Southwest Las Vegas Weekly Market Update: October 21, 2026

This is the update that tells you exactly where the Southwest stands as we move through the fourth week of October. The headline this week is that the pause held: the 30-year fixed mortgage rate stayed at 7.40% on Freddie Mac's October 15 survey, a second straight week at that level, with the next reading due Thursday, October 22. Underneath that flat rate, the freshest weekly trackers show a market finding its footing: new listings actually pulled back to 907, pending contracts eased to 482, and single-family closes ticked up 13% to 338 in the week ending October 19, with October's month-to-date median running near $478,000, a bit above September's $470,000 close. Roughly 42% of active listings carry a price reduction, which tells you sellers have heard the message about pricing discipline. Rates paused, supply high, prices holding near their highs, and sellers right-sizing. That is the story of this week in the Southwest.

Data Snapshot

Southwest at a Glance: October 21, 2026

I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official September 2026 LVR report, released October 6, with the freshest published fourth-week-of-October trackers, with attribution below the tables. The honest headline this week is stability: Freddie Mac held the 30-year fixed at 7.40% for a second straight week, October's month-to-date median is running about $478,000, a touch above September's $470,000, and the weekly flow data, fewer new listings, slightly softer pending counts, more closes, reads like a market that has stopped loosening and is simply transacting at the new rate reality.

Southwest Communities: Fourth Week of October 2026

Mountain's Edge (89178)

~$524K list

232 actives · ~28-44 DOM · ~$243/sq ft (Oct 11)

The value leader of the corridor is in its final build-out phase, and the freshest MLS-based stat sheet, updated October 10 to 11, shows 232 active listings at a ~$524,000 median list price, a 90-day median sold near $449,000 at about $243 per square foot, and a median days on market of 28 on the 90-day read, with months of inventory near 6.7, a genuine buyer's market. Prop-Metrics' October 11 tracker pegs the median value at roughly $475,000, up 3.6% year over year, with 44 median days on market. Either way you read it, buyers here have selection and time. Granularity note: LVR does not publish a monthly per-pocket split, so the 89179 pocket, last read up 5.1% year over year in my October 2 report, remains the most recent published reading rather than a fresh figure.

Southern Highlands (89141)

~$825K ZIP resale

~112 actives · ~6.9 mo inventory · list -1.2% TTM

The guard-gated star of the corridor still carries the strongest premium floor: the freshest published submarket data keeps the 2026 median single-family resale for 89141 near $825,000, up about 5% year over year, while the MLS-level reads show a median list that has softened about 1.2% over the trailing twelve months with roughly 6.9 months of inventory and about 112 active listings on Resideline's October tracker, with listing ages stretching toward 77 days. That is a patient, well-supplied premium market where a thoughtful buyer now has real room to negotiate on the right home.

Rhodes Ranch (89148/89113)

~$515K list

603 ZIP actives · ~30 DOM · ~$251/sq ft

I live in Rhodes Ranch, so this is the community I reconcile against my own MLS tracking every week. The freshest MLS-based read, checked October 8, shows the 89148/89113 ZIP area at a $514,950 median list price across 603 active listings with about 30 days on market, and the same site's ZIP page, updated October 12, puts the 2026 median single-family resale near $535,000, up about 4% year over year. The community-level feed from October 17 shows the guard-gated plan proper at a ~$597,000 list median and roughly $251 per square foot, with months of inventory running a tighter 3 to 4 months in the ZIP, the seller's tilt in this corridor. Redfin's 3-month sold median still reads near $485,000, down about 3% year over year. The gates, the R Club, the water park, and the reopened golf course keep a strong floor under this one.

Spanish Trail (89113)

~$490K ZIP resale

~471 actives · ~68 DOM · ~7.7 mo supply

The 1,500-home guard-gated country club sits inside ZIP 89113, where the ZIP-level median single-family resale reads near $490,000, down about 9% year over year per the Nevada Real Estate Group hub, with roughly 471 homes for sale and a median days on market near 68 on Movoto's October tracker, and supply running near 7.7 months, the most room to negotiate in the corridor. Spanish Trail proper still trades well above the ZIP average, with the gated enclave's area median around $1.1 million and a broad range from the $600Ks to $3 million-plus. If you have always wanted gated golf-course living, this is the season to make a thoughtful offer.

