Blue Heron's Stonewater is selling fast. STIX ASIA is rising at The Uncommons. The Bend keeps adding new restaurants and a pickleball complex is coming soon. And I keep hearing the same thing from buyers: this corridor is the future of Las Vegas. Here is everything happening right now, from your local guide who actually lives here.

New Construction Updates & Builder News — July 2026
Around 18 builders are active across the Las Vegas valley, and the Southwest corridor has some of the most exciting new construction right now. Here is the latest on each active community.
Westridge at Southern Highlands — Lennar
HotLennar's newest community in Southern Highlands is Westridge, perched along a western ridge with panoramic views of the Spring Mountains. The Las Vegas Review-Journal recently featured this project — homesites are taking shape with Lennar's signature "Everything's Included" packages. This is one of the last major new-construction pockets within Southern Highlands, and the views alone make it worth a visit. Expect pricing from the mid-$500s to $700s depending on the lot.
Browse new constructionStonewater at Southern Highlands — Blue Heron
New CommunityBlue Heron's Stonewater is an active gated community within Southern Highlands offering three two-story floor plans with indoor-outdoor living at the heart of the design. This is a smaller, boutique-style community compared to the massive master plans — think quality over quantity. Stonewater is attracting buyers who want a newer home in Southern Highlands without waiting years for a full build.
Century Communities — Southern Highlands
Century Communities has semi-custom homesites in the southwest corner of Southern Highlands, with base pricing around $720,000 for approximately 2,800 square foot plans. This is currently the most accessible new-construction price point in this guard-gated community. For buyers looking at Southern Highlands but priced out of the Toll Brothers estate lots, Century is worth your attention.
Mountain's Edge — Wind-Down Phase
Mountain's Edge is substantially built out with over 14,500 homes across 3,500 acres. New-construction inventory here is limited, but Lennar still runs multiple active series, KB Home operates at Aven (Landings and Reserves), and Harmony Homes has Alpian Meadows and Aspire communities. Entry-tier homes from Cornerstone and Aspire offer the strongest value — typically the lowest price per square foot in the Southwest corridor.

Rhodes Ranch is in its final construction phases. As of early July, 69 active resale listings carried an average price of $579,000 at $249 per square foot. New-construction lots here are at the tail end, so if you are looking for a brand-new home in this guard-gated golf community, the window is closing. I live here — reach out and I can show you what is available.

Spanish Trail is fully built — all 750 single-family estate homes across 16 named villages were completed between 1979 and 1995. There is no master-developer new construction here. All activity is resale plus occasional teardown-rebuilds on premium golf-course lots. If you want established luxury with mature landscaping and a private 27-hole RTJ golf course, Spanish Trail is the pick.

Pardee Homes' Nevada Trails is a master-planned community with 1,432 homes and 23 acres of parks. While no major new-construction phases are active, the community's award-winning sustainability features and neighborly atmosphere make it a consistent resale favorite. Homes in the low-to-mid $400s are common, with great access to Sierra Vista High School and the 215 Beltway.

The 215 Beltway widening between Durango Drive and the I-15 continues to transform the Southwest corridor. What was once a frustrating bottleneck is now a proper multi-lane artery with improved on-ramps at Buffalo, Rainbow, and Durango. New local connectors are opening up access to the communities west of the Beltway, and the road improvements are driving new commercial development along the corridor. Switch's data center campus continues to expand near the 215 and Durango, and the area has attracted nearly 250,000 residents. Every time I drive home, I see another piece of infrastructure going in — this part of town is being built for the future.

