New Construction Update: The Southwest's Busiest Week Yet
This is my mid-September new construction update, and honestly it might be the busiest stretch this corridor has seen all year. The cranes on the north side of Durango Casino Resort are taller than they were a week ago, Mountain's Edge is counting down its final lots, and across Aven the model-home parking lots are full every single weekend. Here is exactly where new home construction and builder news stand today, from a guy who lives here and drives past all of it.

This is the update I look forward to writing every week, because the Southwest keeps proving the skeptics wrong. Valley-wide, builders delivered about 12,500 single-family homes in 2025, the most since 2007, and while permits have pulled back as builders focus on affordability, the enterprise corridor here still accounts for more than a fifth of the valley's new-home sales. New roads, new rooftops, new amenities: the whole machine is running, and it is running in my backyard.
Durango Casino Resort: The $385 Million North Expansion Keeps Rising
Station Casinos announced the $385 million, 275,000-square-foot north expansion back in October, broke ground at the start of January, and the work has not stopped since. On my drives down Durango I can watch the podium taking shape: roughly 400 new slot machines, a 36-lane bowling facility, luxury movie theaters, new restaurants and food-hall outlets, and more entertainment space. The target has been around 18 months from the January start, which points at mid-2027, and every week the skyline changes a little more.
For buyers, this is the single clearest vote of confidence in the corridor. The south-side Phase II, with its big new parking garage and expanded casino space, wrapped in December 2025. Now the north side is going vertical. When I tell out-of-state clients the Southwest is still building, this is the proof I point at from the highway.

The Bend: A Neighborhood Plaza That Keeps Filling In
At 8700 W. Sunset Road, The Bend keeps adding tenants and foot traffic. The first buildings are up and serving, some shops and restaurants already run happy hour specials, and Marufuku Ramen, Lotus of Siam, Mothership Coffee, and Evolve Brewing are drawing steady crowds. The pickleball complex from the Kelce-Mahomes group is still pointed at opening this fall, which will turn this corner into an even bigger weekend destination.
What I love walking buyers through here is how complete the loop has become: step out of a model home in the Aven area, grab a genuinely good ramen bowl, then land on a patio for happy hour, all without crossing the Strip or fighting for parking. That is what a real neighborhood feels like, and The Bend is the clearest expression of it in the Southwest.

The UnCommons: Final Office Tower and Stix Asia on Deck
The UnCommons team has the fifth and final office building on the 40-acre, $400 million campus at Durango in design, which tells you the full mixed-use vision is actually going to get built. Meanwhile Stix Asia, the 18,000-square-foot Asian food hall with a dozen dining concepts and live cooking stations, remains under construction and is targeting a fall opening.
And the Vesta condos above the campus keep leasing to renters who want the walkable life: Blue Bottle Coffee, the farmers market every Sunday, and restaurants steps from their door. For buyers weighing rent-before-you-buy, the Vesta is the address that sells the whole lifestyle in one visit.

Mountain's Edge: The Final Lots Are Going Fast
Mountain's Edge is a 12,000-home master plan, and the build-out is genuinely close to done. The community is sitting somewhere in the 60 to 90 remaining infill lots range, and at the pace of roughly 90 homes a month across the builders, this final phase is closing out quickly. The lineup selling through the endgame includes D.R. Horton, KB Home, Pulte, Richmond American, Century Communities, and Beazer Homes, with pricing from roughly $525,000 in entry-level neighborhoods up to around $895,000 for premium view lots.
If Mountain's Edge is your community, this is a this-week conversation, not a next-month one. The parks, trails, and Exploration Peak views are permanent, but the builder inventory is not. The model-home parking lots are still packed, and that tells me demand is not slowing down.

