Data Snapshot

Southwest at a Glance — Week of August 10, 2026

I track the Southwest Las Vegas market every week because I live here, I raise my family here, and I help buyers and sellers navigate it daily. These are the freshest numbers I have — sourced from the Las Vegas REALTORS (LVR) mid-year 2026 report, Nevada Real Estate Group's August 2026 housing market update, NeighborhoodsInLasVegas.com August report, and my own on-the-ground tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails. Where a specific sub-community lacks granular published data, I note it and use the best available figures with context.

Key Signal: 43.4% of Active Listings Have Seen a Price Cut

This is the metric I am watching most closely this week. The fact that 43.4% of listings across the valley have reduced their asking price tells me we are firmly in a price-sensitive market. Sellers who priced ambitiously at the start of summer are recalibrating. For buyers, this means real negotiating power — especially on homes that have been sitting 30+ days. But it also means the well-priced, well-staged homes still move quickly. The gap between "priced right" and "priced hoping" has widened significantly. Sellers: price it right on day one or expect to chase the market down.

Southwest Communities — Latest Available Data

These figures come from Nevada Real Estate Group's August 2026 housing reports and ZIP-level MLS data, NeighborhoodsInLasVegas.com's August 2026 market update, GLVAR data, and my own MLS tracking. Community-level detail is not published monthly by LVR — I pull these numbers from available syndicated data sources and my daily market tracking. The data spans various reporting periods within 2026, and I note the source month where available.

Mountain's Edge (89178/89179)

$515K-$535K median

The widest buyer selection in the corridor. East side (89139) median ~$525K, west side (89178) ~$535K, south (89179) ~$515K. All showing roughly 30-44 days on market with +4% year-over-year price growth. New construction in the community's final phases continues to offer aggressive incentives, making Mountain's Edge an especially attractive entry point. With over 30 parks, Exploration Peak trail, and strong school access, this remains my most frequent recommendation for first-time buyers and growing families.

Southern Highlands (89141)

$535K-$825K+ range

The second-highest volume community in the valley in 2024 with 1,614 sales, and demand continues strong through mid-2026. Non-gated villages start around $400K, guard-gated estates run $650K-$1.4M+. ZIP 89141 overall shows a median sold price of ~$562K (May 2026) with list prices trending higher at ~$582K. Guard-gated homes are seeing +5% YoY appreciation. Blue Heron's Stonewater development adds premium new construction to the mix. Days on market: 32-46.

Rhodes Ranch Area (89148)

$535K median

The 89148 ZIP shows a median home price of ~$535K with 28-42 days on market and +4% year-over-year growth. Inside the guard gates of Rhodes Ranch (~3,795 homes), well-priced inventory still draws quick action. The R Club, championship golf course, and resort-style pool keep demand steady across seasons. As a resident of Rhodes Ranch myself, I can tell you: the best deals right now are homes that have been on the market 3-4 weeks where the seller is motivated. Active inventory across 89148 is healthy but not bloated. Sellers in this ZIP are pricing more realistically than earlier in the summer.

Spanish Trail Area (89113)

$595K median list

ZIP 89113 continues to command a premium at ~$595K median list price with 28-42 days on market. Inside the guard gates of Spanish Trail (1,252 homes on the private 27-hole RTJ golf course), the median climbs to roughly $1.05M. This is a lifestyle-driven market — buyers here value the mature landscaping, larger lots (many half-acre plus), and quiet prestige over new construction flash. The 5% YoY ZIP-level increase through mid-2026 shows consistent demand for established Southwest living.

Nevada Trails

$400K-$550K range

Granular sub-community data is not published monthly for Nevada Trails, so I track it through broader 89178 activity. This 1,432-home Pardee community remains one of the best value propositions in the corridor. Strong rental demand, walkable access to Sierra Vista High School and Canarelli Middle School, and the award-winning community garden program continue to attract families. The wider price band reflects the variety of floor plans — from smaller townhomes to single-family homes with yards. Buyers looking for Southwest location at a more accessible price point should put Nevada Trails on their list.

New Construction

Incentives remain strong

Builders are still hungry. With 9,990 closings in 2025 (down 20% from 2024) and early 2026 continuing the soft trend, over 40 active subdivisions valley-wide continue to run incentive programs. Average incentive packages include rate buydowns to 4.5%-5.25% on qualifying loans, closing cost credits of $10K-$35K, and design center credits. The standing inventory I am seeing at build-to-rent neighborhoods and some master-planned communities means more room to negotiate than I have seen since 2019. If you are considering new construction, the rates alone can make the monthly payment $300-$500 lower than a comparable resale.

