New Construction Update: Fresh Lots, New Roads & the $30B Boom

This is my mid-September new construction update, and the headline is simple: the Southwest is still building, and it is building at a pace the rest of the valley is noticing. There are roughly 2,800 residential units under construction in this corridor right now, about 185 brand-new homes are on the market across the southwest ZIPs near Town Square, and the roads are being rebuilt underneath all of it. Here is exactly where the builders, the communities, and the infrastructure stand today, from a guy who lives here and watches it out his window.

I drove the corridor twice this week, once at lunch and once on my way home after showing a resale in Spanish Trail, and the cranes and framing crews did not stop for either of them. The Southwest is in a mature build-out phase, which means the story has shifted from endless raw desert to something better: final lots in the established master plans, fresh builder tracts competing on price, and the infrastructure dollars catching up to all those rooftops. If you are shopping for new construction, this is the sweet spot, because the builders are hungry and the incentives are real.

Mountain's Edge: D.R. Horton's Canyon Trails Phase II & the Final Lots

Mountain's Edge is roughly 90 percent built out now, and the remaining inventory is the story. D.R. Horton is actively selling Canyon Trails Phase II in the 89178 side of the neighborhood, a verified community with new homes from about $357,000 to $382,000 and around 1,300 square feet on up, which is some of the sharpest entry pricing you will find in the whole corridor. KB Home is working its newer Aspire section, and Beazer keeps a steady presence in the master plan as well.

Across the builders there are somewhere in the 60 to 90 final infill lots left, and at the pace of roughly 90 homes a month the endgame is closing fast. If Mountain's Edge is on your list, the parks, trails, and Exploration Peak views are permanent, but the builder inventory absolutely is not.

Rhodes Ranch: Richmond American's Lexington Chase & the Final Phases

Over in Rhodes Ranch, where I live, Richmond American is actively selling Lexington Chase in the 89148 neighborhood, three to five bedroom floor plans from about $602,000 to $715,000, with builder incentives and move-in-ready homes that have been dated for this August. It is one of the few genuinely active new-home tracts left inside the guard gates, and buyers who want new construction plus the 24-hour security and the resort-style pools get both in one address.

Century Communities has been working the final phases of Rhodes Ranch, including The Irons, as the neighborhood matures into mostly resale. I watch the listing count here myself every week, and the message is consistent: supply is finite while demand keeps showing up. If you want new inside the gates, Lexington Chase is the name to move on.

Southern Highlands: Lennar Coming Early 2027 & The Canyons

Southern Highlands has settled into its luxury resale identity, which is exactly why the remaining new-build pockets matter. There are only about 40 to 60 active new lots left, most of them in The Canyons, and Century Communities keeps doing semi-custom work at Stonewater and in the Cliffs enclaves from the $700,000s and climbing. The headline for buyers watching new construction here is Lennar, which has fresh Southern Highlands plans listed as coming early 2027, from around $700,000.

For anyone who wants turnkey depth right now, the Southern Highlands resale pool is deep, and that depth is a feature. New construction is the tease for next year, but the resale market is where you can actually close this fall.

Spanish Trail & Nevada Trails: Built Out, Resale Deep

Spanish Trail and Nevada Trails are both fully built out, and there is a reason that is a strength rather than a problem. Mature landscaping, established neighbors, and typically more space per dollar than the newest phases are exactly what many buyers are comparing against Summerlin right now. Spanish Trail in particular has become a teardown-and-custom-rebuild market on a handful of lots, with the median closing near $1.05 million, so the "new construction" there is increasingly a custom build on an established gated-country-club lot rather than a builder tract.

Nevada Trails, over in the 89113 corridor near the Beltway and Durango, plays the same mature role for mid-market buyers, with solid schools nearby and easy freeway access. When I walk buyers through both, the pitch is the same: you are buying into a finished neighborhood, not betting on a build-out timeline.

Taylor Morrison & the New Name Coming to Town

One builder headline worth knowing this year is Taylor Morrison debuting its Esplanade resort-lifestyle brand in Las Vegas in 2026. That is the 55-plus active-adult line aimed at a very specific, very eager buyer, and it is a signal that the big national builders see Southwest Las Vegas as a place with staying power, not a passing wave. Add that to the usual lineup of Lennar, KB Home, D.R. Horton, Pulte, Richmond American, and Century Communities, and you have one of the most builder-dense corridors in the entire valley.

New Roads & Investment: The Corridor Is Being Rebuilt Underneath Us

The infrastructure is what really makes the boom feel real. Clark County Public Works kicked off a road and traffic-signal upgrade on Warm Springs Road from Decatur to Dean Martin, plus segments along Decatur and Valley View, back in January, and it runs through March 2027. That is the kind of project that touches everyone who lives in Mountain's Edge, Southern Highlands, or along the 215 corridor, and it is happening in plain view right now.

The broader context is staggering. Las Vegas is in the middle of a roughly $30 billion construction boom for 2026, with tens of billions more in megaprojects queued through 2030, and a meaningful share of that is landing in the southwest. IndiCap recently filed plans for Southwest Bay, a 70,400-square-foot industrial project at Russell Road and Edmond Street with direct 215 Beltway and I-15 access, and the Life Time fitness club at Durango and Sunset is slated to open in late 2026. New homes, new roads, new retail, new jobs: the whole loop is compounding together.

What I Am Telling Clients This Week

For Buyers

September is delivering real choices in new construction, and the builders are competing for your business. If you want sharp entry pricing, D.R. Horton's Canyon Trails Phase II at Mountain's Edge starts around $357K. If you want new construction inside the gates, Richmond American's Lexington Chase at Rhodes Ranch runs from about $602K with incentives. Southern Highlands new-build is mostly next year via Lennar, so today that market is a resale conversation. Either way, this is a great window to negotiate rate buy-downs and closing-cost credits, because the builders want your signature before the year closes.

Key Signals I Am Watching

Six things I am tracking this week: (1) roughly 2,800 units under construction and about 185 new homes for sale across the southwest ZIPs near Town Square. (2) D.R. Horton selling Canyon Trails Phase II from around $357K. (3) Richmond American's Lexington Chase active at Rhodes Ranch from about $602K. (4) Lennar Southern Highlands pointed at early 2027. (5) The Warm Springs road and signal upgrade running through March 2027. (6) Taylor Morrison's Esplanade brand debuting in Vegas this year. Add the Southwest Bay industrial project and the Life Time opening, and the Southwest is compounding investment across every category at once.
