We are in the last week of August, and the Southwest corridor is showing no signs of slowing down. The Maryland Parkway RED LINE BRT went live on Sunday, August 23, and the impact is already generating buzz among buyers, builders, and investors alike. Meanwhile, the construction cranes keep turning, the road crews keep paving, and the model homes keep welcoming visitors. Let me walk you through everything I have been tracking this week.

Mountain's Edge: Under 60 Lots Remain

I have been saying this for weeks, and now the numbers are undeniable. Mountain's Edge, the 3,500-acre master-planned community that has been the engine of Southwest Las Vegas growth for over a decade, is down to its final under 60 new construction lots. At the current sales pace of roughly 90 homes per month across all builders, the remaining inventory will be gone by late September or early October.

Builders still active include D.R. Horton, KB Home, Pulte, Richmond American, Century Communities, and Beazer Homes. Pricing spans from approximately $525,000 in the entry-level neighborhoods up to $895,000 for premium view lots. Incentives remain aggressive across the board: 2/1 temporary buydowns, closing cost credits ranging from $10,000 to $35,000, and design center credits are all still available.

I drove through Mountain's Edge this past weekend. The model home parking lots were full. Families with kids, out-of-state plates, couples talking with sales counselors. The energy is still there. But the inventory is not. If you have been thinking about new construction in Mountain's Edge, this is not a "next month" decision anymore. It is a "this week" decision.

Toll Brothers Debuts Luxury Spec Homes in Southern Highlands

Here is some fresh builder news I have been tracking. Toll Brothers has released a new collection of luxury spec homes in the guard-gated sections of Southern Highlands. These are fully finished, ready-to-occupy single-family homes in the $700,000 to over $2 million range, with architectural styles ranging from Tuscan to contemporary ranch.

What makes this noteworthy is the spec model. Most luxury builders in Southern Highlands require a custom build timeline of 12 to 18 months. Toll Brothers' spec program lets buyers walk into a finished home with upgraded finishes, landscaping, and hardscape already complete. For buyers who need to move within 60 days but want luxury quality, this fills a real gap in the market.

Southern Highlands also continues to see steady activity from Century Communities at Stonewater, where the semi-custom program lets buyers pick finishes and appliances without the full custom timeline. Approximately 40 to 50 active new construction lots remain across the community, with pricing starting around $720,000 and climbing past $1.2 million for golf course lots.

KB Home at Aven: Landings & Reserves Update

KB Home's Landings and Reserves communities at Aven continue to sell at a steady clip. Located near the 215 and Durango, Aven gives residents walkable access to the entire entertainment triangle -- The Bend, The UnCommons, and Durango Casino Resort are all within a 5-minute drive.

The Landings offers single-family homes from the mid-$400,000s, while the Reserves delivers larger floor plans with upgraded standard finishes. KB Home is currently offering their KB Complete package, which bundles design studio upgrades at no additional cost. Combined with 2/1 buydown options, this is one of the most value-packed new construction deals in the Southwest corridor right now.

For entry-level buyers looking at the $400,000 to $550,000 price range, Aven remains a top contender. The location is central to everything, the builder incentives are strong, and the community is still early enough in its lifecycle that buyers can choose from multiple floor plans and lot positions.

Lennar: Decano, The Henry & Desert's Edge Progress

Lennar continues to be the volume leader in the Southwest corridor, and their communities are all moving through their sales cycles at predictable rates.

Samuel Next Gen at Decano on Decatur Boulevard has about 15 to 20 lots remaining. The 5-bedroom homes from roughly 4,375 square feet with Lennar's Next Gen suite are attracting multigenerational families from California, Washington, and Oregon. Pricing holds around $889,990.

The Henry, a gated Next Gen community, has roughly 10 to 15 remaining lots. Pricing from the $936,000 range up to roughly $1,030,990. The Paul and Eleanor models offer the same Next Gen versatility with single-story and two-story layouts.

Desert's Edge, Lennar's RV garage community with 2,289 to 2,488 square foot single-story homes, is effectively sold out. Only a handful of lots remain. If you have been waiting on an RV garage home in a gated Southwest community, the window is closing.

Lennar's "Everything's Included" package means stainless steel appliances, quartz countertops, and smart home features are standard. No upgrade sticker shock at closing. For buyers who want predictability in their new home budget, that is a real advantage.

Pulte & Del Webb: Brantley Still Leading Sales

Pulte and Del Webb remain active in the Southwest corridor, with the Brantley community consistently ranking as one of the top-selling communities in the Las Vegas valley. With 50 sales reported in the first half of 2026, Brantley offers single-family homes from the mid-$300,000s into the $700,000s.

Del Webb's active adult offerings in the corridor also continue to attract retirees and snowbirds who want the Southwest's proximity to the airport, dining, and entertainment without the higher price tags of Summerlin or Henderson.

D.R. Horton & Richmond American: Entry-Level Momentum

D.R. Horton's Heartland Trails (49 sales in early 2026) and Tempo Trails (34 sales) continue to be strong entry-level options in the Enterprise corridor. Pricing ranges from approximately $308,000 to $822,000, making D.R. Horton the most accessible builder for first-time buyers in the Southwest.

