inventory grew, and buyers kept their leverage. That is the story of this week in the Southwest.

Data Snapshot

Southwest at a Glance: October 16, 2026

I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official September 2026 LVR report, released October 6, with the freshest published third-week-of-October trackers, with attribution below the tables. One honest note up front: this week's real news is the rate pause, the first since rates began climbing in late September, and it lands on top of a September report that reads as pure balance, prices holding near their highs while inventory grows. The combination is exactly what gives buyers leverage and rewards disciplined sellers.

Southwest Communities: Third Week of October 2026

Mountain's Edge (89178/89141)

~$517K list median

169 actives · ~70 DOM · ~$249/sq ft (Oct 8 tracker)

The value leader of the corridor is in its final build-out phase, so the main path in is resale, and the freshest published stat sheet, dated October 8, shows 169 active listings at a $516,799 median list price with about 70 days on market at roughly $249 per square foot, a slightly softer, more patient read than the summer. The GLVAR 3-month rolling sold median still sits near $455,000 at about 2,068 square feet, with resales spanning roughly $350,000 entry-tier homes to $650,000 premium view lots. KB Home's newer sections, Aspire and the entry-tier Cornerstone in the high-$300Ks to mid-$400Ks, keep the new-construction door open. Note on granularity: LVR does not publish a monthly per-pocket split, so the 89179 pocket, last read up 5.1% year over year in my October 2 report, remains the most recent published reading rather than a fresh figure.

Southern Highlands (89141)

~$825K ZIP median

List softening -1.2% TTM · ~6.9 mo inventory

The guard-gated star of the corridor still carries the strongest premium floor: the freshest published submarket data keeps ZIP 89141 medians near $825,000, and the newest 89141 reads show the median list price softening about 1.2% over the trailing twelve months with roughly 6.9 months of inventory, a slight loosening from the tight 32 to 46 days on market we saw over the summer. That is a patient, well-supplied market with a premium floor, the community where the Durango corridor's new energy meets the valley's most established gates, and where a thoughtful buyer now has meaningful room to negotiate.

Rhodes Ranch (89148/89113)

~$485K sold

Redfin 3-mo -3% YoY · 89148 $501,600 (RealtyTrac)

I live in Rhodes Ranch, so this is the community I reconcile against my own MLS tracking every week. Redfin's 3-month median sold sits near $485,000, down about 3% year over year at roughly $255 per square foot, and RealtyTrac's September ZIP read puts the 89148 median sold at $501,600, down 2.5% year over year, with supply in the ZIP up roughly 77% from a year ago, the sharpest inventory build in the corridor. The listing feeds still show dozens of active homes around the gates, the broadest buyer selection in years. The R Club, the private water park, and 24/7 gates keep a strong floor under value, and the reopened golf course keeps the community special.

Spanish Trail (89113)

~$787K list

2026 closes ~$1.05M · Redfin +19.2% YoY (May)

The 1,500-home guard-gated country club sits inside ZIP 89113, where supply runs near 7.7 months, the most room to negotiate in the corridor. Spanish Trail proper still trades well above the ZIP average, with 2026 community closes around $1.05 million per LVR data, a trailing-twelve-month median of roughly $1.05 million across about 62 closings, and a July list median near $787,000. Redfin's May read put the club's median sale near $950,000, up 19.2% year over year, the strongest gain of the five communities. If you have always wanted gated golf-course living, this is the season to make a thoughtful offer.

Nevada Trails (89147)

~$425K resale

Latest published reading · area list ~$570K-$640K

Nevada Trails reads through ZIP 89147 in Southwest Spring Valley, and I want to be straight with you about granularity: neither LVR nor the main trackers publish a dedicated monthly breakout for the community itself, so I report the ZIP-level figures and flag them as such. The most recent published reading, from my September 30 report, showed resale medians near $425,000, down just 1.1% year over year at about $257 per square foot with a healthy 4.6 months of supply, while the newest neighborhood trackers (Nevada Real Estate Group, July through September) show the plan's area list medians running roughly $570,000 to $640,000 across about 276 active listings. Pardee's park-rich plan with 23 acres of open space keeps finding buyers, and it remains one of the most accessible communities in the Southwest for the price.

Market Trend

Balanced, cooling

What the third-week-of-October data tells us

The September report plus the third-week-of-October trackers make three things clear: total inventory above 10,000 homes for the first time in more than a decade, roughly 5 months of supply, and prices holding near their highs while the rate climb takes its first pause at 7.40%. Days on market lengthened in the value communities, Mountain's Edge to about 70, and the premium ZIPs loosened slightly, Southern Highlands toward 6.9 months of inventory. The real story is still balance: buyers have the selection and negotiating room they have been waiting for, and sellers who price against real comps from day one still close. Not a collapse, a normalizing market with genuine leverage on both sides.

What This Week's Numbers Mean for the Southwest

The third-week-of-October picture is the first one this autumn where the rate story is not climbing. Freddie Mac's weekly survey held the 30-year fixed at 7.40% for a second straight week on October 15, after the jump from 7.03% in late September to 7.28% at the start of October and 7.40% a week later. Against that pause, the resale market underneath it has settled into a very recognizable shape: the valley median single-family price holds near $470,000, down 1.1% month over month and flat year over year, the third straight monthly decline since the May-June peak of $490,000, while total active inventory stays above 10,000 homes for the first time in more than a decade. Supply runs near 5 months, up from about 4 a year earlier, and the median days on market is about 58. Add it all together and this remains the most balanced, most buyer-friendly Southwest market in years, with prices still well above where they stood through most of the last decade and, for the first time in a month, a rate that did not move.

