It is late August, which in the Nevada desert means triple-digit heat during the day and the first hint of cool in the evenings. And just like the weather, the development landscape here in the Southwest is shifting. The big story this week is the Maryland Parkway BRT launching in two days. But there are plenty of other developments worth your attention. Let me walk you through everything I am tracking.

Maryland Parkway RED LINE BRT: Launching This Sunday

This is the big one. The Regional Transportation Commission's $378 million Maryland Parkway RED LINE Bus Rapid Transit officially launches on Sunday, August 23, 2026. The 12.5-mile route runs from the South Strip Transit Terminal (right off the 215 Beltway at Giles Street) all the way through the Las Vegas Medical District and into Downtown Las Vegas, replacing Route 109 with dedicated red bus-bike lanes, upgraded shelters, enhanced lighting, signalized crossings, and 12-minute peak frequency.

I live here. I drive Maryland Parkway regularly. And I can tell you this is the single most consequential infrastructure investment in the Southwest corridor in decades. The RTC is also restructuring 35 of its 39 transit routes to align with the launch, so the entire transit network is being reorganized around this spine. For anyone who has been watching the growth of the Southwest and wondering when the infrastructure would catch up, this is the moment.

For home buyers and sellers: BRT stations have a well-documented positive impact on nearby property values. Homes within a half-mile of BRT stops typically see measurable appreciation over time. If you are shopping for a home in the Enterprise area near Maryland Parkway, this is a long-term value signal worth factoring into your decision.

IndiCap Industrial Development Breaks Ground at Southwest Bay

Fresh news that hit the wires on August 19: IndiCap, a national real estate investment firm, has acquired a 3.8-acre site in the Southwest submarket for a new 70,405-square-foot industrial project called Southwest Bay. This is the kind of development that flies under the radar for most home buyers but matters deeply for the local economy.

Industrial development brings jobs, and jobs bring people who need housing. When IndiCap, Amazon, Switch, or any major operator builds industrial and logistics space in the Southwest, they are creating employment density that drives housing demand across the corridor. The Southwest's industrial appeal is built on the same infrastructure that makes it a great place to live: access to I-15, the 215 Beltway, and Harry Reid International Airport, all within a 10- to 15-minute drive from most neighborhoods.

The fact that institutional capital like IndiCap continues to acquire sites and develop in the Southwest in late 2026 tells me the long-term fundamentals of this corridor remain strong.

Lennar Communities: Decano, The Henry & Desert's Edge

Lennar continues to be one of the most active builders in the Southwest corridor, and I am tracking several of their communities closely.

Samuel Next Gen at Decano — This community on Decatur Boulevard features 5-bedroom homes from roughly 4,375 square feet with Lennar's Next Gen suite: a private entrance, living area, bedroom, kitchenette, and bathroom that functions as a home-within-a-home for multigenerational families. Pricing starts around $889,990. For buyers with aging parents, adult children living at home, or a home office setup that needs true separation, the Next Gen floor plan is genuinely useful.

The Henry — A gated Next Gen community in the Southwest with pricing from the $936,000 range up to roughly $1,030,990. The Paul and Eleanor models offer single-story and two-story layouts with the same Next Gen versatility. This is a higher price point that competes directly with Southern Highlands luxury resale.

Desert's Edge — A gated community of single-story RV garage homes running 2,289 to 2,488 square feet. These are now in final-opportunity status, meaning Lennar is selling out the remaining lots. If you want an RV garage home in a gated Southwest community, time is running out.

I toured these communities recently and what stands out is the buyer mix. Decano and The Henry are attracting a lot of multigenerational families moving from California and the Pacific Northwest who want the space to accommodate extended family under one roof. The Southwest's proximity to the airport and the 215 makes it practical for families who travel or have relatives flying in frequently.

Mountain's Edge: Final Weeks of New Construction

I have been saying this for weeks, and I will keep saying it until the last lot sells: Mountain's Edge new construction is in its final weeks. With approximately 60 to 90 infill lots remaining across multiple builders, and the community selling at roughly 90 homes per month across all builders, the math is simple. By late September or early October, the only way to buy in Mountain's Edge will be the resale market.

Builders still active in Mountain's Edge include D.R. Horton, KB Home, Pulte, Richmond American, Century Communities, and Beazer Homes. Pricing ranges from around $525,000 in the entry-level neighborhoods up to $895,000 in the premium lots with mountain views. Incentives remain aggressive: 2/1 temporary buydowns, closing cost credits of $10,000 to $35,000, and design center credits are all available.

Every week that passes, the inventory shrinks and the urgency grows. If you are considering new construction in Mountain's Edge, I would visit the model homes this weekend. Not next weekend. This weekend.

Southern Highlands: Luxury Momentum Continues

Southern Highlands is a different story from Mountain's Edge. Where Mountain's Edge is closing out, Southern Highlands is still delivering new luxury inventory at a steady pace. Approximately 40 to 60 active new construction lots remain, with Century Communities offering semi-custom homesites starting around $720,000 and climbing well past $1 million for the golf course lots with custom builders.

