Southwest Las Vegas Mid-Year 2026: New Construction, Dining, Events & Market Update
I live in Southwest Las Vegas, and I've never seen anything like this summer. Station Casinos is celebrating its 50th anniversary with $1.99 margaritas at Durango. STIX ASIA is rising at The Uncommons. The Bend is packed with new restaurants and a pickleball complex is on the way. And all the while, new homes are going up faster than ever in Mountain's Edge, Southern Highlands, Rhodes Ranch, Nevada Trails, and Spanish Trail. Here's your complete mid-year guide to everything happening right now in the Southwest corridor.

When people ask me why I chose to live in Southwest Las Vegas, I tell them the same thing: this is where the future of the valley is being built. I've watched new roads connect communities, billion-dollar commercial developments rise from the desert floor, and restaurants open that rival anything on the Strip or in Summerlin — and I'd argue our food scene is better. Every week I meet buyers from California, Texas, and even internationally who are making the move. Here's what's happening right now, from someone who lives it every day.

New Construction & Builder News — Mid-Year 2026
The Southwest corridor is the hottest new-construction market in the Las Vegas valley. Nine-plus builders are active right now, with homes ranging from the low $300s to over $1 million. Here's the builder-by-builder breakdown as of July 2026.
Lennar
Lennar remains the biggest player in the Southwest, with active communities across Mountain's Edge, Southern Highlands, and newer developments near the 215 Beltway. Their "Everything's Included" model continues to outperform — you get stainless steel appliances, quartz countertops, and smart-home tech without paying extra. New phases opened this summer in the Valley Vista area near Buffalo and Warm Springs, with single-family homes from the high $400s.
View new construction communitiesD.R. Horton
D.R. Horton's Express Homes division is targeting move-up buyers in the Southwest with attached and single-family product starting in the low $400s. Their communities near Fort Apache and the 215 benefit from the new beltway interchange improvements, cutting commute times to the Strip and Summerlin.
KB Home
KB Home's Stonebridge community remains one of the best values in the Southwest. Built-to-order homes starting from the mid-$300s. KB's energy-efficient "Connected Home" packages are standard here — think smart thermostats, solar-ready wiring, and low-E windows that keep cooling costs down during those 110-degree July days.
Other Active Builders
- Pulte / Centex — Active in newer Southwest parcels with entry-level Centex product and move-up Pulte designs from the low $400s.
- Richmond American — Two-story plans in the high $400s to low $500s near the Durango corridor.
- Beazer Homes — Energy Star-certified homes with "Everything Included" packages starting in the mid-$400s.
- Woodside Homes — Focusing on Southern Highlands infill lots with semi-custom designs from the $500s.
- Tri Pointe — Select Southwest lots with architecturally distinct designs for buyers looking for something beyond the standard production-home look.
Infrastructure & New Roads
The 215 Beltway widening between Durango and the 15 is a game-changer. What was a bottleneck is now a proper six-lane corridor with improved on-ramps and off-ramps at Buffalo, Rainbow, and Durango. New local connectors are opening up access to Nevada Trails and the new developments west of the Beltway. Switch's massive data center campus continues to expand, and the Life Time fitness-anchored Halo Tower mixed-use project is taking shape near the 215 and Durango. The investment flowing into this corridor is staggering — and it's not slowing down.