Richmond American Homes is also actively building in the Southwest, with their Lexington Chase community offering traditional single-family homes in the mid-$400,000s to high $600,000s. Their design studio lets buyers customize finishes through the building process.

Rhodes Ranch, Spanish Trail & Nevada Trails: The Resale Market View

While new construction is largely built out in these three communities, the resale market remains active and reveals useful data about buyer preferences.

Rhodes Ranch has approximately 89 active listings with a median list price around $525,000. Recent sales at Cobbs Creek Way and Paxon Hollow Court show that updated, well-priced homes in turnkey condition still attract multiple offers. The 24-hour guard-gated security, resort-style pools, and championship golf course remain the biggest draws.

Spanish Trail offers gated homes priced from about $510,000 to well over $2.5 million, with its 27-hole golf course and Mediterranean architecture attracting buyers who want something architecturally distinct from the newer master plans.

Nevada Trails remains a strong value play with 23 acres of parks, easy 215 access, and homes that offer more square footage per dollar than the newer communities.

Infrastructure Update: 215 Beltway Hits the Halfway Mark

The $84.6 million 215 Beltway widening project between I-15 and Jones Boulevard has passed the 50% completion mark. Crews are actively adding lanes in both directions, and the current target completion date is mid-2027.

This is the biggest road infrastructure project directly affecting Southwest Las Vegas residents. The 215 is the backbone of our corridor. Every new lane represents reduced commute times for the thousands of new families moving into Mountain's Edge, Southern Highlands, Rhodes Ranch, and the surrounding communities.

Other active infrastructure projects include the Warm Springs Road corridor upgrades (Decatur to Dean Martin Drive, through March 2027), the Buffalo Drive and Charleston Boulevard intersection improvements (through October 2026), and the recently completed I-15 widening between Sloan Road and Warm Springs Road.

The Maryland Parkway RED LINE BRT, which launched on Sunday, August 23, is now live and operating. The 12.5-mile route runs from the South Strip Transit Terminal through the Medical District into Downtown Las Vegas, with 12-minute peak frequency, dedicated bus-bike lanes, and upgraded shelters. I rode it on Monday. It is smooth, clean, and genuinely useful. For buyers considering homes near the Maryland Parkway corridor, this transit investment is a long-term value signal.

The Michelin Guide Arrives in Nevada: What It Means for Southwest Dining

This is not strictly a new construction story, but it matters for anyone considering a move to Southwest Las Vegas. On August 26, 2026, the Michelin Guide officially released its first-ever Nevada edition, and the Southwest corridor is well represented.

Restaurants in and around the Southwest corridor that are featured in the guide include Villa's Tacos at Durango Casino & Resort, Blue Orchid Thai Kitchen, Marufuku Ramen at The Bend, and Lotus of Siam at The Bend. This is validation of what I have been telling clients for months: the Southwest dining scene is no longer playing catch-up to Summerlin. It is setting the standard.

When a major city guide like Michelin puts multiple Southwest corridor restaurants on its radar, it signals to out-of-state buyers that this part of Las Vegas has arrived as a destination in its own right. And that translates into housing demand.

The UnCommons & The Bend: Construction Progress

The UnCommons continues to fill out. Stix Asia, the Asian food hall from Honolulu, has opened in the former Sundry space. Rare Society steakhouse is now serving shareable steak boards. Doanburi, featuring strip-quality sushi from Chef Jae Doan, has opened in the area. And the Vesta condos at The UnCommons remain a popular rental option for residents who want walkable access to the dining, shopping, and office space.

The Bend, meanwhile, continues to welcome new tenants. Marufuku Ramen is now open and serving Hakata Tonkotsu and Chicken Paitan broths. Evolve Brewing is drawing crowds for happy hour. And with the 14-acre plaza still filling out, more openings are expected through late 2026 and early 2027. If you have not been to The Bend in the past couple months, the change is dramatic.

What the Market Data Tells Us This Week

The Southwest Las Vegas submarket (Redfin trailing 3-month data) shows a median sale price of $496,000, up 3.4% year-over-year. The median price per square foot is $269, down 1.1% year-over-year -- a sign that newer, more efficient floor plans are keeping square footage costs stable even as base prices rise.

Median days on market is 66 days, and homes are selling at roughly 97.7% of list price. The sale-to-list ratio tells me that well-priced, well-presented homes are still getting close to asking price, while overpriced listings sit and accumulate days.

Metro-wide, the valley median is $480,000 for single-family homes, with roughly 8,600 active listings and 3.9 months of supply. Inventory is growing, but it is growing from historically low levels. We are in a balanced market -- not a buyer's market, not a seller's market, but a market where good properties at fair prices move and overpriced properties sit.

Mortgage rates are hovering around 6.23%, which is high enough to keep some buyers on the sidelines but low enough that builder buydowns make financing genuinely attractive. A 2/1 temporary buydown can effectively drop the first-year rate to the mid-4% range, and builders are offering them freely.