Nevada Trails (89147)

~$410K sold

~94 actives · ~59 DOM · 4.6 mo supply

Nevada Trails reads through ZIP 89147 in Southwest Spring Valley, and I want to be straight with you about granularity: neither LVR nor the main trackers publish a dedicated monthly breakout for the community itself, so I report the ZIP-level figures and flag them as such. Resideline's October update shows a ~$395,000 ZIP median sold with about 94 active listings, Redfin's trailing 3-month median runs near $410,000, down about 4.7% year over year at roughly 59 days on market, and the last published months-of-supply read holds at a healthy 4.6 months. Pardee's park-rich plan with 23 acres of open space keeps finding buyers, and it remains one of the most accessible communities in the Southwest for the price.

Market Trend

Stabilizing

What the fourth-week-of-October data tells us

The September report plus the fourth-week-of-October trackers make three things clear: the rate pause held for a second week at 7.40%, new listings pulled back week over week while closes rose 13%, and October's month-to-date median is running slightly above September's close. Supply stays broad, roughly 42% of actives carry price cuts, and the premium ZIPs keep loosening, but the direction has shifted from loosening to holding. Not a rally, not a slide: a market transacting at the new rate reality, with genuine leverage for buyers and real consequences for overpriced sellers.

What This Week's Numbers Mean for the Southwest

The fourth-week-of-October picture is the most stable one of the autumn. Freddie Mac's weekly survey held the 30-year fixed at 7.40% on October 15, a second straight week at that level after the jump from 7.03% in late September to 7.28% at the start of October and 7.40% a week later, and the next reading, due Thursday October 22, becomes the test of whether this pause becomes a plateau. Against that flat rate, the flow data from the week ending October 19 reads like a market that has stopped loosening: new listings eased to 907 from 933, pending contracts softened to 482 from 517, and single-family closes actually rose 13% to 338. October's month-to-date median runs near $478,000, slightly above September's $470,000 LVR close. The September report underneath it all still shows the big shape: the valley median flat year over year, total inventory above 10,000 homes for the first time in more than a decade, roughly 5 months of supply, and about 58 median days on market. Stability, not momentum, but in this market stability is the win buyers have been waiting for.

The Slowdown Never Turned Into a Slide

It is worth being precise about what the October numbers do and do not say. October's month-to-date median of about $478,000 is running a touch above September's $470,000, which is not a price surge, it is a sign that the declines have flattened out. New listings fell week over week while closes rose, which pares the inventory build gently rather than flooding it. The Very Vintage tracker shows 6,148 active single-family homes, up 83 week over week and up 29.5% year to date, a steady, deliberate build, not a glut. And roughly 42.4% of active listings carry at least one price reduction, with nearly 6 in 10 settled sales closing below original asking, which is the market's way of resetting expectations to the rate reality. Buyers who are waiting for a collapse are missing the actual story: a wide selection, patient sellers, and a rate that has stopped climbing for two straight weeks. The trade-off I keep pointing to, real leverage now for a re-financeable payment later, is still the best this corridor has offered since rates first jumped.

The Buyer Math at 7.40%

At roughly 7.4%, a $400,000 loan still costs hundreds more per month than it did at 5% two years ago, and that payment gap is what keeps the market balanced. It is also what is driving price cuts, seller concessions, and the most aggressive builder incentives of the cycle. Home Builders Research's September new-home report was still not published as of this writing, so its August numbers stand as the newest new-construction data: 502 net new-home sales, down about 31% from a year earlier, at a record median new-build price of $552,990, and builders continue leaning on mortgage-rate buydowns and closing-cost help to move monthly payments. My advice to buyers has not changed and has never been more valuable: if the monthly payment works at today's rate, buy now and refinance when rates ease, and use the leverage this market is handing you. Two straight weeks of a flat rate means your pre-approval numbers stay valid instead of expiring, and the widest selection in a decade means the right home is probably sitting in your search right now. For sellers, the message is the same as last week and it is getting louder: pricing discipline against real closed comps in your exact community, from day one.

