Data Snapshot

Southwest at a Glance — First Week of August 2026

I track the Southwest Las Vegas market every week because I live here, I raise my family here, and I help buyers and sellers navigate it daily. These are the freshest numbers I have — sourced from the Las Vegas REALTORS (LVR) mid-year 2026 report, Nevada Real Estate Group's summer 2026 housing market analysis, Redfin, and my own on-the-ground tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails. Where a specific sub-community lacks granular published data, I note it and use the best available figures with context.

H1 2026 Metro Snapshot (LVR Data)

First-half 2026 saw ~16,921 closings across the valley, down 2.6% from H1 2025 (17,369). The median sale price settled at ~$435K for H1 (flat, +0.5% YoY), though the June 2026 single-family median hit $472K — up 5.5% year-over-year. Active inventory has been steadily rebuilding, settling around 2.6-2.9 months of supply. Pending sales are up 11% year-over-year, signaling recovering demand as interest rates stabilized in the mid-6% range.

Southwest Communities — Latest Available Data

These figures come from Nevada Real Estate Group's summer 2026 housing reports, Redfin market dashboards, and my own MLS tracking. Community-level detail is not published monthly by LVR — I pull these numbers from available syndicated data sources and my daily market tracking. The data spans various reporting periods within 2026, and I note the source month where available.

Mountain's Edge (89178)

$494K-$512K median

~32-57 days on market depending on price bracket. The widest buyer selection in the corridor, with hundreds of active listings across all phases. The 2.4% YoY dip reported earlier in 2026 reflects the broader inventory normalization, not a demand issue. New construction incentives in the community's final phases make this a strong option for buyers.

Southern Highlands (89141)

$535K-$825K range

The wide range reflects the spread between non-gated villages and the guard-gated estates. Guard-gated homes run $650K-$1.4M. The 1,614 sales in 2024 made it the second-highest volume community in the valley, and demand continues strong through mid-2026 at roughly 32-46 days on market. New construction from Blue Heron (Stonewater) adds premium inventory.

Rhodes Ranch Area (89148)

$545K-$550K median list

~28 days to pending — the fastest absorption in the Southwest. The broader 89148 ZIP covers both the guard-gated Rhodes Ranch community (~3,795 homes) and surrounding neighborhoods. Inside the gates, inventory stays tight and well-priced homes still attract competition. The R Club and championship golf course keep demand consistent. I live here — if you want inside the gates, be ready to act fast on the right property.

Spanish Trail Area (89113)

$595K median list

Up 5% YoY. 28-42 days on market. The community-specific median (inside the gates) is approximately $1.05M for the 1,252 homes on the private 27-hole RTJ course. Mature landscaping, larger lots, and quiet prestige continue to command a premium. This is a lifestyle-driven market, not a speed-driven one.

Nevada Trails

$400K-$550K

Granular sub-community data not published monthly. Pricing reflects broader 89178 activity. Strong rental demand, walkable access to Sierra Vista High School and Canarelli Middle School, and the award-winning sustainability program with community gardens keep this community in demand for families and investors seeking value in the corridor.

New Construction

Incentives at historic highs

2025 ended with 9,990 new-home closings (down 20% from 2024). Early 2026 continued soft. Over 40 active subdivisions valley-wide, with over two-thirds of builders running incentive programs. Average incentive: ~$18,400 plus 2/1 temporary buydowns. Rate buydowns to 4.5%-5.25% available. Closing cost credits $10K-$35K. This is the best time to buy new construction since 2019.