Community Spotlights: What Makes Each Neighborhood Unique
Every community in Southwest Las Vegas has its own personality. I have hiked the trails, shopped the markets, and eaten at the local restaurants in every one. Here is my honest take.
Mountain's Edge
Best ValueMountain's Edge is still the best-value master plan in Las Vegas. Over 14,500 homes spread across 3,500 acres, 30+ parks, the iconic Exploration Peak with its summit hike and seasonal snow play, and a community designed around outdoor living. The Mountain's Edge Marketplace off Buffalo and Blue Diamond has grocery, dining, and retail. Walkability is surprisingly good for a master plan — trails connect most neighborhoods to parks and the central commercial area. People move here because you get more home for the money than Summerlin, with the same mountain views and better proximity to the expanding restaurant corridor along Durango Drive.
Southern Highlands
Premium LivingGuard-gated with approximately 8,500 homes across 40+ neighborhoods, a private Robert Trent Jones Sr. golf course, and a level of community investment that rivals Summerlin. Westridge and Stonewater are bringing new-construction energy back to this community. The Fresh52 Farmers Market runs every other Saturday on Southern Highlands Parkway. Public school assignments vary by address; community sources report Stuckey Elementary, Canarelli Middle School, and Desert Oasis or Sierra Vista High School for different sections of Southern Highlands. Confirm any address at the CCSD School Finder.
Rhodes Ranch
Golf LifestyleFull disclosure — I live here, and I love it. Approximately 3,795 homes wrapped around a championship 18-hole Ted Robinson golf course, with the R Club recreation center anchoring community life. Six pools, tennis and pickleball courts, a full fitness center, walking trails, and over 30 community events per year. The guard-gated security gives peace of mind. The location off the 215 at Durango puts you 5 minutes from Durango Casino, 10 minutes from The Uncommons, and 12 minutes from The Bend. Walkability is consistently cited by residents as a top reason they love living here.
Spanish Trail
Established LuxurySpanish Trail is Southwest Las Vegas's original luxury country club community. Established in the 1980s, it has 750 single-family estate homes across 16 named villages — Carmel, Links, and Springs are the three main sections. The private 27-hole Robert Trent Jones Jr. golf course, mature palm and olive trees, and quiet guard-gated streets give it a prestige that the newer master plans cannot replicate. If you want the established country club lifestyle without Summerlin's price tag, Spanish Trail is the move.
Nevada Trails
Hidden GemIf you want a quiet, well-maintained community with reported school data worth checking and a genuine neighborly feel, Nevada Trails deserves a serious look. Pardee Homes built this 1,432-home community around a sustainability ethos: desert-adaptive landscaping, community gardens, and a low HOA. The location near the 215 and Durango puts you close to everything while keeping the neighborhood peaceful. Sierra Vista High School is walkable from parts of the community; confirm the exact assignment for any address at the CCSD School Finder.

Local Dining & Restaurant Guide
I will say it again: Southwest Las Vegas has better food than Summerlin. Better Thai, better ramen, better brewery culture, and a growing Asian food scene that no other part of the valley can match. Here is where I eat and what I am most excited about.
Durango Casino & Resort Dining
Durango's dining scene keeps getting better. Nicco's Prime Cuts remains my go-to for a steak dinner. Summer House serves fresh California-inspired fare in a bright space. Villa's Tacos just opened in the Eat Your Heart Out food hall, replacing Fiorella Pasta Bar — their birria tacos are outstanding. And Emeril Lagasse's Meril is planned to open later this year, which will be a huge addition. The food hall concept at Durango rotates concepts to keep things fresh, and with the $385 million expansion adding movie theaters and bowling, the dining options will only grow.
The Uncommons — Food & Lifestyle District
The $850 million, 40-acre UnCommons campus at Durango and the 215 is the heart of the Southwest's culinary revival. The biggest news right now is STIX ASIA, an 18,000-square-foot Asian food hall from Honolulu that began construction in April 2026. When it opens later this year, it will feature 12 dining concepts with live cooking stations — most of them entirely new to Las Vegas. This is going to be a game-changer for the Asian food scene in the Southwest.
Rare Society
Live-fire steakhouse from chef Brad Wise. Their bone-in ribeye and steak boards are outstanding. Best date-night spot in the Southwest.
Blue Bottle Coffee
Third-wave coffee in a sunlit space. My Saturday morning ritual before the farmers market.
Salt & Straw
Portland's famous ice cream shop. Try the honey lavender or the seasonal summer flavors.
All'Antico Vinaio
Florentine sandwiches on schiacciata bread. The La Paradiso with prosciutto, pecorino, and truffle cream is perfection.
The Bend — Dining & Retail Plaza
The Bend at 8700 W. Sunset Road keeps getting better. Here is what is open and thriving right now:
- Marufuku Ramen — The first Nevada location of this Bay Area ramen icon. Their Hakata Tonkotsu is the best ramen in the Southwest.
- Evolve Brewing — 250-seat craft brewery from the Aces & Ales team. Rotating taps, great IPA selection, and a spacious outdoor patio. Happy hour here is a neighborhood staple.
- Butcher & Thief — Steakhouse from the Carson Kitchen team. Craft cocktails and a warm, wood-paneled interior.
- With Love, Always — Viral smash-burger spot that opened in late 2025. Lines form for a reason — the double cheeseburger with grilled onions is worth the wait.
- Mothership Coffee Roasters — Third-wave coffee, excellent pastries, and a clean minimalist space for working or catching up with friends.
- Killer Whale Creamery — Artisan ice cream for hot summer evenings.
Coming soon: The Electric Pickle — a 10,000-square-foot, 3-acre pickleball complex with nine courts, a two-story restaurant, three bars, and a concert lawn. This will make The Bend a full entertainment destination.
Asian & Thai Food Scene
As someone who speaks Thai and has deep ties to the Asian community, I am especially excited about the direction our food scene is heading. STIX ASIA at The Uncommons will bring 12 Asian concepts when it opens. Marufuku Ramen at The Bend already serves the best Tonkotsu in the valley. Lotus of Siam (James Beard-recognized) has a loyal following. And the Thai food trucks and family-run restaurants across the Southwest offer some of the most authentic Isaan and Northern Thai cooking outside of Bangkok. This area is becoming a true Asian food destination.

