Data Snapshot
Southwest at a Glance — Week of July 20, 2026
I track the Southwest Las Vegas market every week because I live here, I raise my family here, and I help buyers and sellers navigate it daily. Here are the freshest numbers I have available — sourced from the Las Vegas REALTORS (LVR) year-end 2025 report, MLS data via Nevada Real Estate Group, Redfin, and RealtyTrac housing market dashboards, and my own on-the-ground tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails. Where a specific sub-community lacks granular published data, I note it and use the best available ZIP-level figures with context.

Southwest Communities — ZIP-Level Data (Latest Available)
These figures come from Redfin, RealtyTrac, and Nevada Real Estate Group market reports. Data freshness varies by source — ZIP-level medians reflect the most recent 3-12 months of closed sales. I track these numbers weekly and update them as new reports come in.
Mountain's Edge (89178)
$512K median
~57 days on market. $238/sq ft. 1,314 active listings. Down 2.4% YoY but still above metro median. The community with the most selection in the Southwest — genuine buyer choice here.
Southern Highlands (89141)
$535K median
~36.5 days on market. $251/sq ft. Up 4.5% YoY. Second-highest sales volume in Las Vegas in 2024 (1,614 sales). The guard-gated premium continues to drive strong demand.
Rhodes Ranch Area (89148)
$501K – $510K
~28 days to pending. 1,058 sales over 12 months. 1,548 active listings in the broader ZIP. Inside the guard gates, inventory is much tighter — well-priced homes still move fast.
Spanish Trail Area (89113)
$507K median
~90 days on market. $241/sq ft. Down 5.3% YoY. The luxury segment moves slower here, but the community's larger lots, mature landscaping, and RTJ golf hold strong long-term value.
Nevada Trails
$400K – $550K
Granular sub-community data not published monthly. Pricing reflects broader 89178 area activity. Strong rental demand and walkable access to schools make this a value play.
30-Yr Mortgage Rate
~6.55%
Stabilized mid-6% range. Two projected Fed rate cuts ahead. Each half-point cut saves ~$145/month on a typical Southwest home purchase.
A note on data sources: Metro-level figures (December 2025 median $470K, 28,498 total 2025 sales, 8,718 active listings, 4-month supply, record high $488,995 in November 2025) come from the Las Vegas REALTORS (LVR) official year-end 2025 report published January 2026. ZIP-level data — 89178 median $512K (Redfin), 89141 median $535K up 4.5% YoY (Redfin/RealtyTrac), 89148 $501K-$510K (Zillow/RealtyTrac), 89113 median $507K (Redfin) — reflects the most recent 3-12 months of available data as of mid-2026. Exact sub-community medians are not published monthly by LVR. Mortgage rates reflect Bankrate and Fannie Mae averages for mid-July 2026. What the Numbers Mean for Buyers and Sellers
The 2025 year-end numbers tell a story of a market that cooled significantly but never cracked. Sales hit their lowest level since 2007 — that sounds alarming, but context matters. We are coming off three years (2020-2023) of historically elevated transaction volume driven by pandemic migration and sub-3% mortgage rates. A return to 28,498 annual sales is not a crash. It is a normalization to pre-pandemic transaction levels, and prices have held up well despite the volume drop.
2025 in Review: The Cooling Year
The headline numbers from the LVR year-end report: the metro-wide median single-family price ended December at $470,000 — down 1.1% year-over-year and 3.9% off the November 2025 all-time high of $488,995. Total 2025 sales of 28,498 were down 9% from 2024's 31,305. Active inventory at year-end sat at 8,718 listings without offers, up nearly 29% from a year earlier. Months of supply hit roughly 4 months — the closest the market has come to balanced territory since 2019.
What I want you to take away from this: prices did not collapse. They corrected slightly from the peak, and they stabilized. The market absorbed an enormous increase in supply — inventory nearly tripled from the 2022 low — without a price crash. That tells me demand is real, not speculative. Buyers are still here. They are just more rate-sensitive and more selective than they were during the pandemic frenzy.
The Southwest Premium: Why Our Corridor Is Different
Here is the part that matters most if you are looking specifically at Southwest Las Vegas: our corridor has outperformed the broader metro for two consecutive years. While the valley-wide median softened to $470K, our ZIPs tell a different story. Southern Highlands (89141) posted a $535K median with 4.5% year-over-year growth. Mountain's Edge (89178) held at $512K. These are premiums over the metro median that reflect genuine demand drivers — newer housing stock, master-planned amenities, guard-gated security, and the commercial boom along the 215 corridor.
The Durango Casino & Resort, The Uncommons, The Bend, and billions in infrastructure investment are not abstract talking points. They are the reason buyers keep choosing the Southwest over other parts of the valley. When I show homes in Summerlin and then drive clients back to the Southwest, the difference is visible: newer homes, better amenities density, and a food scene that I genuinely believe is better than Summerlin's.
Inventory: More Choice, More Leverage
The 28.8% year-over-year inventory increase is the single biggest factor reshaping the market. At 8,718 active listings without offers and roughly 4 months of supply, we are at levels not seen since 2019. For buyers, this means breathing room. You can tour multiple homes. You can negotiate on inspection items. You can ask for closing cost assistance. None of that was possible in 2021-2022.
