Your Local Guide

We are wrapping up the last week of August, and the Southwest corridor is generating headlines that go far beyond just residential construction. This week, I want to zoom out and look at the full picture of what is happening here. The Bend shopping plaza being listed for sale at $40.6 million is a milestone that tells us something important: the commercial real estate market is validating what residents have been feeling for two years. The investment is real, the value is growing, and the Southwest is no longer a "future" story. It is happening now.

The Bend Listed for Sale at $40.6M: A Valuation Milestone

One of the biggest pieces of news this week is that The Bend, the 14-acre dining and retail plaza at 8700 W. Sunset Road, has been listed for sale at $40.6 million across five retail properties with 17 tenants. This is a serious signal of the value being created in the Durango-Sunset corridor.

The Bend is already home to a fantastic lineup: Marufuku Ramen, Lotus of Siam, Mothership Coffee, Evolve Brewing, The Great Greek, Metro Pizza, Freed's Dessert Shop, and the upcoming Electric Pickle pickleball complex from Travis Kelce and Patrick Mahomes. The fact that this plaza is being marketed at a $40.6 million valuation tells me that investors see the same potential I see every day living here.

For buyers considering homes in the surrounding communities -- Rhodes Ranch, Mountain's Edge, Aven, and the newer KB Home neighborhoods -- this is a value validation signal. When commercial real estate values rise in your neighborhood, residential values follow. The Bend's listing price is a data point I will be watching closely as it moves through the sale process.

Durango Casino $385M North Expansion: Active Construction

The $385 million north expansion of Durango Casino & Resort is now in active construction. This is the largest single private investment in the Southwest corridor since the resort itself opened in December 2023. The expansion will add a 36-lane bowling alley, luxury movie theaters, an expanded casino floor, new restaurants, a food hall, and additional entertainment venues.

I drive past Durango regularly, and the construction is impossible to miss. The north side of the property is a hive of activity. Steel is rising. The parking structure is taking shape. If you have not been to Durango in the past month, the transformation is already visible from the 215.

The Bel-Aire Backyard, Durango's poolside concert venue, has been running a packed summer lineup. Pepper & The Movement played here on August 20. The Struts are coming September 12. Sevendust & Theory of a Deadman hit the stage September 18. And the Michelin-recognized Villa's Tacos from Los Angeles opened its first location outside California at Durango's Eat Your Heart Out food hall on August 15. The lines have been nonstop.

The UnCommons: Final Office Building, Stix Asia & Vestra

The UnCommons continues to solidify its position as the premier mixed-use destination in the Southwest. In May 2026, developers unveiled plans for the fifth and final office building, which will complete the 40-acre campus. This is a significant milestone -- it means the full vision for The UnCommons is being realized.

Stix Asia, the 18,000-square-foot Asian food hall from Honolulu, continues construction and is expected to open this fall. Twelve dining concepts with live cooking stations, featuring cuisines from across Asia. This will be a game-changer for the food scene in the Southwest, and it is right in our backyard.

The Vesta condos at The UnCommons remain a hot rental option. Current promos include 2 months free on select units plus a $1,500 UnCommons gift card. I'm an expert on the Vesta rental community and know the latest special offers that only agents hear about. If you're considering a move to the area and want to rent before buying, reach out. The walkability alone -- Blue Bottle Coffee, Rare Society, Salt & Straw, and the farmers market every Sunday -- makes it one of the most desirable rental addresses in the entire valley.

Mountain's Edge: Under 50 Lots Remaining

I reported last week that Mountain's Edge was under 60 lots. This week, that number has dropped to under 50. At the current sales pace of roughly 90 homes per month across all builders, the remaining inventory will be gone within the next three to four weeks.

Builders still active in the final phase include D.R. Horton, KB Home, Pulte, Richmond American, Century Communities, and Beazer Homes. Pricing spans from approximately $525,000 in entry-level neighborhoods up to $895,000 for premium view lots. Incentives remain aggressive: 2/1 temporary buydowns, closing cost credits from $10,000 to $35,000, and design center credits are all still on the table.

I drove through again this week. The community is as beautiful as ever. The parks are full. The trails are busy. The model home parking lots are packed. But the inventory is running out. If Mountain's Edge is your target, this is not a "next month" decision. It is a "this week" decision.