Community Spotlights: What Makes Each Neighborhood Unique
Every community in Southwest Las Vegas has its own personality. I've walked the streets, hiked the trails, and eaten at the neighborhood restaurants. Here's my honest take on each major community.
Mountain's Edge
Best ValueWith over 14,000 homes and counting, Mountain's Edge is the largest master plan in the Southwest and arguably the best value in the entire valley. Thirty-plus parks, the iconic Exploration Peak with its summit hike and seasonal snow play, and a brand-new community center make this a magnet for families. The Mountain's Edge Marketplace off Buffalo and Blue Diamond has grocery, dining, and retail — everything you need is within a 5-minute drive. I see more out-of-state buyers choosing Mountain's Edge over Summerlin because you get more home for the money and the same desert-mountain lifestyle.
Southern Highlands
Premium LivingGuard-gated, 8,500 homes, 40+ neighborhoods, a private Robert Trent Jones Sr. golf course, and the Fresh52 Farmers Market every other Saturday. Southern Highlands is for buyers who want resort-style living without the HOA fees of Lake Las Vegas or the premium of Summerlin. The community is split into distinct villages — Fairway, Ridges, Gardens — each with its own entry and character. Public school assignments vary by address; community sources report Stuckey Elementary, Canarelli Middle School, and Desert Oasis or Sierra Vista High School for different sections. Confirm any address at the CCSD School Finder.
Rhodes Ranch
Golf LifestyleThis is where I live, so maybe I'm biased — but Rhodes Ranch is special. ~3,795 homes wrapped around a championship 18-hole golf course designed by Ted Robinson, with a 35,000-square-foot R Club recreation center that puts most community centers to shame. Six pools, tennis and pickleball courts, a full fitness center, and over 30 community events per year. Walking trails connect the entire neighborhood. The guard-gated security gives peace of mind, and the location — right off the 215 at Durango — puts you 5 minutes from Durango Casino and 10 minutes from The Bend.
Spanish Trail
Established LuxurySpanish Trail is Southwest Las Vegas's original luxury community — established in the 1980s, with 1,252 homes on a private 27-hole Robert Trent Jones Jr. golf course. The mature landscaping here is unmatched: towering palm trees, mature olive and pine trees, and lush fairways that feel decades older than the newer master plans. Spanish Trail has three distinct villages — Carmel, Links, and Springs — with custom estates, executive villas, and classic single-family homes. If you want established luxury with a side of clubhouse prestige, this is it.
Nevada Trails
Hidden GemIf I had to pick the most underrated community in the Southwest, it'd be Nevada Trails. 1,432 homes on 23 acres of parks, with an award-winning sustainability program and a neighborly feel that's increasingly rare in Las Vegas. Built by Pardee Homes in the late 2000s, the community features desert-adaptive landscaping, community gardens, and a strong HOA that keeps the common areas pristine. The schools — Sierra Vista High School and Canarelli Middle School — are well-rated and walkable from parts of the community.

Local Dining & Restaurant Guide
I'll say it plainly: Southwest Las Vegas has better food than Summerlin. Better Thai, better ramen, better brewery culture, and a growing Asian food scene that Summerlin just can't match. Here's where I eat.
The Uncommons — Food & Lifestyle District
The $850 million, 40-acre UnCommons campus at Durango and the 215 is the heart of the Southwest's culinary renaissance. This mixed-use development houses offices (DraftKings, Deloitte, CBRE), over 800 residential units at Vestra at UnCommons, and a growing collection of dining destinations.
STIX ASIA — Coming Fall 2026
An 18,000-square-foot Asian food hall from Honolulu with 12 dining concepts, live cooking stations, and most vendors entirely new to Las Vegas. Under construction now — I'm doing hard-hat visits as soon as they open them up.
Rare Society
Live-fire steakhouse from San Diego chef Brad Wise. 160 seats, signature steak boards, and a wine list that rivals the Strip. Perfect for a celebration dinner.
All'Antico Vinaio
The legendary Florentine sandwich shop — think schiacciata bread with fresh prosciutto, pecorino, and truffle cream. Lines form for a reason.
Siempre, J.B.
Modern Mexican from AYYA Hospitality Group. Fresh ceviche, creative tacos, and an excellent tequila selection.
Coming soon: The Assembly — a 5,000 sq ft dedicated event venue for networking, weddings, and community events. Plus the weekly Fresh52 Farmers Market and monthly "Market in the Alley" vendor events.
The Bend — New Dining & Retail Plaza
The Bend at 8700 W. Sunset Road has quickly become one of my favorite places to grab a bite. Here's what's open right now:
- Marufuku Ramen — Some of the best Tonkotsu and Hakata-style ramen in the valley. The spicy garlic edamame is a must-order.
- Evolve Brewing — Craft brewery from the Aces & Ales team with rotating taps and a great outdoor patio. Their IPA game is strong.
- Mothership Coffee Roasters — Third-wave coffee that rivals the best in the city. Great pastries, too.
- Saint Felix — A proper bar and restaurant for a night out. Cocktails, small plates, and good energy.
- Killer Whale Creamery — Artisan ice cream for the hot summer nights. The kids will love it.
And coming soon: The Electric Pickle — a 10,000-square-foot, 3-acre pickleball complex backed by Travis Kelce and Patrick Mahomes. Nine courts, a two-story restaurant with patio, three bars, and a concert lawn. This will transform The Bend into a full entertainment district.
Durango Casino & Resort Dining
Durango's dining scene is legit. Nicco's Prime Cuts is my go-to for a steak dinner — the bone-in ribeye rivals anything on the Strip. Mijo's Modern Mexican does a killer table-side guacamole, and Summer House serves fresh California-inspired fare in a sun-drenched space. But the real gem is the "Eat Your Heart Out" food hall — a curated lineup of fast-casual concepts that rotates through local favorites. And with the 50th anniversary celebration going on all month, the $1.99 margaritas are the best deal in the Southwest.
Part 4
Events & Entertainment — July 2026
Summer in Southwest Las Vegas is packed with things to do. Here's exactly what's happening right now.
Don't Miss
Station Casinos 50th Anniversary — All July Long
Station Casinos turns 50 in July 2026 and the celebration is massive. Vintage photo booths ($5 per strip), live-music lineups, collector's commemorative items, and $1.99 margaritas across all properties. Durango Casino is the epicenter for Southwest residents. Also happening:
- World Soccer Championship — Every game live through July 19 at Durango's sportsbook with VIP seating
- "Summer Dreamin'" Hotel Promotion — 30% off rooms through the summer