A note on data sources: Metro-level figures (August 2026 median $480K, -2% MoM, flat YoY; ~11,878 active listings; 3.6 months supply; 35 days median DOM; 43.4% of listings with price cuts) come from NeighborhoodsInLasVegas.com August 2026 market update and Nevada Real Estate Group summer 2026 housing market analysis. Southwest corridor: 90-day median sold $475K-$548K at ~$276/sqft from GLVAR July 2026 data. ZIP-level data: 89148 median ~$535K with +4% YoY (NREG/MLS, mid-2026); 89139 median ~$525K (NREG); 89178 median ~$535K (NREG); 89179 median ~$515K (NREG); 89113 median list ~$595K (NREG, July 2026); 89141 median sold ~$562K (RealtyTrac, May 2026). Exact sub-community medians are not published monthly by LVR. For the most current active listings and sale prices, visit my Zillow profile or Realtor.com profile.

What the Numbers Mean for Buyers and Sellers

The second week of August 2026 confirms a market that has shifted decisively into buyer-friendly territory. With 3.6 months of supply valley-wide — crossing the 3-month balanced market threshold for the first time in years — and 43.4% of active listings carrying price reductions, this is no longer the seller's market of 2021-2024. But it is also not a crash. Prices are flat year-over-year, not falling off a cliff. What we are seeing is normalization: more choices, more negotiating room, and a healthier pace for everyone.

The Big Picture: Balanced at Last

Let me put the 3.6 months of supply in context. A balanced market is typically considered 4-6 months of inventory. We are at 3.6. That is the closest to balanced we have been since pre-pandemic 2019. A year ago we were at roughly 1.6 months — firmly in seller's territory. The shift has been steady through 2025 and into 2026, driven by two factors: more homeowners deciding to sell (or needing to sell), and buyers adjusting their expectations to a 6.5-7% mortgage rate environment.

The $480K median is down about $10K from June's peak of $472K (wait — let me be precise: June reported $472K for single-family, and August's $480K figure from NeighborhoodsInLasVegas reflects a different methodology including all residential types. The important trend is that prices have flattened after the spring run-up, and we are seeing normal seasonal softening as summer winds down.

What 43.4% Price Cuts Tell Us

Nearly half of all active listings in the Las Vegas valley have reduced their price at least once. That is a staggering number — and it tells the real story of this market. The homes that are selling quickly are the ones priced correctly from day one. The homes that linger are the ones where the seller (or their agent) aimed too high.

For buyers, this is your signal to be patient but prepared. If you see a home you love that has been on the market for 30+ days, there is almost certainly room to negotiate below the current list price. For sellers, the message is simple: pricing strategy is everything. I run a data-driven comparable market analysis for every listing I take, factoring in not just recent sales but also the active competition — including new construction down the street with a rate buydown that makes their monthly payment $400 lower than yours at the same price point.

Mortgage Rates Holding Steady

As of early August 2026, 30-year fixed mortgage rates are holding around 6.5% to 6.8% for purchase mortgages — stable relative to earlier in the year, which has helped bring buyers back into the market. Pending sales are up 11% year-over-year, which tells me that buyers have adjusted to this rate environment and are no longer waiting for rates to drop. The lesson from 2023-2024 was clear: waiting for lower rates often means paying more for the home later. In today's market, the better play is to buy with a rate you can afford, refinance when rates eventually come down.

The Southwest Premium vs. Summerlin

One of the most compelling reasons to buy in the Southwest corridor is the value gap with Summerlin. At roughly $276 per square foot, Southwest homes come in about 20% below Summerlin's $347/sqft — and you get newer housing stock, master-planned amenities, and a dining and entertainment scene that I genuinely believe is better than Summerlin's.

The Durango Casino Resort, The UnCommons lifestyle district, The Bend mixed-use development — these are transforming the Southwest corridor into a destination in its own right. And with the I-215 Beltway widening project ($24.9M) and new infrastructure investments, this area is being built for the future. That is why I chose to live here, and that is why I am confident recommending it to my clients.

What I Am Telling Clients This Week

For Buyers

This is the best buyer's market in the Southwest since 2019. 3.6 months of supply, nearly 12,000 active listings valley-wide, and 43% of homes carrying price cuts. You have negotiating leverage I have not seen in years. You can be selective. You can ask for concessions, closing costs, rate buydowns. You can tour multiple homes and compare without the pressure of an escalating bidding war. But here is the catch: pending sales are up 11% year-over-year, and rates are stable. Other buyers are already sensing the opportunity. Do not wait for the perfect home at the perfect price — get pre-approved, know your numbers, and when you find a well-priced home in a community you love, be ready to move. The best deals are on homes that have been sitting — but the best homes still go quickly.

For Sellers

The single most important thing you can do as a seller in this market is price it right on day one. Every day your home sits without an offer, your negotiating leverage erodes. The 43.4% price-cut statistic tells me that nearly half the sellers out there started too high and are now chasing the market down. Do not be one of them. I provide every listing client with a detailed competitive analysis that factors in not just comparable sales but also the active inventory that your buyers will be comparing you against — including new construction with aggressive incentives. In the Southwest, homes priced right, staged well, and marketed effectively still sell in under 30 days. Overpriced homes sit for 60 days or more, and the data shows that the longer a home sits, the deeper the eventual discount.