Southern Highlands: Toll Brothers Specs & Stonewater Progress

Toll Brothers continues to sell their luxury spec homes in the guard-gated sections of Southern Highlands. These are fully finished, ready-to-occupy single-family homes in the $700,000 to over $2 million range. The spec model is proving popular with relocating executives who need to move within 60 days but want custom-level quality.

Century Communities at Stonewater continues to offer semi-custom homes with approximately 40 to 50 active lots remaining. Pricing starts around $720,000 and climbs past $1.2 million for golf course lots. Southern Highlands remains one of the most prestigious addresses in the Southwest, and the steady sales pace reflects that.

KB Home at Aven: Landings & Reserves Still Selling

KB Home's Landings and Reserves communities at Aven continue to move at a steady clip. Located near the 215 and Durango, Aven gives residents walkable access to the entire entertainment triangle. The Bend, The UnCommons, and Durango Casino Resort are all within a 5-minute drive.

The Landings offers single-family homes from the mid-$400,000s, while the Reserves delivers larger floor plans with upgraded standard finishes. KB Home is still offering their KB Complete package, which bundles design studio upgrades at no additional cost. Combined with 2/1 buydown options, this is one of the most value-packed new construction deals in the Southwest corridor.

Infrastructure: Switch AI Factories, Life Time Fitness & Spring Mountain Upgrades

Clark County commissioners unanimously approved a 56,800-square-foot expansion for Switch near Warm Springs Road and the 215 corridor. Switch is also developing AI factories at the Jones Boulevard-215 interchange. This is a massive investment in the region's digital infrastructure that brings high-paying jobs and further validates the Southwest as a business destination.

The Life Time Fitness luxury health club at Durango Drive and Sunset Road is nearing completion. At 128,000 square feet, this will be a destination-level fitness facility with premium amenities including a spa, pools, and coworking space. Scheduled to open in late 2026, it is yet another amenity that makes the Southwest corridor more attractive to homebuyers.

Clark County also approved a $5.685 million contract in August 2026 for wholesale improvements to the Spring Mountain Road corridor near Chinatown. Milling, asphalt overlay, and corridor enhancements on one of the busiest dining and retail corridors in the valley. This is money well spent.

Rhodes Ranch, Spanish Trail & Nevada Trails: Resale Market Check

I live in Rhodes Ranch, so I pay close attention to what is happening here. The community currently has approximately 89 active listings with a median list price around $525,000. Recent sales at Cobbs Creek Way and Paxon Hollow Court show that updated, well-priced homes in turnkey condition still attract multiple offers. The 24-hour guard-gated security, resort-style pools, and championship golf course remain the biggest draws.

Spanish Trail continues to offer gated homes priced from about $510,000 to well over $2.5 million, with its 27-hole golf course and Mediterranean architecture attracting buyers who want something architecturally distinct from the newer master plans.

Nevada Trails remains a strong value play with 23 acres of parks, easy 215 access, and homes that offer more square footage per dollar than the newer communities. For buyers looking at the $400,000 to $550,000 range, Nevada Trails is worth a serious look.

The Michelin Effect: Why Dining Infrastructure Matters

The Michelin Guide released its first-ever Nevada edition on August 26, and the Southwest corridor is well represented. Restaurants featured in the guide include Villa's Tacos at Durango Casino & Resort, Blue Orchid Thai Kitchen, Marufuku Ramen at The Bend, and Lotus of Siam at The Bend.

I have been telling clients for months that the Southwest dining scene is better than Summerlin. The Michelin Guide just validated that claim. When a major city guide puts multiple Southwest corridor restaurants on its radar, it signals to out-of-state buyers that this part of Las Vegas has arrived as a destination in its own right. And that translates into housing demand.

What the Market Data Tells Us This Week

The Southwest Las Vegas submarket shows a median sale price of $496,000, up 3.4% year-over-year. The median price per square foot is $269, down 1.1% year-over-year -- a sign that newer, more efficient floor plans are keeping square footage costs stable even as base prices rise.

Median days on market is 66 days, and homes are selling at roughly 97.7% of list price. The sale-to-list ratio tells me that well-priced, well-presented homes are still getting close to asking price, while overpriced listings sit and accumulate days.

Metro-wide, the valley median is $480,000 for single-family homes, with roughly 8,600 active listings and 3.9 months of supply. Inventory is growing, but it is growing from historically low levels. We are in a balanced market.
