Southwest at a Glance — Week of August 24, 2026

I track the Southwest Las Vegas market every week because I live here, I help buyers and sellers daily, and I want you to have the real picture. These figures come from the Las Vegas REALTORS (LVR) data, Redfin August 2026 neighborhood data, Clark County MLS, NeighborhoodsInLasVegas.com, Very Vintage Vegas market watch, and my own tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails.

Southwest Communities — Late August 2026

Mountain's Edge (89178/89179)

$478.5K median

+4% YoY · ~27 DOM

The 3,200-acre master-planned community with 30+ parks remains the entry point for families wanting resort-style amenities at the most accessible price point in the corridor. The median sold price hit $478,500 as of mid-2026, up 4% year-over-year. With approximately 159 active listings and just 27 median days on market, Mountain's Edge is still the fastest-moving community in the corridor. The final new construction lots are being absorbed quickly as the community nears build-out. The west side (89178) commands a slight premium over the south side (89179). Inventory sits at a balanced 3-4 months.

Southern Highlands (89141)

$635K median

+1.6% YoY · ~49 DOM

The guard-gated jewel of the Southwest corridor continues to show steady appreciation. With roughly 147 active listings in December 2025 and list-to-sale ratios at 98.8%, the market has balanced. Early 2026 saw days on market drop to about 49 days, a slight improvement from the 89-day average earlier in the cycle. Sellers are achieving approximately 97.9% of asking price. The premium Blue Heron Stonewater section targets $1.3M+. Southern Highlands remains the second-highest transaction-volume community in the valley, with strong demand for newer product and the Southern Highlands Parkway providing excellent connectivity.

Rhodes Ranch Area (89148)

~$545K median list

28-42 DOM · Guard-gated value

ZIP 89148 commands a median list price of approximately $595K, but the sold median in the guard-gated community sits around $475K-$495K with roughly 76 active listings inside the gates at approximately $251/sq ft. I live here, so I track this data closest. The R Club 35,000-square-foot rec center, the Fun Zone private water park, and 24/7 guard-gated security continue to create a pricing floor even in a softening market. The Maryland Parkway BRT that launched yesterday will be a major factor for this area -- the 89148 ZIP is well-positioned to benefit from improved transit connectivity to UNLV, the medical district, and Downtown.

Spanish Trail (89113)

~$787K median list

~45 DOM · $338/sq ft

The 1,500-home private guard-gated country club community features a Ted Robinson 27-hole championship course on 540 lush acres. The median list price sits at approximately $787,000, down about 1% year-over-year, with price per square foot around $338 (down 6% YoY). Home values range from $600K to $3M+ for custom estates. At 45 median days on market, Spanish Trail remains one of the most prestigious addresses in the Southwest. The 5% appreciation through mid-2026 reflects consistent demand for established luxury, though the slight price-per-sq-ft dip is worth watching. For buyers who value mature landscaping and estate-sized lots, this market offers real opportunity.

Nevada Trails

~$400K-$550K

Broad range across sub-communities

Granular sub-community data is not published monthly for Nevada Trails, so I track through broader 89178 and 89113 activity. This 1,432-home Pardee community remains one of the best value propositions in the corridor. Strong rental demand, walkable school access, and the award-winning community garden program continue to attract families. Entry-level homes can still be found in the low $400Ks, making this the most budget-friendly option among the major Southwest communities. With the Maryland Parkway BRT now operational, Nevada Trails residents have a new transit option connecting them through the corridor.

Market Trend

Price cuts at 43.4%

5,100+ listings with reductions

This is the single most important number in this week's update. More than 5,100 active listings across the valley (43.4% of the total) have received at least one price reduction. That is the highest share of price cuts we have seen since the 2008 cycle. For buyers, this means negotiating leverage is at its strongest point in years. For sellers, the message is clear: price it right from day one, or you will be cutting it later. I am tracking average incentive packages from builders still running $18,400+ with rate buydowns to 4.5%-5.25% -- a level of deal-making that has not been available since before the pandemic.

Data sources: Southwest Las Vegas $496K median, ~66 DOM, 762 closed sales (90-day) from Redfin August 2026 neighborhood data. Metro-level figures from NeighborhoodsInLasVegas.com August 2026 market update ($480K median, 5,696 active SF listings, ~3.0 months supply). Very Vintage Vegas market watch August 20, 2026 (price cuts at 43.4%, 5,100+ reduced listings). Mountain's Edge $478.5K median, +4% YoY, ~27 DOM, ~159 active listings (Nevada Real Estate Group/mid-2026). Southern Highlands $635K median, +1.6% YoY, ~49 DOM (NREG/GLVAR early 2026). Rhodes Ranch/89148 guard-gated ~$475K-$495K median sold, ~76 active listings, ~$251/sq ft (NREG). Spanish Trail ~$787K median list, -1% YoY list, $338/sq ft, -6% YoY (Movoto). Mortgage rates ~6.0% from Bankrate (5.998% as of 8/18/26) and NerdWallet (6.838% as of 8/22/26) -- buyer shop around. For current listings visit Zillow or Realtor.com.

