Southwest Las Vegas Weekly Market Update: September 2, 2026

Your weekly data snapshot of the Southwest corridor. The Las Vegas valley median sits at $480K, down about 1% year over year. Existing single-family closed sales came in at 2,046 for July, up about 1.2% year over year. Active inventory is roughly 8,192 listings, and the typical home closes in about 27 days. And as we open September, I am watching how the fall market shapes up for buyers and sellers in the Southwest.

Southwest at a Glance: Early September 2026

I track the Southwest Las Vegas market every week because I live here, I help buyers and sellers daily, and I want you to have the real picture. These figures come from the Las Vegas REALTORS (LVR) monthly report, Redfin neighborhood data, Clark County MLS, Nevada Real Estate Group community reports, and Freddie Mac, alongside my own tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails.

Southwest Communities: Early September 2026

Mountain's Edge (89178/89179)

~$512.5K median sold

+0.1% YoY · ~37 DOM · somewhat competitive

The 3,200-acre master-planned community with 30+ parks is nearing final build-out, and the resale market is now the main path to entry here. MLS median sold data from Nevada Real Estate Group sits around $512,500, roughly flat year over year, with median list prices running from about $480K to $530K across the two ZIPs. At roughly 37 days on market, Mountain's Edge remains one of the fastest-moving communities in the corridor, and the west side (89178) continues to command a slight premium over the south side (89179). Granular weekly figures differ a bit by source, so I use the broader ZIP data with that context.

Southern Highlands (89141)

~$635K median sold

+1.6% YoY · ~49 DOM · ~$540K median list

The guard-gated jewel of the Southwest corridor continues to show steady, measured appreciation. Redfin pegs the median sale around $635K, up about 1.6% year over year, with the broader three-ZIP median list near $540K and homes ranging from the $400Ks to well over $1M. At roughly 49 days on market, Southern Highlands is balanced but offers real negotiation room for buyers who are ready. It remains among the highest transaction-volume communities in the entire Las Vegas valley.

Rhodes Ranch Area (89148)

~$475K median sold

~$487K-$545K median list · guard-gated

I live in Rhodes Ranch, so I track this community more closely than any other. Neighborhood-level data from neighborhoods.com shows median sold around $475K, with median list prices across 89148 running from about $487K to $545K. The R Club recreation center, the private water park, and 24/7 guard-gated security continue to provide a strong pricing floor. Granular week-to-week figures are thin for a single gated community, so I read the broader 89148 numbers with the local context I get from living here. Vesta condos at The UnCommons are also leasing nearby, and I can walk you through those commission opportunities.

Spanish Trail (89113)

~$787K median list

Median sale ~$809K · 540-acre country club

The 1,500-home private guard-gated country club community features a Ted Robinson 27-hole championship course on 540 lush acres. Movoto pegs the median list around $787K as of July 2026, with neighborhoods.com reporting a median sale near $809K and Redfin showing a higher figure in its sample. Home values range from about $600K to $3M+ for custom estates. At roughly 45 days on market, Spanish Trail is among the slower-moving Southwest communities, which is partly a function of its price tier. For buyers who value mature landscaping and estate-sized lots, this market offers real negotiation room right now.

Nevada Trails

~$400K-$550K range

Broad range across sub-communities

Granular sub-community data is not published monthly for Nevada Trails, so I track through broader 89178 and 89113 activity and note that here rather than guess. This 1,432-home Pardee community remains one of the best value propositions in the corridor. Strong rental demand, walkable school access, and the community garden program continue to attract families. Entry-level homes can still be found in the low $400Ks, making this the most budget-friendly option among the major Southwest communities.

Market Trend

Fall 2026 Trajectory

What the early September signals tell us

As we open September, three signals stand out. First, closed sales are holding up (up about 1.2% year over year), so demand is real, not collapsing. Second, inventory near 8,192 listings with roughly 3.6 to 5.0 months of supply keeps the market balanced and gives buyers genuine choice. Third, the 30-year fixed mortgage rate has settled around 6.66%, modestly above the early-August dip but still well below the cycle's higher points, which keeps monthly payments workable for many buyers. For sellers, the message is consistent with what I have said for weeks: price it right from day one and the buyers show up.