A note on data sources: Metro-level figures (median $472K June 2026, up 5.5% YoY; ~15,100 active listings; 2.6-2.9 months supply; ~16,921 H1 closings) come from LVR mid-year 2026 report and Nevada Real Estate Group summer 2026 housing market analysis. Southwest corridor median list price ~$505K and ~1,800 active listings from Redfin/MLS late July 2026 data. ZIP-level data: 89178 median $494K-$512K (Redfin/NREG, various 2026 months); 89141 $535K+ (NREG/Redfin); 89148 median list $545K-$550K (NREG/MLS); 89113 median list $595K up 5% YoY (NREG, July 2026). Days on market varies by source and methodology — metro average ~37 days; community-level averages differ significantly. Mortgage rates from Bankrate/Fannie Mae early August 2026. New construction data from LVR/HomesForSale.Vegas/VIP Homes Vegas summer 2026 reporting. Exact sub-community medians are not published monthly by LVR. What the Numbers Mean for Buyers and Sellers

The first week of August 2026 confirms what I have been watching develop all summer: this is now the most balanced market we have seen since 2019. With 2.6 to 2.9 months of supply valley-wide, inventory has doubled from the 1.6 months we saw a year ago. Prices are still climbing at a healthy 5.5% year-over-year on single-family homes, but the desperate energy of 2021-2022 is gone. In its place is something far more sustainable: a market where buyers can make thoughtful decisions and sellers can still achieve strong outcomes with the right strategy.

The Big Picture: From Frenzy to Balance

The H1 2026 numbers from LVR tell a clear story. Closings are down 2.6% year-over-year at 16,921. Median prices are essentially flat for the first six months at ~$435K, though June's single-family median of $472K with 5.5% YoY growth shows the market finished the first half strong. Pending sales are up 11% year-over-year — that is the number I watch most closely, because it tells me demand is coming back as buyers adjust to the new normal of 6.5-7% mortgage rates.

What changed? Two things. First, rates stabilized. When rates stopped climbing and settled in the mid-6% range, buyers who had been sitting on the sidelines started to move. Second, inventory finally appeared. More listings mean more choices, and more choices mean buyers feel less pressure to overpay. That is healthy for everyone.

New Construction: The Best Deal in Years

The new construction market deserves special attention this week. With 9,990 closings in 2025 (down 20% from 2024) and early 2026 down another 28% year-over-year, builders are sitting on standing inventory they need to move. The incentive packages I am seeing are the most aggressive since before the pandemic.

We are talking about rate buydowns to as low as 4.5% on qualifying loans, permanent buydowns to 5.5-5.75%, closing cost credits of $10,000 to $35,000, and design center credits of $5,000 to $15,000. The average May 2026 incentive was roughly $18,400 plus a 2/1 temporary buydown. When you compare a new build with a 5.5% rate against a resale at 6.7%, the monthly payment difference can be $300-$500. That math makes new construction a serious contender for anyone shopping under $700K.

Mortgage Rates Creeping Back Toward 7%

As of early August 2026, 30-year fixed mortgage rates are ranging between approximately 6.65% and 6.93% for purchase mortgages. Freddie Mac's late July reading showed 6.58%, with an upward trend into August. This is a reminder that rates can move, and locking in when you find the right home still matters. The good news is that builder rate buydowns can substantially reduce your effective rate on new construction, and there are still creative financing options for resale purchases.

The Southwest Premium Still Holds

The Southwest corridor's roughly $505K median list price represents about a $33K premium over the metro-wide figure. That premium has held steady through the market transition, and I expect it to continue. Why? Because the fundamentals driving demand for this part of town are not changing: newer housing stock, master-planned amenities, the dining and entertainment corridor along the 215 (Durango Casino, The Uncommons, The Bend), and access to CCSD public schools with reported third-party ratings (see the school guide).

When I drive clients through Summerlin and then back through the Southwest, the value gap is obvious. You pay less per square foot for newer homes with better amenities density and a dining scene that, as a resident, I genuinely believe is the best in the valley outside the Strip.

What 35.1% of Homes Selling Above List Tells Us

Just over a third of homes in Las Vegas are still selling above list price. That number has come down significantly from the 60-70% range of 2021-2022, but it tells us that well-priced, well-located homes — especially in guard-gated Southwest communities — still generate competition. The days of every home getting 10 offers are over, but the days of a thoughtfully priced home in Southern Highlands or Rhodes Ranch getting multiple showings and a strong offer in two weeks are very much here.

