Southwest at a Glance — Week of August 17, 2026
I track the Southwest Las Vegas market every week because I live here, I help buyers and sellers daily, and I want you to have the real picture. These figures come from the Las Vegas REALTORS (LVR) data, Redfin August 2026 neighborhood data, Nevada Real Estate Group's latest reports, and my own MLS tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails.

Southwest Communities — Mid-August 2026
Mountain's Edge (89178/89179)
$512.5K median
+0.1% YoY · ~27 DOM
The 3,200-acre master-planned community with 30+ parks continues to draw families. The final new construction lots are being absorbed quickly as the community nears build-out. The west side (89178) commands a slight premium over the south side (89179) thanks to newer product and proximity to Exploration Peak. With inventory at a balanced 3-4 months of supply, this remains the easiest entry point for families wanting resort-style community amenities at the most accessible price point in the corridor. Over 43,000 residents now call Mountain's Edge home.
Southern Highlands (89141)
$635K median
+1.6% YoY · ~89 DOM
The guard-gated jewel of the Southwest corridor is showing steady, not explosive, appreciation at +1.6% YoY. The median list price is approximately $540K-$582K depending on the sub-community, with the premium Blue Heron Stonewater section targeting $1.3M+. The 89-day average days on market reflects the two-tier market: well-priced homes sell quickly while luxury listings take longer. The 1,614 sales in 2024 made this the second-highest volume community in the entire valley. Strong demand for newer product with spacious floor plans and Southern Highlands Parkway access.
Rhodes Ranch Area (89148)
~$595K median
+5% YoY · 28-42 DOM
ZIP 89148 commands a ~$595K median list price with +5% YoY growth and 28-42 days on market. Inside the guard gates, median list sits around $525K with roughly 89 active listings. I live here, so I track this data closest. The R Club 35,000-square-foot rec center, the Fun Zone private water park, and the 24/7 guard-gated security create a pricing floor that holds even in a softening market. At ~$251/sq ft, this is still one of the best guard-gated values in the valley. Sellers are pricing more realistically than earlier this summer, giving buyers real negotiating room.
Spanish Trail (89113)
~$1.05M median
~45 DOM
The 1,252-home private guard-gated country club community features a Ted Robinson 27-hole championship course on 540 lush acres. Home values range from $700K into the millions, with the median closing price around $1.05M in 2026. The 45-day days on market is actually brisk for this price tier -- luxury inventory in Las Vegas typically sits longer. Spanish Trail buyers value the mature landscaping, estate-sized lots, and quiet prestige that comes with one of the valley's most established golf communities. The 5% appreciation through mid-2026 shows consistent demand for established luxury.
Nevada Trails
~$400K-$550K
Broad range across sub-communities
Granular sub-community data is not published monthly for Nevada Trails, so I track through broader 89178 activity. This 1,432-home Pardee community remains one of the best value propositions in the corridor. Strong rental demand, walkable school access, and the award-winning community garden program continue to attract families. Buyers looking for Southwest location at a more accessible price point should put Nevada Trails on their list. Entry-level homes can still be found in the low $400Ks, making this the most budget-friendly option among the major Southwest communities.
New Construction
Incentives at historic highs
~$570K median new-home price
Roughly 185 new homes for sale across core SW ZIPs at a median ~$570K. Builders have added 12 new product lines valley-wide in 2026. Average incentive packages run $18,400 plus rate buydowns to 4.5%-5.25% -- rates that can make monthly payments $300-$500 lower than a comparable resale. KB Home Tobiano is a standout in the corridor for value-conscious buyers. Toll Brothers Kestrel Heights targets the premium market. If new construction is on your radar, the deal-making environment right now is the best we have seen since before the pandemic.

What the Mid-August Numbers Tell Us
Mid-August 2026 confirms what I have been seeing for several weeks: the Southwest corridor has found its equilibrium. The $496K median sale price for the area, up 3.4% year over year, tells a story of steady, sustainable appreciation -- not the 20%+ gains we saw in 2021, but not the correction some predicted either. For buyers and sellers alike, this stability is a welcome change from the whiplash of the last four years.
What 762 Closed Sales in 90 Days Tells Us About Demand
Across the core Southwest ZIPs, 762 homes have closed in the last three months. That is roughly 254 sales per month, or about eight and a half sales per day. That is real, sustained demand -- not a fluke. Buyers are active, they are writing offers, and they are closing. The 66-day days on market number looks high compared to the 2021 frenzy, but that is actually a sign of a healthy, functioning market where buyers have time to tour, compare, and make thoughtful decisions. The homes that sell in under 30 days are the ones priced right from day one -- and many of my listings still move at that pace.
The +3.4% YoY Appreciation: What It Means
A 3.4% year-over-year price gain is right in line with historical norms. It is not the moonshot of 2021-2022, but it is the kind of steady, predictable appreciation that builds real wealth over time. For comparison, the S&P 500 has averaged about 10% annually over the long term, but with much higher volatility. Real estate in the Southwest corridor is offering a solid, stable store of value with the added benefit of 762 buyers finding homes here in just the last three months.