What This Means Right Now
For Buyers
Rates in the mid-6% range are manageable, and builders are offering aggressive incentives — rate buydowns, closing cost credits, and upgraded packages. Seller fatigue is real: homes that have been on the market for 45+ days are often open to negotiation. If you are looking at new construction, Century Communities in Southern Highlands and KB Home's Stonebridge in Mountain's Edge offer the best entry-level value right now.
For Sellers
Inventory is still below the 6-month balanced market threshold. Well-priced, well-staged homes in desirable communities like Rhodes Ranch and Southern Highlands are selling in under 30 days. The key is pricing against new-construction competition. Builders are offering rate buydowns and closing credits that existing-home sellers need to account for in their pricing strategy.
Why the Southwest Is Booming
The numbers tell the story. Nearly 250,000 residents call this corridor home. The 215 is being widened. Switch's data center campus keeps expanding. Life Time fitness is anchoring a mixed-use project at the 215 and Durango. Restaurants are opening at a faster rate than any other part of the valley. And new homes — from entry-level townhomes to luxury custom estates — are going up across every price point. The Southwest is where Las Vegas is growing, and that growth is creating value for everyone who gets in early.
Martin's Late July Picks
What I am eating, doing, and telling my own clients this week
Best New Dining Experience
With Love, Always at The Bend for smash burgers, then walk next door to Killer Whale Creamery for dessert. Casual, affordable, and entirely in our neighborhood. No Strip traffic, no hassle.
Best Weekend Plan
Sunday morning at The Uncommons farmers market (10 AM), Blue Bottle Coffee, then a walk through the Vestra complex to see the new units. If you want to lease a Vesta apartment, I can get you a tour and a commission-friendly rate.
Best Happy Hour
Evolve Brewing at The Bend for craft beer on the patio. Or the One Night of Queen tribute at Durango on July 24 — grab dinner at Summer House first, then walk over to the show.
Best Buyer Advice
If you are considering a move to the Southwest, the window on new construction in Southern Highlands and Rhodes Ranch is narrowing. Builder incentives are strong, rates are manageable, and prices are trending up. My advice: tour Westridge and Stonewater this month while new phases are releasing. Let me set up a custom tour for you.
Why I Live Here — and Why You Should Too
I chose Southwest Las Vegas because it is the part of the valley with the most momentum. New roads, new restaurants, new communities, new energy. I speak Thai and German to help international buyers feel at home. I live in Rhodes Ranch and I am at The Uncommons for coffee every weekend. When you work with me, you are not just getting a real estate agent — you are getting a neighbor who knows every street, every restaurant, and every community in this corridor.
