Southwest at a Glance — Week of July 27, 2026
I track the Southwest Las Vegas market every week because I live here, I raise my family here, and I help buyers and sellers navigate it daily. These are the freshest numbers I have — sourced from the Greater Las Vegas Association of REALTORS (GLVAR) latest reports, Nevada Real Estate Group's summer 2026 housing forecast, Redfin market data, and my own on-the-ground tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails. Where a specific sub-community lacks granular published data, I note it and use the best available figures with context.

Southwest Communities — Latest Available Data
These figures come from Nevada Real Estate Group's summer 2026 forecast, Redfin market dashboards, and my own MLS tracking. Community-level detail is not published monthly by GLVAR — I pull these numbers from the available syndicated data sources and my daily market tracking.
Mountain's Edge (89178)
$512K median
~57 days on market. $238/sq ft. 1,314 active listings in the broader ZIP. Down 2.4% YoY but holding above metro median. The community with the widest selection and most buyer choice in the Southwest corridor.
Southern Highlands (89141)
$535K median
~36.5 days on market. $251/sq ft. Up 4.5% YoY. Second-highest sales volume in Las Vegas in 2024 (1,614 sales). Guard-gated premium continuing to drive strong demand through mid-2026.
Rhodes Ranch Area (89148)
$545K median list
~28 days to pending. 1,058 sales over 12 months. Inside the guard gates, inventory is much tighter — well-priced homes in the $550K-$780K range still attract multiple offers. The R Club and championship golf course keep demand consistent.
Spanish Trail Area (89113)
$575K median list
Up 5% YoY. 28-42 days on market. The luxury segment here moves at its own pace — larger lots, mature landscaping, and the private 27-hole RTJ golf course appeal to buyers who value space and character over turnkey new construction.
Nevada Trails
$400K-$550K
Granular sub-community data not published monthly. Pricing reflects broader 89178 area activity. Strong rental demand and walkable access to Sierra Vista High School and Canarelli Middle School make this a value play worth watching.
New Listing Volume
8-12% below
2019-20 baseline. The 'lock-in effect' where homeowners with 3% pandemic-era rates are reluctant to sell continues to constrain supply across the valley.
A note on data sources: Metro-level figures (median $478K, 8,100 active listings, 2.9 months supply, 3.7% YoY appreciation) come from GLVAR/Redfin/Nevada Real Estate Group summer 2026 reporting. Southwest corridor median list price $504,874 and ~1,802 active listings from Redfin/MLS mid-July 2026 data. ZIP-level data: 89178 median $512K (Redfin, 12-month rolling), 89141 median $535K up 4.5% YoY (Redfin/RealtyTrac), 89148 median list $545K (NREG/MLS, June 2026), 89113 median list $575K (NREG, July 2026). Days on market vary by source and methodology — Southwest average of ~73 days reflects the full price range from entry-level to luxury. Mortgage rates from Bankrate/Fannie Mae late July 2026. Exact sub-community medians are not published monthly by GLVAR. For the most current active listings and sale prices, visit my Zillow profile or Realtor.com profile.
What the Numbers Mean for Buyers and Sellers
The mid-summer 2026 numbers tell a story I have not been able to tell for several years: the market is moving toward balance. At 2.9 months of supply valley-wide and about 1,800 active listings in the Southwest corridor alone, we are in the healthiest inventory position since 2019. Prices are still climbing — up 3.7% year-over-year metro-wide — but the pace has moderated from the double-digit spikes of 2021-2022. The Southwest is outperforming the broader valley at a $505K median list versus the $478K metro figure, reflecting the corridor's newer housing stock, lifestyle amenities, and sustained buyer demand.
The Big Picture: A Market Returning to Normal
The biggest shift I am seeing on the ground is in buyer psychology. Two years ago, buyers felt desperate. They had to waive inspections, skip appraisals, and make offers the day a listing went live. Today, a buyer can tour five homes in Mountain's Edge over a weekend, think about it for a couple days, and write a reasonable offer with contingencies. That is a fundamentally healthier market.
The 3.7% year-over-year price appreciation is actually a sustainable rate. It is not the frenzy of 2021 when homes appreciated 25% in a single year. It is not the brief dip of late 2025 when the metro median slipped to $470K. It is a measured, demand-driven increase backed by real factors: population growth, commercial investment, and a supply shortage that will not resolve overnight.
The Southwest Premium: Corridor Outpacing the Valley
The Southwest corridor commands a roughly $27,000 premium over the Las Vegas metro median. That premium is justified by concrete factors: the area's average home age is newer than most of the valley, the communities are master-planned with parks, trails, and amenities, and the commercial investment along the 215 corridor — Durango Casino & Resort, The Uncommons, The Bend — is unmatched by any other part of town. When I drive clients through Summerlin and then back through the Southwest, the value difference is obvious. You get newer homes, better amenities density, and a dining scene that I genuinely believe is the best in the valley outside the Strip.
Days on Market: The Two-Speed Market
The 73-day average for the Southwest sounds slow, but that figure masks a two-speed market. In the guard-gated communities — Southern Highlands (36.5 days) and Rhodes Ranch (28 days to pending) — well-priced homes are moving briskly. In the broader open communities, and especially at higher price points in Spanish Trail, the market takes longer. The average is pulled up by overpriced listings that sit for months.
The lesson for sellers has not changed: price it right from day one. The first two weeks of showings are critical. If you miss that window, you lose momentum. For buyers, the longer days on market mean you have room to negotiate on price, inspection items, and closing costs — particularly on homes that have been listed for 60 days or more.