Community by Community, Balance Looks Different

The five majors are still not moving as one. Mountain's Edge remains the value leader, final build-out with 232 actives at a ~$524,000 median list per the October 10-11 stat sheet, a 90-day sold median near $449,000, and roughly 6.7 months of inventory, the clearest buyer's market of the five. Southern Highlands is the resilient middle, its 89141 median running near $825,000 for 2026, up about 5% year over year, with listing prices softening about 1.2% over the trailing twelve months at roughly 6.9 months of inventory, the strongest premium floor in the corridor, now slightly more negotiable. Rhodes Ranch, where I live, shows the tightest supply in the corridor at roughly 3 to 4 months in the ZIP, a $514,950 ZIP median list across 603 actives, and a 2026 resale median near $535,000, up about 4% year over year, while the gated plan proper lists near $597,000. Spanish Trail's 89113 ZIP is the clearest buyer's market at about 7.7 months of supply and a ZIP resale median near $490,000, even as the gated club itself still trades around a $1.1 million area median. And Nevada Trails, with no dedicated monthly breakout, reads through 89147 at the corridor's most accessible entry pricing, roughly $410,000 on Redfin's 3-month median with a healthy 4.6 months of supply. Roughly $276 per square foot across the Southwest's core ZIPs versus about $347 in Summerlin still makes this the value play in the valley, and the corridor's food, entertainment, and new roads just keep closing the gap. You can compare every community on the Neighborhoods hub, and my September neighborhood guide pairs well with the numbers here.

Builders, Roads, and the Durango Corridor Keep the Engine Running

While resale settles into balance, new construction remains the segment with the biggest buyer wins right now. The corridor's final-lot era continues: Mountain's Edge closing out, the last rows inside and around Rhodes Ranch, and builders leaning on rate buydowns, closing-cost credits, and design-center credits to move monthly payments, with the August new-home median at a record $552,990 while resales sit near $470,000. Meanwhile the investment story keeps compounding: Durango's $385 million North Expansion is past its midway point with the steel truss in place, STIX ASIA is on track for a winter opening at UnCommons, The Bend keeps filling, and Life Time lands in December, with Clark County roadwork on Warm Springs, Decatur, and the 215 Beltway widening moving ahead. New roads, new rooftops, and new reasons to live here are exactly the forces that protect long-term value while the short-term market normalizes. You can follow every builder and community on the New Construction page, and the October 19 builder update has the full 2026 builder scoreboard.

What I Am Telling Clients This Week

For Buyers

Two straight weeks of a flat 7.40% rate means your pre-approval numbers stay good instead of expiring, and the leverage is still entirely on your side: total inventory above 10,000 valley-wide, roughly 5 months of supply, about 42% of active listings carrying price cuts, and builders cutting prices and boosting incentives to move product. October's month-to-date median is running a touch above September's, so waiting for a collapse is waiting on something that is not coming; the pause is the moment to act on what is in front of you. In Rhodes Ranch alone the gate feeds still show dozens of active homes, and a patient buyer in Southern Highlands or Spanish Trail has real room to negotiate. Get pre-approved now, lock today's numbers, and refinance when rates ease. Fast-moving, right-priced homes still close within 60 days, so be ready to move when the right one appears.

For Sellers

The fourth-week-of-October data is the pricing-discipline data. With roughly 42% of active listings carrying a price reduction and nearly 6 in 10 settled sales closing below original asking, the days of listing high and waiting are over: a well-priced, well-presented home still moves, while an overpriced one sits, and sits long, with listing ages stretching toward 77 days in premium ZIPs like 89141. Price against real closed comps in your exact community from day one, stage to the amenities that make the Southwest special, golf, gates, parks, the Durango corridor, and lean on the premium pockets that still hold, Rhodes Ranch's tight 3 to 4 months of supply in the ZIP is the reminder that right pricing moves quickly here. I give every listing client a competitive analysis built from real closes in their community, not ZIP-level averages.