Community-by-Community Breakdown

Mountain's Edge (89178) — $494K-$512K Median

The widest selection in the Southwest corridor and the community I recommend most often to first-time buyers and families. At roughly $494K-$512K median, it sits above the metro average — but you get newer construction (mostly 2000s-2020s), over 30 parks, Exploration Peak with its summit trail, and excellent school access. The ~32-day market pace for well-priced homes means buyer choice is real. With builder incentives in the community's final phases and resale inventory healthy, this is a fantastic entry point into the Southwest. The reported 2.4% YoY dip in some data reflects inventory normalization, not falling demand.

Southern Highlands (89141) — $535K-$825K Range

The wide spread in this ZIP reflects two distinct markets: the non-gated villages (starting around $400K) and the guard-gated estates ($650K-$1.4M+). The community recorded the second-highest sales volume in all of Las Vegas in 2024 (1,614 sales), and demand has carried through 2026. New construction from Blue Heron's Stonewater development adds premium inventory. At 32-46 days on market depending on price point, well-priced homes still move with purpose. The guard-gated premium holds strong.

Rhodes Ranch Area (89148) — $545K-$550K Median List

This is my home community, so I track it closest. The broader 89148 ZIP shows a median list price of $545K-$550K with roughly 28 days to pending — the fastest absorption rate in the Southwest corridor. Inside the guard gates (~3,795 homes), inventory stays tight and well-priced homes in the $550K-$780K range still attract multiple offers. The R Club, championship golf course, and active community lifestyle keep demand consistent. If you are shopping inside the gates, prepare to move quickly on the right property. Outside the gates, the surrounding 89148 area offers more selection and more negotiating room.

Spanish Trail Area (89113) — $595K Median List

Spanish Trail's ZIP-wide median list sits at $595K, up 5% year-over-year, with 28-42 days on market. But the community itself (the guard-gated 1,252 homes on the private 27-hole RTJ golf course) commands a significantly higher price point — roughly $1.05M median. The mature landscaping, larger lots, and quiet prestige continue to attract buyers who value established character over new construction. The 5% YoY ZIP-level increase signals renewed interest in this classic Southwest community.

Nevada Trails — $400K-$550K Range

Granular sub-community data is not published monthly for Nevada Trails, so I track it through broader 89178 activity and MLS. This Pardee Homes community of 1,432 homes remains one of the best value plays in the Southwest corridor. Strong rental demand, walkable access to Sierra Vista High School and Canarelli Middle School, and award-winning sustainability programming with community gardens make it attractive for families and investors alike. For buyers who want Southwest location at a more accessible price point, Nevada Trails deserves a serious look.

What I Am Telling Clients This Week

For Buyers

This is the best market for buyers since before the pandemic. Nearly 3 months of supply, 15,000+ active listings valley-wide, and builders offering the most aggressive incentives I have seen in years. You can be selective. You can negotiate on price, contingencies, and closing costs. You can tour multiple homes and compare. But here is the catch: rates are starting to creep back toward 7%, and that 11% jump in pending sales tells me buyers are coming off the sidelines. The window of maximum leverage may be narrowing. If you find the right home, especially with a builder offering a rate buydown, do not wait too long. Get pre-approved, compare new construction incentives against resale, and make a confident move.

For Sellers

Pricing strategy is everything. This is not 2021, and it is not even 2024. Homes priced right, staged well, and marketed effectively still sell in under 30 days in the Southwest's most desirable ZIPs. Overpriced homes sit for 60 days or more, and every week on market erodes your negotiating leverage. Your competition is not just the resale down the street — it is the brand-new build two miles away with a 5.5% rate buydown and $20K in closing credit. I provide a data-driven pricing analysis for every listing that factors in comparable sales, market velocity by price bracket, and the active incentive landscape from builders. In this market, the right price on day one is the single biggest factor in a successful sale.