Inventory Up, But Still Below Normal
At 8,100 active listings metro-wide and 2.9 months of supply, we are in the healthiest inventory environment since 2019. But new listing volume remains 8-12% below the 2019-2020 baseline. The lock-in effect is real: homeowners who refinanced at 3% in 2020-2021 are not listing their homes because they do not want to trade into a 6.5% mortgage. That supply constraint is the single strongest force holding up prices, and it is not going away quickly.
In the Southwest specifically, the ~1,800 active listings represent about 22% of the metro's total inventory. That is a healthy share, but the distribution is uneven. Mountain's Edge carries the most selection. The guard-gated communities of Southern Highlands and Rhodes Ranch see far fewer listings relative to their total home count. If you want inside the gates, your choices are limited and well-priced properties attract competition.
Mortgage Rates and Buyer Affordability
Rates have settled around 6.5% for a 30-year fixed, down from the 7-8% highs of 2024. That improvement has brought buyers back to the market. Each percentage point drop adds tens of thousands of dollars in purchasing power. At the Southwest median of $505K, a buyer at 6.5% pays roughly $3,200 per month in principal and interest — about $450 less per month than they would have at 8%. That difference matters.
Builder incentives are also playing a bigger role than I have seen in years. KB Home, Lennar, D.R. Horton, and others in the Southwest are offering rate buydowns (bringing effective rates to the 5.5-5.99% range), closing cost credits of $10K-$45K, and upgrade packages. For buyers choosing between resale and new construction, these incentives can tip the scales significantly.
Community-by-Community Breakdown
Mountain's Edge (89178) — $512K Median
The community I recommend most often for first-time buyers and families who want Southwest access without the guard-gated premium. At $512K median, it sits about $34K above the metro average — but you get newer construction (mostly 2000s-2020s), over 30 parks, Exploration Peak with its summit trail, and excellent school access to Reedom Elementary and Canarelli Middle School. The 1,314 active listings mean genuine buyer choice. Price per square foot at $238 is competitive for the corridor. The 2.4% year-over-year dip reflects the broader inventory increase, not a decline in demand. I see this as a healthy correction after the pandemic run-up.
Southern Highlands (89141) — $535K Median, Up 4.5% YoY
The strongest performer in the Southwest corridor by price growth. At $535K median with 4.5% YoY appreciation, Southern Highlands continues to attract buyers who want the guard-gated lifestyle with resort amenities and a Robert Trent Jones golf course. The community recorded the second-highest sales volume in all of Las Vegas in 2024 (1,614 sales), and demand has carried into 2026. At 36.5 days on market, homes here move faster than almost anywhere else in the Southwest. The guard-gated premium holds strong, and well-priced properties still see competition.
Rhodes Ranch Area (89148) — $545K Median List
This is my home community, so I track it closest. The broader 89148 ZIP shows a median list price of $545K with 28 days to pending — the fastest absorption rate in the Southwest corridor. But the ZIP covers both the guard-gated Rhodes Ranch community (roughly 3,795 homes) and surrounding neighborhoods. Inside the gates, inventory stays tight and well-priced homes in the $550K-$780K range still attract multiple offers. The R Club, championship golf course, and 30-plus annual community events keep demand strong. If you are shopping inside the gates, be ready to move quickly on the right property.
Spanish Trail Area (89113) — $575K Median List
Spanish Trail's broader ZIP shows a median list price of $575K, up 5% year-over-year, with 28-42 days on market. The community's mature landscaping, larger lots, and private 27-hole RTJ golf course continue to appeal to a specific buyer who values space and character. This is not a community that sells on speed — it sells on lifestyle. The 1,252 homes inside the guard gates offer a level of privacy and established character that newer communities cannot replicate. The 5% YoY price increase signals renewed buyer interest in this classic Southwest gem.
Nevada Trails — $400K-$550K Range
Granular sub-community data is not published monthly for Nevada Trails, so I track it through broader 89178 activity and MLS. This community of 1,432 homes by Pardee Homes remains one of the best value plays in the Southwest corridor. Strong rental demand, walkable access to Sierra Vista High School and Canarelli Middle School, and an award-winning sustainability program with community gardens make it attractive for families and investors. For buyers who want Southwest location at a more accessible price point, Nevada Trails deserves a serious look.
What I Am Telling Clients This Week
For Buyers
This is the most balanced market for buyers since 2019. Nearly 3 months of supply, 1,800 active listings in the Southwest alone, and builders offering real incentives. You can be selective. You can negotiate. You can tour multiple homes and compare. But do not confuse balance with a buyer's market — prices are still rising 3.7% YoY, and the Southwest corridor is outperforming the valley. The key is to identify what you want, get pre-approved (or pre-underwritten), and be ready to move when the right property comes up. Rates in the mid-6% range are manageable, and builder rate buydowns into the 5.5% range make new construction an attractive option worth comparing against resale.
For Sellers
Pricing strategy is the single biggest determinant of your outcome in this market. We are not in 2021 anymore. Homes priced right, staged well, and marketed effectively sell in under 30 days in the Southwest's most desirable ZIPs. Overpriced homes sit for 60-90 days, and every extra week costs you leverage. Your competition is not just the resale down the street — it is the brand-new build two miles away with a 5.5% rate buydown and $15K in closing credit. I provide a data-driven pricing analysis for every listing that factors in comparable sales, market velocity by price bracket, and the active incentive landscape from builders in the corridor.