Southern Highlands, Rhodes Ranch, Spanish Trail & Nevada Trails
Southern Highlands is now mostly a luxury resale market, which is exactly why the remaining new-build pockets matter so much. Century Communities continues semi-custom work at Stonewater and in the Cliffs enclaves with limited active lots from the $700,000s and climbing, and Lennar has fresh Southern Highlands plans, including a new community pointed at an early-2027 release from around $700,000. For buyers who want turnkey depth right now, the Southern Highlands resale pool is deep, and that depth is a feature, not a bug.
Over in Rhodes Ranch, Century Communities has been working the final phases including The Irons as the neighborhood matures into mostly resale. I live here, so I watch the listing count myself, and supply is finite while demand keeps coming. The 24-hour guard-gated security, resort-style pools, and championship golf course remain the biggest draws.
Spanish Trail and Nevada Trails are both built out and resale-driven, which is their real strength: mature landscaping, established neighbors, and typically more space per dollar than the newest phases, exactly what many buyers are looking for when they compare against Summerlin.

Aven & the New-Home Pipeline Off the 215
The Aven area remains the most active new-home ground in the Southwest, and KB Home is the name to know there. The Landings at Aven keeps selling single-family homes from roughly the $430,000s, with the Reserves at Aven offering larger floor plans from about $510,000 and the KB Complete package of upgraded standard finishes. Just south, Pulte's Hayford Collection and Wellston Ridge keep the pipeline stocked, and D.R. Horton's Tempo Trails adds more single-family inventory to the Enterprise stretch nearest the newest commercial investment.
And builders like Lennar and Toll Brothers remain woven throughout the Southwest's recent history, which tells you the land these communities sit on has been in demand for decades. This current wave of investment is layered on top of that demand, not replacing it.

Roads & Infrastructure: The Corridor Is Being Rebuilt Around Us
The road investment this year is as visible as the rooftops. Clark County's CC-215 Sunset Road and Durango Drive on-ramps project is adding new on-ramps onto the Beltway, plus pavement rehab, curb, gutter, sidewalk, drainage, streetlights, and signing, along with a widening of the westbound 215 off-ramp onto southbound Durango with an extra left-turn lane. If you live in Aven, Mountain's Edge, or anywhere along the Sunset corridor, that translates directly into easier daily commutes.
The wider 215 Beltway is getting lane additions and new ramps this year, and the $49.5 million Airport Connector widening is adding an exit lane at Sunset Road, a real win for anyone who has ever crept toward the airport. And beyond the roads, the $40 million-plus Mountain's Edge Regional Park expansion, funded in part through BLM money, is set to break ground in late 2026 or early 2027, adding a destination amenity right in the middle of the Southwest. New roads, new retail, new homes, new parks: this is the full loop that makes the Southwest a place people move to, not just a place they drive past.

What I Am Telling Clients This Week
For Buyers
September is delivering real choices, but they are narrowing in the most sought-after spots. Mountain's Edge final lots are selling fast, KB Home at Aven offers strong value with the KB Complete package, Century Communities has limited semi-custom lots in Southern Highlands, and a fresh Lennar community is pointed at early 2027. Meanwhile Durango's north expansion keeps rising, The Bend is filling with happy hours, and the 215 is getting new Sunset on-ramps. If you have been waiting for a sign to move on the Southwest, this is about as good a sign as it gets.
Key Signals I Am Watching
Seven things I am tracking this week: (1) Durango's $385 million north expansion, with bowling, theaters, and food-hall outlets, is rising daily. (2) The CC-215 Sunset-Durango on-ramps project is moving the corridor. (3) The Bend's pickleball plans target this fall. (4) Stix Asia at The UnCommons targets a fall opening. (5) The UnCommons fifth and final office building is in design. (6) A new Lennar community at Southern Highlands is pointed at early 2027. (7) Mountain's Edge final-phase inventory keeps drawing down. Infrastructure, food, offices, resort amenities, and fresh homes: the whole ecosystem is compounding together, which is exactly why I tell buyers the Southwest is no longer an emerging story. It is the story.
