Southwest Las Vegas Weekly Market Update: September 11, 2026
The Las Vegas REALTORS’ (LVR) August report landed this week, and it is the freshest read we have had on the valley in a month: the median single-family price settled at $475,000, down a modest 1% year over year and about $15,000 below the all-time high from May and June. Sales slowed seasonally to 1,803 existing single-family closes, inventory kept climbing to roughly 10,300 active listings across homes and condos, and mortgage rates ticked up again to about 6.76% after the September 10 Freddie Mac survey. For the Southwest specifically, that combination, plus 43.4% of valley listings carrying at least one price cut, tells me buyers have genuine negotiating room right now while right-priced homes in our fastest communities still move quickly.

Data Snapshot
Southwest at a Glance: Mid-September 2026
I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures come from the August 2026 LVR report released September 9, live MLS trackers, Redfin neighborhood data, and community-specific reports, with attribution below. This week's story is simple: prices are easing from the peak, inventory is the highest it has been in years, and buyers in the Southwest have real leverage for the first time since the pandemic run.

Mountain's Edge (89178/89179)
~$490K-$512K sold
~$560K list · ~27 DOM · ~$216/sq ft
The 3,200-acre master plan is in its final build-out, with under 50 new lots left, so resale is the main path in. MLS-reported medians run around $512,500 (basically flat year over year), while Redfin's 3-month median sits near $490K (-6.2% YoY) and the median list across both ZIPs is near $560K. With its 30+ parks and the fast-selling reputation, Mountain's Edge still moves the quickest of the five.
Southern Highlands (89141)
~$635K sold
+1.6% YoY (Redfin 3-mo) · ~120 actives
The guard-gated star of the corridor stays the priciest and most resilient. Redfin pegs the 3-month median sale around $635,000 (up 1.6% YoY), with last month's average near $660K, while the broader 89141 ZIP median list runs near $600K (-1.2% YoY) and days on market run 45 to 70. Community medians span roughly $650K to $1.4M, so there is real range again for buyers who like room to negotiate.
Rhodes Ranch Area (89148/89113)
~$475K-$485K sold
~$530K-$600K list · guard-gated
I live in Rhodes Ranch, so this is the community I track most closely. Redfin shows the 3-month median around $485,000 (-3.0% YoY), neighborhood-level data runs near $475K, and ZIP list medians sit between $530K and $560K. The 89113 slice shared with Spanish Trail is slower, with sold medians down about 7.8% year over year, but the R Club, the private water park, and 24/7 gates keep a strong floor under resale value.
Spanish Trail (89113)
~$790K list
Roughly flat YoY · 1,500-home club
The 1,500-home guard-gated country club lists around $787K to $795K median, essentially flat year over year, with estates past $1M and custom homes to $3M+. Mature landscaping, lakes, fountains, and a Ted Robinson championship course define the 540-acre setting. At its price tier it is among the slower-moving Southwest communities, which means negotiation room for buyers who can move at this level.
Nevada Trails
~$400K-$430K entry
Best budget-friendly option of the majors
This 1,432-home Pardee community remains the most accessible of the five, with entry-level resale still found in the low-to-mid $400Ks and great rental demand. Walkable school access and a community garden program keep families interested. Sub-community medians are not published monthly, so I track it through the broader 89178 and 89113 figures and say so rather than guess.

Fall 2026 Picture
What the new LVR data tells us
The fall tone is set: the median eased $15,000 off the peak, sales softened seasonally, and roughly 43.4% of all valley listings carry a price cut with the typical cut around $18,900. Most local forecasters see the valley stabilizing in the mid-$460s range through Q3/Q4 before flattening, with modest 2 to 4% appreciation for 2026 concentrated in premium pockets like Southern Highlands and golf-frontage. Nobody serious is calling for a crash.

What the August LVR Report Means for the Southwest
Every month the LVR releases the valley's official snapshot, and this month's (released September 9) is the first to fully cover August: the median single-family price of $475,000 is down 1.0% year over year and $15,000 under the $490,000 all-time high set back in May and June. Condos and townhomes ticked up to a $299,900 median (+0.6% YoY). Closed sales were 1,803 for single-family, down 11.9% from July and 1.7% from a year earlier. That combination, prices easing slightly while inventory builds, is the definition of a balanced, normalizing market, and it is exactly what I have been telling out-of-state buyers who are afraid of overpaying.
Rates Tick Up Again: 6.76% and the FOMC Date on Your Calendar
Freddie Mac's September 10 survey put the 30-year fixed at 6.76% (15-year at 6.09%), up slightly from 6.71% on September 3. The Fed held its federal funds target at 3.50%-3.75% through the July meeting and the next decision is the September 15-16 FOMC meeting, with markets roughly split between a hike and a hold. My advice to buyers hasn't changed: if the monthly payment works at today's rate, buy now and refinance when rates ease. Every half-point of future cuts frees up roughly $145 a month for a typical borrower.
Why I Care About the 43.4% Price-Cut Number
Roughly 43.4% of active Las Vegas listings are carrying at least one price reduction, and about a quarter of them were cut within the last 30 days, with the typical cut around $18,900. That is not a crash signal; it is a pricing discipline signal. In the Southwest the effect is easy to feel: right-priced homes in Mountain's Edge and Rhodes Ranch still generate offers, while listings launched high just sit and accumulate days on market. If you are selling, price against genuine comps on day one. If you are buying, this week's report gives you the confidence to negotiate honestly on anything stale.
The Southwest Still Beats Summerlin on Value per Square Foot
The Southwest core ZIPs (89113, 89141, 89148, 89178) posted 90-day median sold prices in the roughly $475K to $548K band at about $276 per square foot, which still sits measurably below Summerlin on a square-foot basis while the corridor's dining and retail scene, from Durango Casino to The UnCommons to The Bend, keeps closing the lifestyle gap. Combined with reported school ratings, 30+ parks, and the new roads and on-ramp projects, it is why out-of-state and international buyers keep landing here in Enterprise township, now home to about 250,000 residents.
New Construction Keeps Pulling Buyers Southwest
Builders are still the big story along the 215. Enterprise and the 89178 corridor rank as some of the valley's most active new-construction ZIPs, with D.R. Horton (Meranto Bay), Richmond American Homes (Stonehaven and Arborbrook), and Storybook Homes (Ivyleaf Square) among those with currently reported communities, plus the model parks I track on the New Construction page. Incentives are common right now, and new-resale pricing stays competitive with resale, which is one more reason the Southwest feels like it is growing faster than anywhere else in the valley.
What I Am Telling Clients This Week
For Buyers
This is one of the most buyer-favorable setups we have had in years: rising inventory (~10,300 actives), 43.4% of listings cut, an easing median (now $475K) and rates stuck near 6.76%. Mountain's Edge and Rhodes Ranch give you value, Southern Highlands gives you range to negotiate at the top, and Nevada Trails keeps the budget floor low. Book the rate you can afford today and plan to refinance later. If a fresh, right-priced home hits the market, the fast communities still generate multiple offers, so act within days, not weeks.
For Sellers
The pricing discipline message is louder than ever now that nearly half of the market is cutting. List too high and everyone watches you cut on Zillow; list honestly from day one and serious buyers show up, especially in the premium pockets. August sales slowed seasonally, so expect a longer close in late fall and plan your time accordingly. I give every listing client a competitive analysis built from real closes and active competition within their exact community, not zip-level averages.