But here is the nuance: inventory growth is uneven. In Mountain's Edge (89178), buyers have genuine selection with 1,314 active listings. In the guard-gated sections of Southern Highlands and Rhodes Ranch, inventory stays tight. The broader ZIP data captures the open communities alongside the gated enclaves, masking how scarce well-priced listings are inside the gates. That is where agent knowledge matters — I track the gate communities separately.
Days on Market Rising — But Well-Priced Homes Still Sell
Across the Southwest ZIPs, days on market range from 28 (89148) to 90 (89113). The variance tells you everything: price and condition determine speed. In 89148, where the median is around $501K-$510K and homes go pending in 28 days, the demand at that price point is strong. In 89113 (Spanish Trail area), where homes average 90 days on market, the luxury segment moves slower — buyers at that price tier are more discerning, and homes that need updates or are priced above recent comps sit longer.
The lesson for sellers: price realistically from day one. The market has shifted. Overpricing is the fastest way to a stale listing. The first two weeks generate the most showings — if you miss that window, you lose momentum.
Cash Buyers Still Active
Cash transactions represented roughly 23% of all Las Vegas sales in 2025 — a consistent share that has held for years. This is a structural feature of the market, not a cyclical one. Las Vegas attracts retirees, investors, and second-home buyers who pay cash. In the Southwest, where many communities are newer and attract relocating professionals, the cash share may be even higher. For sellers, this means fewer financing contingencies fall through. For buyers competing with cash, having a strong local lender and a pre-underwritten loan is your best strategy.
Community-by-Community Breakdown
Mountain's Edge (89178) — $512K Median
The community with the most inventory and the widest price range. At $512K median, it is about $42K above the metro average — but you get newer construction (mostly 2000s-2020s), over 30 parks, Exploration Peak with its summit hike, and excellent CCSD school access to Reedom Elementary and Canarelli Middle School. The 1,314 active listings mean genuine buyer choice. Price per square foot at $238 is competitive for the corridor. This is my top recommendation for first-time buyers and families who want Southwest access without the guard-gated premium.
Southern Highlands (89141) — $535K Median, Up 4.5% YoY
The strongest performer in the Southwest corridor by price growth. $535K median, 4.5% year-over-year appreciation, and the second-highest sales volume in all of Las Vegas in 2024 with 1,614 sales. The gap between the broader ZIP median ($535K) and the guard-gated community resale median (approximately $825K, per NREG June 2026 data) reflects the wide range of housing stock — from non-gated neighborhoods to luxury estates on the Robert Trent Jones golf course. At 36.5 days on market, homes here move faster than almost anywhere else in the Southwest. If you are shopping in Southern Highlands, expect competition for well-priced properties.
Rhodes Ranch Area (89148) — $501K–$510K
The broader 89148 ZIP shows a median of $501K-$510K with 28 days to pending — the fastest absorption rate in the Southwest corridor. But this ZIP covers both the guard-gated Rhodes Ranch community and surrounding neighborhoods. Inside the gates, inventory stays tight and prices run higher. I live in Rhodes Ranch, so I track this closest: well-priced homes in the core $550K-$780K range inside the gates still attract multiple offers. The R Club, championship golf course, and 30-plus annual community events keep demand strong. If you want inside the gates, be ready to move fast.
Spanish Trail Area (89113) — $507K Median
Spanish Trail's broader ZIP shows a $507K median with 90 days on market — the slowest in the corridor. This reflects the wide range of inventory in 89113, from older non-gated product to luxury golf estates. Inside the Spanish Trail guard gates — 1,252 homes on a private 27-hole RTJ golf course — pricing varies dramatically by condition, lot, and village (Carmel, Links, Springs). The community's mature landscaping, larger lots, and established character appeal to a specific buyer who values space and privacy over turnkey new construction. The longer days on market are not necessarily a negative — it just takes time to match the right buyer with the right estate.
Nevada Trails — $400K–$550K Range
Granular sub-community data is not published monthly for Nevada Trails, so I track it through broader 89178 activity and MLS. This community of 1,432 homes by Pardee Homes offers some of the best value in the Southwest corridor. Strong rental demand, walkable access to Sierra Vista High School and Canarelli Middle School, and an award-winning sustainability program with community gardens. For buyers who want Southwest location at an entry-level price point, Nevada Trails is worth a serious look.
What I Am Telling Clients This Week
For Buyers
This is the most balanced market for buyers since 2019. Four months of supply means you can be selective. You can negotiate. You can tour multiple homes and compare. But do not confuse balance with a fire sale — prices are holding, and the Southwest corridor is outperforming the valley. The key is to identify what you want, get pre-approved (or pre-underwritten), and be ready to move when the right property comes up. In the Southwest's top-performing ZIPs like 89141 and 89148, well-priced homes still attract competition. Rates in the mid-6% range are manageable, and builders are offering aggressive incentives — rate buydowns, closing cost credits, upgrade packages — that can make new construction more affordable than resale.
For Sellers
Pricing strategy is everything in this market. The days of listing high and waiting for a bidding war are over. Homes that are priced right, staged well, and marketed effectively are still selling in under 30 days in the Southwest's most desirable ZIPs. Homes that are overpriced sit for 60, 90, 120 days — and every extra week costs you negotiating leverage. Your competition is not just the house down the street. It is the brand-new build two miles away with a 5.5% rate buydown and closing cost assistance. I provide a data-driven pricing analysis for every listing, factoring in comparable sales, market velocity by price bracket, and active buyer demand signals from my daily conversations with other agents and clients.
