Southwest Las Vegas Weekly Market Update: September 4, 2026
Your weekly data snapshot of the Southwest corridor. The valley median sits at $480K, down about 1% year over year. Existing single-family closed sales came in at 2,046 for July, up about 1.2% year over year. Live active inventory is running around 8,937 listings at the start of the month, and the typical home closes in about 27 to 31 days. Mortgage rates have ticked up to about 6.71% for the 30-year fixed. Now that we are entering fall 2026, the market is asking buyers, sellers, and everyone in between to price for balanced conditions, not a boom.

Southwest at a Glance: Early September 2026
I track the Southwest Las Vegas market every week because I live here, I help buyers and sellers daily, and I want you to have the real picture. These figures come from the Las Vegas REALTORS (LVR) monthly report, live MLS trackers, Redfin neighborhood data, Nevada Real Estate Group ZIP reports, and Freddie Mac, alongside my own tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails.

Southwest Communities: Early September 2026
Mountain's Edge (89178/89179)
~$512.5K median sold
+0.1% YoY · ~27 DOM · ~$560K median list
The 3,200-acre master plan with 30+ parks is nearing final build-out, and resale is now the main path in. MLS median sold data runs around $512,500, roughly flat year over year, with median list prices across the two ZIPs near $560K and a price band from about $350K used resale to ~$650K for premium views and newer construction. At about 27 days on market, Mountain's Edge remains one of the fastest-moving communities in the corridor. Granular weekly figures differ a bit by source, so I use the broader ZIP data with that context.
Southern Highlands (89141)
~$635K-$660K median sold
Sample +12.8% YoY · ~127 active · ~$740K-$780K median list
The guard-gated jewel of the corridor keeps the highest transaction volume in Southwest Las Vegas. Redfin samples run roughly $635K to $660K median sold, and the broader 89141 ZIP carries about 127 active listings at a median list near $740K to $780K, with days on market between about 50 and 70. Community medians span about $650K to $1.4M, so there is real range here. For buyers ready to negotiate at the premium tier, this is one of the corridor's best rooms for that.
Rhodes Ranch Area (89148)
~$475K median sold
~$530K-$545K median list · guard-gated
I live in Rhodes Ranch, so I track this community more closely than any other. Neighborhood-level data from neighborhoods.com shows median sold around $475K, with median list prices across 89148 running from about $530K to $545K and resale spanning from about $350K to $600K plus for golf-frontage. The R Club rec center, the private water park, and 24/7 gates keep a strong floor under values. Keep in mind the broader 89113 ZIP, which Rhodes Ranch shares with Spanish Trail, has cooled: median sold is down about 7.8% trailing twelve months, with supply closer to 7 to 8 months, so that slice of the corridor gives buyers real leverage right now.
Spanish Trail (89113)
~$790K median list
Roughly flat YoY · 540-acre country club
The 1,500-home guard-gated country club sits around a $787K to $795K median list, essentially flat year over year, with estates running well past $1M and custom homes to $3M plus. Mature landscaping, lakes, fountains, and a Ted Robinson 27-hole championship course define this 640-acre establishment. At its price tier, it is among the slower-moving Southwest communities, which means negotiation room for serious buyers of established, estate-style living.
Nevada Trails
~$400K entry level
Best budget-friendly option of the majors
Granular sub-community data is not published monthly for Nevada Trails, so I track through broader 89178 and 89113 activity and say so rather than guess. This 1,432-home Pardee community remains one of the best value propositions in the corridor, with walkable school access, a community garden program, and strong rental demand. Entry-level homes can still be found near the low $400Ks, making it the most accessible of the five major Southwest communities.

