New Construction Update: September Madness in the Southwest
This is my first September new construction update for Southwest Las Vegas, and honestly, driving the 215 this week felt different. Cranes grace the north side of Durango Casino Resort, new on-ramps are being poured at Sunset, and across Aven, fresh rooftops are going up as fast as I have seen since the early builds of Mountain's Edge. Here is where construction stands today, from a guy who drives past all of it every week.

The investment machine that has transformed this corridor over the past two years has not slowed down for a single week. Every time I think the build-out is hitting its ceiling, another crane shows up. This update covers the big construction stories, the new road work, and exactly where buyers can still find a new home in the Southwest right now.
Durango Casino Resort: The $385 Million North Expansion in Full Swing
The $385 million,275,000-square-foot north expansion of Durango Casino & Resort broke ground back in January, and by early September, the transformation is unmissable. Steel is rising across the north side of the property, and I can track the progress from the 215 on my way home without even trying. When it opens, this phase brings a 36-lane bowling alley, luxury movie theaters,an expanded gaming floor, new restaurants, anda food hall, the biggest single private investment in the Southwest corridor since the resort opened in December 2023.
The resort's expansion program has already delivered an 8,000-square-foot high-limit slot room anda large new parking garage, both of which opened in December 2025. Every time Station Casinos invests in this corner of the valley, homes around it get more valuable. That is the pattern I point out to out-of-state buyers who ask whether the area is still growing. It is,and the evidence is visible from the highway.

The Bend: Pickleball,Happy Hours & Momentum at Sunset & Durango
At 8700 W. Sunset Road,The Bend keeps filling in. The first buildings are up,tenants are serving, and some shops and restaurants already run happy hour specials, which is exactly what a neighborhood plaza should do. Marufuku Ramen,Lotus of Siam,Mothership Coffee,Evolve Brewing, and the rest of the lineup are drawing their crowds, and the pickleball complex from the Kelce-Mahomes group is moving toward opening this fall.
When I walk buyers through this area,I point out that they can move from a model home in the Aven area, grab a genuinely good ramen bowl, then land on a patio for happy hour, all without crossing the Strip or hunting for parking. The Bend is the physical proof that this corridor is now a real neighborhood, not just a collection of subdivisions.

The UnCommons: The Final Piece of a 40-Acre Puzzle
The team behind The UnCommons unveiled plans earlier this year for the fifth and final office building on the 40-acre,$400 million campus at Durango, just south of the 215. That final building is the clearest signal I have seen that the full vision for this mixed-use district is actually going to get built, and I can feel it every time I walk the property.
Stix Asia, the 18,000-square-foot Asian food hall, remains under construction, and is expected to open this fall, with twelve dining concepts and live cooking stations representing cuisines from across Asia. And the Vesta condos above the campus keep leasing to renters who want the walkable life:Blue Bottle Coffee, the farmers market every Sunday, and restaurant steps from their front door. For buyers considering renting before buying, the Vesta remains the address in the Southwest that sells itself.

Mountain's Edge: The Countdown Is Real
I kept telling people last month that Mountain's Edge was under 50 remaining lots. Two weeks later, that number has only moved one direction, and at the clip of roughly 90 homes a month across the builders, this final phase is closing out quickly. Builders selling through the final phase include D.R. Horton,KB Home,Pulte,Richmond American,Century Communities, and Beazer Homes, with pricing from roughly $525,000 in entry-level neighborhoods up to around $895,000 for premium view lots. .
If Mountain's Edge is your community, this is a this-week conversation, not a next-month one. The parks, trails, and Exploration Peak views aren't going anywhere, but the builder inventory is. The model home parking lots are still packed, and that tells me everything I need to know about demand.

