Data Snapshot

Southwest at a Glance — Week of August 14, 2026

I track the Southwest Las Vegas market every week because I live here, I help buyers and sellers daily, and I want you to have the real picture. These figures come from the Las Vegas REALTORS (LVR) data, NeighborhoodsInLasVegas.com's August 2026 market update, Nevada Real Estate Group's latest reports, and my own MLS tracking across Mountain's Edge, Southern Highlands, Rhodes Ranch, Spanish Trail, and Nevada Trails.

Southwest Communities — Mid-August 2026

Mountain's Edge (89178/89179)

$515K-$535K median

Final new-construction lots are selling fast. East side (89139) median ~$525K, west side (89178) ~$535K, south (89179) ~$515K. Over 30 parks, Exploration Peak hiking, and strong school access continue to drive demand. With new construction winding down, resale values are expected to stabilize and appreciate as the community matures. My top recommendation for first-time buyers and families who want the most amenities for their dollar.

Southern Highlands (89141)

$535K-$825K+

ZIP 89141 is the new-construction leader in the corridor with 48 active new-build listings. Overall median sold around $562K with list prices trending higher at ~$582K. Blue Heron's Stonewater is the premium project with homes $1.3M+. Guard-gated sections seeing +5% YoY appreciation. Thirty-two to 46 days on market depending on price point. The second-highest volume community in the entire valley in 2024 with 1,614 sales.

Rhodes Ranch Area (89148)

~$535K median

89148 median ~$535K with +4% YoY. Inside the guard gates of Rhodes Ranch, the 90-day median sits around $510K with 113 active listings. I live here, so I track this data closest. The R Club amenities and guard-gated security keep demand steady year-round. Sellers in this ZIP are pricing more realistically than earlier in the summer, which is good news for buyers. Homes priced right still sell in under 30 days.

Spanish Trail (89113)

~$595K list

ZIP 89113 commands a ~$595K median list price with 28-42 days on market and +5% YoY growth. Inside the guard gates of Spanish Trail, the median climbs to roughly $1.05M for the 1,252 homes on the private 27-hole RTJ golf course. Spanish Trail buyers value the mature landscaping, estate-sized lots, and quiet prestige. The 5% appreciation through mid-2026 shows consistent demand for established luxury.

Nevada Trails

~$400K-$550K

Granular sub-community data is not published monthly for Nevada Trails, so I track through broader 89178 activity. This 1,432-home Pardee community remains one of the best value propositions in the corridor. Strong rental demand, walkable school access, and the award-winning community garden program continue to attract families. Buyers looking for Southwest location at a more accessible price point should put Nevada Trails on their list.

New Construction

Incentives remain strong

Roughly 185 new homes for sale across core SW ZIPs at a median ~$570K. Builders added 12 new product lines valley-wide in 2026 -- the market is responding to what buyers want. Average incentive packages run $18,400 plus rate buydowns to 4.5%-5.25%. The rates alone can make monthly payments $300-$500 lower than a comparable resale. If new construction is on your radar, incentives are at historic highs.

Data sources: Metro-level figures from NeighborhoodsInLasVegas.com August 2026 market update ($480K median, ~11,878 active listings, 3.6 months supply) and Nevada Real Estate Group. Southwest corridor 90-day median $475K-$548K from GLVAR July 2026 data. ZIP-level data: 89148 median ~$535K +4% YoY (NREG/MLS, mid-2026); 89139 ~$525K (NREG); 89178 ~$535K (NREG); 89179 ~$515K (NREG); 89113 list ~$595K (NREG, July 2026); 89141 median sold ~$562K (RealtyTrac, May 2026). Pending sales +11% YoY (LVR, mid-2026). New construction: 9,990 2025 closings (LVR); 12 new product lines (Hoodline, May 2026). Mortgage rates ~6.5%-6.7% (Bankrate/Fannie Mae, mid-August 2026). What the Mid-August Numbers Tell Us

Mid-August 2026 confirms what I have been seeing for several weeks now: a market that has settled into a comfortable balance. The $480K valley median has been essentially flat for the past month. Inventory is holding steady around 11,800 to 12,000 active listings. Months of supply at 3.6 puts us in the no-man's-land between a buyer's market and a seller's market -- which means neither side has a clear advantage. Every deal depends on the specific property, its pricing, and the motivation of both parties.