Fall 2026 Trajectory
What the early-September signals tell us
Entering fall, most local forecasters see the valley settling into the $458K $467K range in Q3/Q4 2026 before stabilizing, with no 2008-style crash in any serious scenario. Modest 2 to 4% appreciation is the consensus for 2026, concentrated in the corridor's premium pockets like Southern Highlands and Mountain's Edge golf-frontage. About 43% of valley listings carry a price cut, with the typical cut around $18,900, the most explicit buyer flex signal this market has shown in years.
Data sources: Las Vegas REALTORS (LVR) July 2026 monthly report via Nevada Business ($480K median SFH, -1% YoY, 2,046 closed sales, +1.2% YoY, ~27 days, ~8,192 active, condo/townhome $290K flat); live MLS tracker (Nevada Real Estate Group, Sept 3, 2026: ~8,937 active listings, ~27-31 days on market, ~4.5-5.0 months supply); Freddie Mac PMMS (6.71% 30-yr fixed, Sept 3, 2026; 15-yr 6.04%); NREG ZIP and community reports (Mountain's Edge, Southern Highlands, 89113); Redfin neighborhood data; neighborhoods.com (Rhodes Ranch); Movoto (Spanish Trail); fall 2026 forecasts (Houzeo, NREG, and Chris Nevada's outlook); and the Sept 2, 2026 weekly report (191 valley sales came back to market that week). What the Early September Data Means for the Southwest
As we open September, the Las Vegas market is telling a steady, readable story: this is a balanced market with real demand, growing inventory, and prices that have settled into a normal range. It is not the frenzy of a few years ago, and it is not a crash either. The valley median of $480K sits about 2% below the all-time high of $490,000 set in May-June 2026, and roughly 1% below a year ago. That is what normalization looks like.
One Number Tells You Buyers Have Leverage: 191
The September 2 weekly market report flagged that 191 homes across the valley that had been under contract came back to the market in a single week. That is a real, reported signal and an important one. Some were financing fallouts, some inspection issues, and some were simply buyers renegotiating in a market where they know they can. In the Southwest, that translates into deals to be made, especially on listings that have been sitting. I tell buyer clients: if you see a home you love at a fair price, we can often negotiate concessions in this environment. And if you are selling and a contract falls through, price it to attract the next serious buyer fast.
Inventory, Price Cuts, and What the Analysts Say About the Bottom
The live MLS count is running around 8,937 listings, with days on market between about 27 and 31 and supply around 4.5 to 5.0 months. Roughly 43% of valley listings carry a price cut today, with the typical cut around $18,900, the most explicit buyers have options signal yet. Most local forecasts see the valley settling into the $458K $467K range in Q3/Q4 2026 before stabilizing, and nobody serious is calling for a crash. For the Southwest, that means right-priced homes in Mountain's Edge and Rhodes Ranch still move, while the premium tiers in Southern Highlands and Spanish Trail offer genuine negotiation room.
Mortgage Rates: ~6.71% and the Dates That Matter
Freddie Mac released its September 3 survey with the 30-year fixed at 6.71%, up modestly from 6.66% the prior week, and the 15-year at 6.04%. The Fed has held its target range all year (3.5%-3.75%), and analysts keep reminding buyers that mortgage rates track the 10-year Treasury more than the Fed. The two dates on the calendar that matter for rates: the September CPI print on September 10 and the September FOMC meeting. My standing advice has not changed: buy at a rate you can afford today and plan to refinance if rates ease. If or when the Fed starts cutting in 2027, every half-point could free up roughly $145 a month for a typical buyer.
The Southwest Still Carries a Premium, and a Gap That Matters for Out-of-State Buyers
Corridor data shows the Southwest tracking around $475K to $548K median sold over the recent 90 days, roughly $276 per square foot, and near 20% below Summerlin on that basis. That price gap, combined with newer construction, CCSD public school access with reported third-party ratings (see the school guide), and a dining scene that now genuinely out-eats Summerlin, is why out-of-state and international buyers keep landing in Enterprise township, now home to about 250,000 residents. Every new opening at Durango, every phase at The UnCommons, and every plaza at The Bend narrows that gap further.
Why I Track Granular Data Carefully
I want to be straight with you about one thing: sub-community level data is not published monthly for every neighborhood, and sources genuinely differ on individual numbers. Nevada Trails is the clearest example, where I rely on the broader 89178 and 89113 figures rather than fabricate a granular number. Where I list a range, that reflects real variation across sources and ZIP codes. My job is to give you the honest, sourced picture and layer in the on-the-ground knowledge I get from living in Rhodes Ranch and working across all five communities. If a specific neighborhood matters to you, ask me directly and I will pull the freshest active listings and comps for that exact street.
What I Am Telling Clients This Week
For Buyers
This is a genuinely buyer-favorable moment in the Southwest. Inventory is up (live count ~8,937), closed sales are steady, and rates near 6.71% keep payments workable for many buyers. Mountain's Edge and Rhodes Ranch offer strong value, Southern Highlands and Spanish Trail offer room to negotiate at the higher tiers, and Nevada Trails remains the most budget-friendly entry. Watch the September 10 CPI print and the FOMC meeting for rate movement, and act when you see a right-priced home that fits, because those still go quickly in the fast-moving communities. Let me show you the freshest listings and what a realistic offer looks like today.
For Sellers
The pricing discipline I have been preaching all summer is more important than ever. With roughly 8,937 active listings valley-wide and about 43% carrying a price cut, buyers have options and they will choose the home priced to move. Price it right from day one and the buyers show up; price it high and everyone can see the cut on Redfin and Zillow. A contract falling through is not a disaster if your pricing is already right, because the next serious buyer is frequently within days. I provide every listing client a detailed competitive analysis that accounts for comparable sales, active competition, and what buyers are actually paying today.