The +5% YoY figure for Rhodes Ranch and the 89148 ZIP is the standout. That is above the corridor average and a strong signal that the guard-gated, resort-amenity community model is commanding a premium -- even as the broader market normalizes. If you own in Rhodes Ranch or are considering buying there, the data says the value is holding and growing.
Inventory Is Healthy but Not Overwhelming
The valley-wide active listing count of about 11,900 represents roughly 3.6 months of supply -- the textbook definition of a balanced market. Neither buyers nor sellers have a structural advantage. What matters now is the individual property: its location, condition, price, and the motivation of the parties involved. I have seen homes under contract in three days with multiple offers, and I have seen similar homes sit for 90 days. The difference is always pricing strategy and presentation.
Mountain's Edge: The Exception That Proves the Rule
At $512.5K with 27 days on market and essentially flat year-over-year price growth, Mountain's Edge is telling a different story from the rest of the corridor. The inventory is balanced at 3-4 months, but the community is nearing build-out -- the final new construction lots are selling fast, and resale values are expected to stabilize and appreciate as the community matures. The +0.1% YoY figure is a snapshot, not a trend. For first-time buyers and families, Mountain's Edge offers the most amenities for the dollar in the Southwest corridor with over 30 parks and the signature Exploration Peak summit. I am telling my buyer clients to take a close look here.
Southern Highlands and Spanish Trail: The Two Price Tiers of Luxury
These two communities illustrate the range of luxury options in the Southwest. Southern Highlands at a $635K median with +1.6% YoY is the accessible luxury tier -- newer construction, guard-gated (in sections), and high volume (1,614 sales in 2024, second-most in the valley). Spanish Trail at approximately $1.05M median closing price with 45 days on market is the established prestige tier -- mature landscaping, estate-sized lots, country club lifestyle, and lower transaction volume. Both serve their markets well, but they serve different buyers. Southern Highlands is for the executive family seeking newer product with room to grow. Spanish Trail is for the established buyer who values legacy and prestige.
Maryland Parkway BRT Launching August 23 -- This Saturday
The $373 million Maryland Parkway Bus Rapid Transit system launches this Saturday, August 23. This is a major milestone for the Southwest corridor. The dedicated red bus lanes and 12-minute peak frequency will connect the Southwest corridor through UNLV and the medical district all the way to Downtown Las Vegas. I have been tracking this closely because major transit investments tend to lift property values within a half-mile of stations. I am already fielding inquiries from buyers asking about homes within walking distance of Maryland Parkway stations. If you are considering a home in the corridor, the transit conversation is one we should have.
Mortgage Rates: Stability Is the Story
The 30-year fixed mortgage rate has been remarkably consistent throughout August, hovering around 6.6%. After the volatility of 2022-2024, this stability itself is a positive signal. Buyers can plan their budgets with confidence. Fannie Mae's latest forecast suggests rates could ease to the low 6% range by year-end, but I am not banking on that forecast -- we have seen it before. My advice to buyers remains the same: buy at a rate you can afford now, and refinance when rates eventually come down. The 762 closed sales in the last 90 days tell you other buyers are already acting on this logic.
The Southwest Value Gap vs. Summerlin
The value proposition of the Southwest corridor remains one of the most compelling stories in Las Vegas real estate. At roughly $276 per square foot, the Southwest is about 20% below Summerlin's $347/sq ft. That gap persists even as our dining, entertainment, and infrastructure catch up. Every new restaurant opening at Durango, every phase at The UnCommons, every road widening on the 215 narrows that gap a little more. And when you add in the newer housing stock, the direct 215 access to the airport and Strip, and the sheer scale of the amenities in master-planned communities like Mountain's Edge and Rhodes Ranch, the Southwest value story gets stronger every week.
What I Am Telling Clients This Week
For Buyers
The mid-August picture is one of the most buyer-friendly moments we have seen in this cycle. Prices are up a steady 3.4% YoY, not surging. Inventory is healthy at 3.6 months of supply. Builder incentives are at historic highs with rate buydowns to 4.5%-5.25%. Sellers are pricing more realistically. Mortgage rates are stable, not rising. And 762 closed sales in the last 90 days prove that other buyers are already acting on this opportunity. My advice: get pre-approved, know which neighborhoods fit your priorities, and be ready to move when you find the right home. The negotiating leverage is in your favor, but the best properties in the best locations still attract multiple offers. Let me help you navigate it.
For Sellers
The data is clear: the market rewards correct pricing from day one. With 762 closed sales in the last 90 days, buyers are transacting -- but they are disciplined. Homes priced competitively with strong presentation still sell quickly. Overpriced homes sit. The 66-day overall days on market in the Southwest includes every listing, including the overpriced ones that sit for months. The homes that sell in under 30 days are the ones priced right from the start. I provide every listing client with a detailed competitive analysis that factors in comparable sales, active competition, and new construction incentives that can make a builder's monthly payment look very attractive compared to yours. If you are thinking about selling, let me show you what the data says about your home.