But there are some important nuances I want to highlight this week.

Pending Sales Are Up 11% YoY

This is the most encouraging data point in the report. Despite mortgage rates in the 6.5% to 6.7% range, more buyers are going under contract than a year ago. The interpretation is straightforward: buyers have stopped waiting for rates to drop and have accepted the reality that the 6% mortgage is the new normal. The lesson of 2023-2024 was clear -- buyers who waited for rates to drop ended up paying more for the home later. Buyers in 2026 are getting the message: buy with a rate you can afford now, refinance when rates eventually come down.

The 43% Price-Cut Signal

Fifty-one percent of homes in the Las Vegas valley sold for less than their original listing price in July 2026 -- up from 49% in June and 46% in May. That is a clear trend: more sellers are having to adjust their expectations downward. The homes that sell quickly are priced correctly from day one. The homes that sit for 30-plus days almost always end up accepting less than the initial list price.

For buyers, this is your negotiating signal. If you see a home you like that has been on the market for three or four weeks, there is room to negotiate. Ask for closing costs, ask for a rate buydown, ask for a price adjustment. The worst they can say is no. For sellers, the message could not be clearer: price it right on day one. The data shows that homes priced competitively from the start sell faster and for a higher net price than homes that start high and are forced to cut.

Mortgage Rates: Stable at 6.5%-6.7%

The 30-year fixed mortgage rate has been remarkably stable through August, hovering around 6.6%. That is still higher than the 3% rates of 2021, but it is also lower than the 8% peak of late 2023. The stability itself is a positive signal -- it gives buyers confidence that rates are not going to spike again, and it allows them to plan their budget with reasonable certainty. Fannie Mae's latest forecast suggests rates could ease to the low 6% range by year-end, but we have been hearing that forecast for two years now. I am not banking on it.

The Southwest Value Gap vs. Summerlin

At roughly $276 per square foot, the Southwest corridor remains about 20% below Summerlin's $347/sqft. That is a persistent gap that continues to drive buyers to our side of the valley. And when you factor in the Southwest's newer housing stock, the Durango/UnCommons/The Bend entertainment corridor, and the direct 215 access to the airport and Strip, the value proposition gets even stronger.

I have been watching this gap for years, and I do not expect it to close completely -- Summerlin has a brand premium that comes with 30-plus years of marketing and prestige. But the gap is narrowing as the Southwest's amenities and infrastructure catch up. Every new restaurant opening at Durango, every new phase at The UnCommons, every road widening project narrows it a little more.

Maryland Parkway BRT: A Market Signal

The $373 million Maryland Parkway BRT launches in nine days, on August 23. I am tracking this closely because major transit investments tend to lift property values within a half-mile of stations. The dedicated red bus lanes and 12-minute peak frequency will connect the Southwest corridor through UNLV and the medical district all the way to Downtown Las Vegas. I have already heard from clients asking about homes along the Maryland Parkway corridor. The buyer interest is real and it is happening now.

What I Am Telling Clients This Week

For Buyers

The stars are aligning for buyers in the Southwest. Prices are stable, not rising. Inventory is healthy at 3.6 months of supply. Builder incentives are the best in years. Seller price cuts are common. Mortgage rates are stable. And pending sales are up 11% YoY, which means other buyers are already sensing the opportunity. My advice: get pre-approved, know your neighborhood priorities, and be ready to act when you find the right home. The negotiating leverage is in your favor right now, but it will not last forever.

For Sellers

The data is clear: 51% of homes sold below their original list price in July. That is an increase from 49% in June and 46% in May. The trend is not your friend if you overprice. Price your home competitively from day one, stage it well, market it aggressively, and you will still sell in under 30 days in the Southwest. But if you start high hoping to negotiate down, you are fighting against the data. I provide every listing client with a detailed competitive analysis that factors in not just comparable sales but also the active competition -- including new construction with rate buydowns that can make a builder's monthly payment look very attractive compared to yours.