Mountain's Edge ~$512.5K median sold, +0.1% YoY, ~37 DOM, somewhat competitive (Nevada Real Estate Group MLS data; Redfin neighborhood data). Southern Highlands ~$635K median sold, +1.6% YoY, ~49 DOM (Redfin; VIP Homes; NREG). Spanish Trail ~$787K median list (Movoto July 2026), median sale ~$809K (neighborhoods.com). Rhodes Ranch/89148 ~$475K median sold (neighborhoods.com), ~$487K-$545K median list (NREG ZIP report). Mortgage rate: Freddie Mac Primary Mortgage Market Survey, 6.66% week ending August 27, 2026. What the Early September Data Means for the Southwest

As we open September 2026, the Las Vegas market is telling a steady, readable story: this is a balanced market with real demand, growing inventory, and prices that have settled into a normal range. It is not the frenzy of a few years ago, and it is not a crash either. The valley median of $480K sits about 2% below the all-time high of $490,000 set in May-June 2026, and roughly 1% below a year ago. That is what normalization looks like.

Closed Sales Are Holding Up: Demand Is Real

The number that most people miss in a cooling narrative is this one: 2,046 existing single-family homes closed in July, up about 1.2% year over year. Sales are not falling off a cliff. People are still buying, and in the Southwest they are buying for a reason. The master-planned communities here offer newer housing stock, direct 215 access to the airport and the Strip, and a level of amenity that simply did not exist here a decade ago. When demand holds while inventory grows, that is the signature of a healthy, functioning market rather than a bubble deflating.

More Inventory, More Options, More Leverage

Active inventory around 8,192 listings, with roughly 3.6 to 5.0 months of supply, is the most buyer-favorable reading this market has produced in years. Compare that to the tight sub-2-month supply of the peak demand period, and you can feel the difference. Buyers now have time to compare, to negotiate, and to walk away from a listing that is overpriced. For sellers, that means the days of pricing high and waiting for the market to catch up are over. In Mountain's Edge and Rhodes Ranch, homes priced correctly from day one still sell fast; homes that come in high sit, and everyone can see the price cut on Redfin and Zillow.

Mortgage Rates: Settled, Not Sizzling

The 30-year fixed mortgage rate averaged 6.66% for the week ending August 27, 2026, per Freddie Mac. That is modestly above the early-August dip, but it is still a far cry from the higher-rate peaks of recent years, and it keeps monthly payments workable for a broad range of buyers. My standing advice has not changed: buy at a rate you can afford today and plan to refinance if rates ease. A small rate move changes buying power meaningfully, so if you are on the fence, let me run the payment math on the exact price point you are looking at.

The Southwest Still Carries a Premium

Look at the community medians and the corridor story is clear. Mountain's Edge around $512K, Southern Highlands around $635K, Spanish Trail north of $780K, and Rhodes Ranch around $475K all sit at or above the valley median of $480K. That premium is a vote of confidence in this part of town, and it is grounded in real value: newer builds, master-planned amenities, golf and guard-gated living, and a dining and entertainment scene that now genuinely out-eats Summerlin. Every new opening at Durango, every phase at The UnCommons, and every plaza at The Bend narrows the gap between the Southwest and the more established west side.

Why I Track Granular Data Carefully

I want to be straight with you about one thing: sub-community level data is not published monthly for every neighborhood, and sources genuinely differ on individual numbers. Nevada Trails is the clearest example, where I rely on the broader 89178 and 89113 figures rather than fabricate a granular number. Where I list a range, that reflects real variation across sources and ZIP codes. My job is to give you the honest, sourced picture and layer in the on-the-ground knowledge I get from living in Rhodes Ranch and working across all five communities. If a specific neighborhood matters to you, ask me directly and I will pull the freshest active listings and comps for that exact street.

What I Am Telling Clients This Week

For Buyers

This is a genuinely buyer-favorable moment in the Southwest. Inventory is up, closed sales are steady, and rates near 6.66% keep payments workable. Mountain's Edge and Rhodes Ranch offer strong value, Southern Highlands and Spanish Trail offer room to negotiate at the higher tiers, and Nevada Trails remains the most budget-friendly entry. My advice: get pre-approved now, focus on listings priced right from day one, and act when you see a home that fits, because right-priced homes in the fast-moving communities still go quickly. Let me show you the freshest active listings and what a realistic offer looks like in today's market.

For Sellers

The pricing discipline I have been preaching all summer is more important than ever. With roughly 8,192 active listings valley-wide and 3.6 to 5.0 months of supply, buyers have options and they will choose the home that is priced to move. Homes priced right from day one still sell, often quickly in Mountain's Edge and Rhodes Ranch. Homes priced high sit, accumulate visible price cuts, and end up selling for less than they would have with correct initial pricing. I provide every listing client a detailed competitive analysis that accounts for comparable sales, active competition, and what buyers are actually paying today. The right price now beats the hopeful price later, every single time.