The Uncommons Summer Events
- Fresh52 Farmers Market — Every Sunday, 10 AM – 2 PM. Fresh local produce, artisan goods, and food vendors right in your neighborhood.
- Free Mat Pilates in the Park — Hosted by The Good Place LV, continuing through summer. Great way to meet neighbors.
- Market in the Alley — Monthly vendor market in The Quad greenspace. Curated local makers.
- Vestra at UnCommons — Over 800 luxury apartments available for rent. I get a nice commission on these — call me for a tour.
The Bend Happenings
The Bend's restaurants and bars host regular happy hour specials and seasonal menus. Lotus of Siam (James Beard-recognized Thai), Butcher & Thief for craft cocktails and steak, and Evolve Brewing's rotating taps make it a great evening destination. Galaxy Theatres is open for movies. And when Electric Pickle opens with its nine pickleball courts, restaurant, three bars, and concert lawn — The Bend will be a weekend destination.

What This Means for Buyers & Sellers
For Buyers
Rates in the mid-6% range are manageable, and builders are offering aggressive incentives — rate buydowns, closing cost credits, and upgraded packages. New construction is the best value right now. For existing homes, be ready to move quickly on well-priced inventory below $500K.
For Sellers
Inventory is still below balanced levels, and well-priced, well-staged homes are selling in under 30 days. The new construction competition means existing homes need to be priced realistically. I've been advising sellers on pricing strategy that accounts for both builder incentives and buyer rate sensitivity.
Martin's Mid-Year Picks
Where I'm eating, what I'm doing, and what I'm telling my own clients this month
Best Date Night
Rare Society at The Uncommons for a steak dinner, then a walk across campus to Salt & Straw for ice cream. If you want something more casual, grab ramen at Marufuku at The Bend and finish with a beer at Evolve Brewing. No Strip traffic, no valet lines — just good food in our backyard.
Best Family Activity
Exploration Peak in Mountain's Edge for a sunrise hike — the view of the Spring Mountains is unbeatable. Then hit the Mountain's Edge Farmers Market on a Tuesday. With the 50th anniversary celebration at Durango, the Sunday farmers market at The Uncommons is also a fantastic family outing.
Best Happy Hour
The $1.99 margaritas at Durango Casino for the 50th anniversary are unbeatable. Otherwise, Evolve Brewing at The Bend for craft beer and a pretzel, or Saint Felix for craft cocktails. The Southwest happy hour scene is better than Summerlin's — and I'll fight anyone who disagrees.
Best Buyer Advice
If you're considering a move to the Southwest, now is the time. Builder incentives are strong, rates are manageable, and the corridor is getting more expensive every quarter. I tell my clients: buy where the growth is, and the Southwest is where Las Vegas is growing fastest. Let's talk about your options.
Why I Live Here — and Why You Should Too
I chose Southwest Las Vegas because it's the part of the valley that's still being built — new roads, new restaurants, new communities, new energy. I speak Thai and German to help international buyers feel at home. I live in Rhodes Ranch and I'm at The Uncommons for coffee every weekend. When you work with me, you're not just getting a real estate agent — you're getting a neighbor, a guide, and someone who genuinely loves this corner of Las Vegas.