What the Late August Numbers Tell Us

Late August 2026 brings us the clearest signal yet that this market is shifting in favor of buyers. The $480K metro median -- down $10,000 from July's $490,000, a 2% month-over-month decline -- is the headline number. But the story is more nuanced than a single figure. The Southwest corridor held at $496K (+3.4% YoY), showing that our corner of the valley still commands a premium. The question now is how long that premium holds as inventory continues to climb.

The Metro Median Drop: Why $480K Matters

The $480,000 metro median for single-family homes in Clark County is roughly 2% below the all-time high of $490,000 set in early 2025. That is not a crash. That is a normalization. After the pandemic-era moonshot, prices are settling into a more sustainable level. But when you pair that with the inventory surge -- active single-family listings have jumped roughly 55% over the past two years -- you get a market where buyers finally have options and time. The 5,696 active listings that NeighborhoodsInLasVegas.com reports represent the highest late-summer inventory level since at least 2019.

43.4% of Listings With Price Cuts: The Buyer Leverage Signal

Let me be direct about this number: more than 5,100 homes on the market have had at least one price reduction. That is 43.4% of all active listings. If you are a buyer, this is your moment. Sellers who priced high in June and July are now adjusting to reality, and the reductions are often significant -- $10K, $20K, even $50K off the original list price. I am telling my buyer clients to look for listings that have been on the market 30-60 days with at least one price cut. Those are the opportunities where sellers are motivated and negotiating room exists.

Mortgage Rates Dipped Below 6% -- Briefly

For the first time since late 2025, the 30-year fixed mortgage rate touched 5.998% on some lender sheets in mid-August. NerdWallet was showing 6.838% by August 22, so the window was narrow, but the trend is encouraging. Lower rates improve buying power: at 6.0% versus 6.6%, the monthly payment on a $400K loan drops by roughly $160. That matters for buyers working a budget. Fannie Mae's trajectory suggests rates could ease further toward year-end, but I am not building a strategy on a forecast. Buy on a rate you can afford today, refinance tomorrow.

Maryland Parkway BRT Launched Yesterday -- August 23

The $373 million Maryland Parkway Bus Rapid Transit system officially launched yesterday, August 23. This is a transformational milestone for the Southwest corridor. The dedicated red bus lanes with 12-minute peak frequency connect the Southwest corridor through UNLV and the medical district all the way to Downtown Las Vegas. Major transit investments tend to lift property values within a half-mile of stations, and I am already seeing buyer inquiries specifically asking about homes with walking access to Maryland Parkway. If you own near the corridor, this is an asset that will appreciate over time. If you are buying, it is a factor worth weighting heavily in your decision.

The Southwest Value Gap Widens Against Summerlin

At roughly $269 per square foot (down 1.1% YoY per Redfin), the Southwest corridor sits well below Summerlin's approximately $347/sq ft. That 22% gap persists even as our dining, entertainment, and infrastructure ecosystems catch up. Every new restaurant at Durango, every phase at The UnCommons, every road widening on the 215 narrows that gap a little more. And with newer housing stock, direct 215 access to the airport and Strip, and the sheer scale of amenities across five major master-planned communities, the Southwest value story gets stronger every week. When mortgage rates dip, buyers notice this value gap first.

Why the Southwest Premium ($496K vs. $480K Metro) Holds

The Southwest corridor's $16K premium over the metro median is a function of newer housing stock, master-planned amenities, and the perception of quality of life. When buyers compare what $480K gets them in other parts of the valley versus what $496K gets them in Mountain's Edge or Rhodes Ranch, the Southwest wins on value. The premium is shrinking slightly as the metro median dips, but the Southwest corridor remains a relative safe haven. Inventory here is growing, but not as fast as in outlying areas. The 762 closed sales in 90 days prove the demand is real.

What I Am Telling Clients This Week

For Buyers

This is the most buyer-friendly moment in the Southwest corridor since 2019. Mortgage rates just touched 6.0%. 43.4% of listings have price cuts. Builders are offering incentives averaging $18,400 plus rate buydowns. Inventory is up 55% over two years. The Maryland Parkway BRT just launched, adding long-term value to corridor properties. And 762 closed sales in 90 days prove other buyers are already acting. My advice: get pre-approved today, identify the neighborhoods that fit your lifestyle, and look for motivated sellers on listings that have sat 30-60 days. The negotiating leverage is in your hands right now in a way it has not been for years. Let me show you how to use it.

For Sellers

The 43.4% price cut statistic is the data point you need to internalize. Overpricing your home in this market is not just risky -- it is expensive. Homes that hit the market at the right price from day one still sell, often in under 30 days. Homes that come in high sit for 60, 90, or 120 days, accumulate price cuts (which buyers see on Redfin and Zillow), and eventually sell for less than they would have with correct initial pricing. I provide every listing client with a detailed competitive analysis that factors in comparable sales, active competition, and the new construction incentives that make a builder's monthly payment look very attractive compared to yours. If you are thinking about selling, the data says the right price today is better than the hopeful price tomorrow.