Ten Thousand Homes, Zero Panic

It is worth being precise about what total inventory above 10,000 does and does not mean. It does not mean a glut: the median is flat year over year and the corridor's best communities still move on realistic pricing. It means the market is pricing in the rate reality, and doing so in an orderly way. Roughly 5 months of supply is textbook balance, up from about 4 a year ago, and the widest selection in more than a decade gives buyers the room they have been waiting for while sellers who price intelligently still close. The latest 30-day reporting period shows single-family inventory climbing from about 8,100 to 8,400 homes while sales stay roughly flat near 1,730, a steady, deliberate build rather than a flood. What the pause week adds is a bit of breathing room: two weeks at the same rate gives buyers time to run their numbers without watching the payment climb, and the leverage this market has been handing them is still on the table. I have said it in every report this fall and I will say it again: the trade-off buyers are being offered, real leverage now for a re-financeable payment later, is the best this corridor has offered since rates first jumped.

The Buyer Math at 7.40%

At roughly 7.4%, a $400,000 loan costs hundreds more per month than it did at 5% two years ago, and that payment gap is what is driving the slowdown. It is also what is driving price cuts, seller concessions, and the most aggressive builder incentives of the cycle. Home Builders Research's September report was not yet published as of this writing, so its August numbers still stand as the newest new-construction data: 502 net new-home sales, down about 31% from a year earlier, at a record median new-build price of $552,990, and builders continue to lean on mortgage-rate buydowns and closing-cost help to move inventory. My advice to buyers has never been more valuable than it is right now: if the monthly payment works at today's rate, buy now and refinance when rates ease, and use the leverage this market is handing you. The pause week is a useful reminder that waiting for the perfect rate can cost more in payment than it saves in price. For sellers, the message is pricing discipline, against real closed comps in your exact community, from day one.

Community by Community, Balance Looks Different

The five majors are not moving as one. Mountain's Edge remains the value leader, final build-out with 169 actives at a $516,799 median list per the October 8 stat sheet, about 70 days on market, and resales from the mid-$300s to $650,000, the community where buyers are taking the most time. Southern Highlands is the resilient middle, its 89141 median near $825,000 with the newest reads showing list prices softening about 1.2% over the trailing twelve months at roughly 6.9 months of inventory, the strongest premium floor in the corridor, now slightly more negotiable. Rhodes Ranch, where I live, holds near $485,000 sold with RealtyTrac's September ZIP read at $501,600 and supply up sharply year over year, the widest gate-side selection in years. Spanish Trail's 89113 ZIP is the clearest buyer's market at about 7.7 months of supply, even as the club itself still trades around $1.05 million with the corridor's strongest year-over-year gain. And Nevada Trails, with no dedicated monthly breakout, reads through 89147 at the corridor's healthiest balance, about 4.6 months of supply at its last published reading. Roughly $276 per square foot across the Southwest's core ZIPs versus about $347 in Summerlin still makes this the value play in the valley, and the corridor's food, entertainment, and new roads just keep closing the gap. You can compare every community on the Neighborhoods hub, and my September neighborhood guide pairs well with the numbers here.

Builders, Roads, and the Durango Corridor Keep the Engine Running

While resale settles into balance, new construction is where the rate pressure shows up fastest, and it is the segment with the biggest buyer wins right now. The corridor's final-lot era continues, Mountain's Edge closing out, the last rows inside Rhodes Ranch, and builders leaning on rate buydowns, closing-cost credits, and design-center credits to move monthly payments, with the September new-home median holding at a record $552,990 while resales sit near $470,000. Meanwhile the investment story keeps compounding: Durango's $385 million North Expansion is past its midway point with the steel truss in place, STIX ASIA is on track for a winter opening at UnCommons, The Bend keeps filling, Life Time lands in December, and Clark County roadwork on Warm Springs, Decatur, and the 215 Beltway widening moves ahead. New roads, new rooftops, and new reasons to live here are exactly the forces that protect long-term value while the short-term market normalizes. You can follow every builder and community on the New Construction page.

What I Am Telling Clients This Week

For Buyers

The rate pause changes the psychology, not the math: after four weeks of climbing, two straight weeks at 7.40% means your pre-approval numbers stay valid instead of expiring, and the leverage is still all on your side, inventory above 10,000 valley-wide, roughly 5 months of supply, prices holding near their highs, and builders cutting prices and boosting incentives to move product. In Rhodes Ranch alone the gate-side feeds still show dozens of active homes, and a patient buyer in Southern Highlands or Spanish Trail has real room to negotiate. Get pre-approved now, lock today's numbers, and refinance when rates ease. Fast-moving, right-priced homes still close within 60 days, so be ready to move when the right one appears, and let the soft pockets work for you first.

For Sellers

The third-week-of-October data is the pricing-discipline data. Inventory above 10,000 and roughly 5 months of supply mean the days of listing high and waiting are over: a well-priced, well-presented home still moves fast, while an overpriced one sits, and with days on market stretching toward 70 in Mountain's Edge, patience is not your friend in a balanced market. Price against real closed comps in your exact community from day one, stage to the amenities that make the Southwest special, golf, gates, parks, the Durango corridor, and lean on the premium pockets that still hold. I give every listing client a competitive analysis built from real closes in their community, not ZIP-level averages.