Century Communities is one of the most active builders in the guard-gated sections right now. Their semi-custom program at Stonewater lets buyers pick from multiple floor plans and customize finishes, appliances, and landscaping without the timeline or cost of a full custom build. For buyers who want a new home in a guard-gated golf community but do not want to wait 18 months for a custom build, this is the sweet spot.

The guard-gated lifestyle, championship golf course, and the 24/7 security patrols continue to attract buyers from out of state who want peace of mind and prestige. Southern Highlands is served by CCSD public schools with reported third-party ratings (see the school guide), which is a practical consideration for families; assignments vary by address, so confirm any home at the CCSD School Finder.

Rhodes Ranch, Spanish Trail & Nevada Trails: Mature Communities

The three other major master plans in the Southwest are all in different stages of maturity.

Rhodes Ranch is effectively built out on new construction, with the resale market carrying the activity. The guard-gated golf community has roughly 89 active listings at a median list price around $525,000 and roughly $251 per square foot. Recent sales at Cobbs Creek Way and Paxon Hollow Court show that well-priced, updated homes in good condition still move quickly. Rhodes Ranch offers resort-style pools, a championship golf course, and 24-hour guard-gated security.

Spanish Trail anchors the corridor alongside the other master plans with gated homes priced from about $510,000 to well over $2.5 million. The community's 27-hole golf course, tennis facilities, and Mediterranean-style architecture give it a distinct character that appeals to buyers who want something more established and architecturally unique.

Nevada Trails remains a popular mid-range resale option with 23 acres of parks, convenient access to the 215 Beltway, and homes that tend to offer more square footage per dollar than the newer communities. For buyers who value space and location over the newest finishes, Nevada Trails is consistently worth a look.

Warm Springs Road & Infrastructure Upgrades: Underway Through March 2027

The Clark County Department of Public Works project covering Warm Springs Road from Decatur to Dean Martin Drive, Decatur Boulevard from Maulding Avenue to Warm Springs, and Valley View Boulevard is moving forward. The project began January 12, 2026, and is scheduled for completion in March 2027. Work includes road resurfacing, signal upgrades, ADA-compliant sidewalk improvements, LED lighting, and traffic control upgrades.

Anyone who drives the Warm Springs corridor regularly knows it needed this work. The area has grown so fast over the past five years that the road infrastructure was struggling to keep up. These upgrades, combined with the Jones Boulevard bridge connection near Blue Diamond Road that is now nearing completion, are systematically improving the transportation network that serves the entire Southwest.

And here is something I notice as a resident: the Buffalo/Charleston intersection project (running through October 2026) shows that the investment is not limited to the Southwest. The county is upgrading roads across the valley, but the Southwest is getting a disproportionate share of the improvement budget because the growth here demands it.

KB Home at Aven: Landings & Reserves Still Selling

KB Home opened the Landings and Reserves at Aven back in January 2026, and both communities continue to sell steadily. The Landings features single-family homes from the mid-$400,000s, while the Reserves offers larger floor plans with more premium finishes. KB Home is one of the most incentive-aggressive builders in the corridor right now, offering their KB Complete package that bundles design upgrades at no additional cost.

Aven sits in a prime location near the 215 and Durango, giving residents easy access to The Bend, The UnCommons, and Durango Casino Resort. For buyers looking at the $400K to $550K price range, KB Home at Aven should be on your tour list.

What the Investment Dollars Tell Us

When I step back and look at the aggregate picture, the story of Southwest Las Vegas in late August 2026 is one of sustained institutional confidence. The RTC spent $378 million on the BRT. IndiCap is building a 70,000-square-foot industrial project. Life Time is rising at Durango and Sunset. Switch expanded its data center campus. The county is spending millions on road upgrades.

That level of capital deployment does not happen in a market that is cooling down. It happens in a market that is maturing. The Southwest is transitioning from a pure greenfield suburban corridor into an established, amenity-rich urbanizing area. The infrastructure investments of 2025 and 2026 are laying the foundation for the next decade of growth.

What I Am Telling Clients This Week

For Buyers

The BRT launching Sunday is a historic milestone for the Southwest. If you are buying near the Maryland Parkway corridor, the transit investment will lift property values over time. Mountain's Edge new construction is in its final weeks. Lennar's Decano and The Henry offer multigenerational living options that are unique to this corridor. KB Home at Aven is your best entry-level option. And builder incentives remain strong across the board. The convergence of infrastructure investment and builder competition makes this a compelling time to buy, but do not wait on Mountain's Edge — the remaining lots are selling every week.

Key Signals I Am Watching

Five things I am tracking this week: (1) The Maryland Parkway RED LINE BRT goes live on Sunday, August 23 — the biggest transit milestone in Southwest history. (2) IndiCap's 70K SF Southwest Bay industrial project broke ground on August 19, adding jobs and housing demand. (3) Warm Springs Road corridor upgrades track on schedule through March 2027. (4) Mountain's Edge new construction inventory is down to 60 to 90 lots — the end is genuinely here. (5) Lennar is selling fast at Decano and The Henry with Next Gen floor plans attracting multigenerational buyers. If you have been considering a move to Southwest Las Vegas, the combination of infrastructure investment, builder incentives, and amenity growth right now is as strong as I have seen it.