Southern Highlands,Rhodes Ranch & Spanish Trail: Where New Builds Stand
Southern Highlands is largely built out now, which is exactly why the remaining pockets of new construction matter. Century Communities continues semi-custom homes at Stonewater, and in the Cliffs enclaves, with limited active lots lingering, and pricing from the $700,000s and climbing. For buyers who want turnkey depth,Southern Highlands resale market is deep, and strong, andthat depth is a feature, not a bug.
Over in Rhodes Ranch,Century Communities has been working the final phases of the community, including The Irons,as the neighborhood matures into mostly resale. I live here,so I watch the listing count, and my neighbors tell me the same thing every week:supply is finite, and demand keeps coming. The 24-hour guard-gated security,resort-style pools, and championship golf course remain the biggest draws.
Spanish Trail, like Nevada Trails,is built out,and both remain resale-driven. That makes those communities a different kind of value:mature landscaping, established neighbors, and typically more space per dollar than the newest phases, which is exactly what many buyers want when they compare their options against Summerlin.

The New-Home Pipeline off the 215
Just off the corridor, builders are still opening fresh phases. KB Home's Landings at Aven keeps selling single-family homes from roughly the mid-$400,000s,with the Reserves at Aven offering larger floor plansand KB Complete, their package of upgraded standard finishes. Just south,Pulte's Hayford, and Wellston Ridge, are among the neighborhoods keeping the new-home pipeline stocked in the Enterprise stretch, nearest the newest commercial investment along the corridor.
And builders like Lennar, and Toll Brothers, remain woven throughout the Southwest's recent history, which tells you something:the land these communities sit on has been in demand for decades, and the current wave of investment is layered on top of that demand, not replacing it.

Roads & Infrastructure: The 215 Gains New On-Ramps at Sunset
Clark County's CC-215 Beltway Sunset Road, and Durango Drive,on-ramps project is one of those infrastructure jobs that quietly changes how the whole corridor moves. The work adds two new on-ramps:one from Sunset onto the Beltway, and another linking Sunset to eastbound 215,along with pavement rehab, curb, gutter, sidewalk, drainage, streetlights, and signing, plus a widening of the westbound 215 off-ramp onto southbound Durango, with an extra left-turn lane. If you live in Aven,Mountain's Edge,or anywhere along the Sunset corridor, that translates directly into easier daily commutes.
And the investments aren't stopping there:the $49.5 million Airport Connector widening will add an exit lane at Sunset Road, another win for anyone who has ever crept toward the airport. Meanwhile,Life Time Fitness, the 128,000-square-foot club going up at Sunset, and Durango, across from IKEA,is targeting a late-2026 opening, giving this corridor another destination-level amenity. New roads, new retail, new homes, new employers:this is the full loop that makes the Southwest a place people move to,not just a place they drive past.

What I Am Telling Clients This Week
For Buyers
September is bringing real momentum, but it is also bringing choices. Mountain's Edge final lots are closing out at a fast clip,KB Home's Landings at Aven offers strong value, with the KB Complete package,Century Communities has limited semi-custom lots in Southern Highlands, and Rhodes Ranch is maturing into resale. Meanwhile,Durango's north expansion is rising,The Bend is filling in with happy hours,The UnCommons is building its final office tower, and the 215 is getting new Sunset on-ramps. If you have been waiting for a sign to move on the Southwest, this is about as good a sign as it gets.
Key Signals I Am Watching
Seven things I am tracking this week:(1)Durango's $385 million north expansion,36 lanes of bowling, and movie theaters, included,is rising daily.(2)the CC-215 Sunset-Durango on-ramps project is moving the corridor.(3)the Bend's pickleball plans are targeting this fall.(4)Stix Asia at The UnCommons is targeting a fall opening.(5)the UnCommons fifth, and final, office building is in design.(6)Life Time Fitness is targeting a late-2026 opening.(7)Mountain's Edge final-phase inventory keeps drawing down. Infrastructure, food, offices, resort amenities, and fresh homes:the whole ecosystem is compounding together, which is exactly why I tell buyers, the Southwest is no longer an emerging story. It is the story.
