Southwest Las Vegas Weekly Market Update: September 16, 2026

This update lands on a notable day: today, September 16, the Federal Reserve meets, and this is the moment the whole market has been watching. Behind that, the freshest numbers we have: the Las Vegas REALTORS (LVR) August report put the valley median single-family price at $475,000, down 1% year over year and about $15,000 off the all-time high, while live single-family inventory has climbed to roughly 5,900 active listings in early September with supply near 3.6 to 4 months. Mortgage rates sit around 6.76% after the September 10 Freddie Mac survey. For the Southwest, that means the most buyer-friendly, price-transparent stretch of the year, while right-priced homes in our fastest communities still move.

Data Snapshot

Southwest at a Glance: Mid-September 2026

I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures come from the August 2026 LVR report released September 9, live MLS trackers for early September, Freddie Mac's mortgage survey, and community-specific reports, with attribution below. The week's story is straightforward: prices eased off the peak, inventory is the highest it has been in years, and buyers across the Southwest finally have leverage they did not have a year ago.

Southwest Communities: Mid-September 2026

Mountain's Edge (89178/89139)

~$512.5K sold

+0.1% YoY (MLS) · ~30-44 DOM · ~503 actives

The 3,200-acre master plan is in its final build-out with under 50 new lots left, so resale is the main path in. MLS-reported sold medians run around $512,500 (basically flat year over year), while consumer trackers put the neighborhood median a bit lower, in the high-$400Ks, with days on market roughly 30 to 44. With 30-plus parks and fast-selling reputation, Mountain's Edge still moves the quickest of the five.

Southern Highlands (89141)

~$499K-$540K

~$540K list · ~27-46 DOM · ~5 mo supply

The guard-gated star of the corridor stays the priciest and most resilient. Area-level sold medians run near $499K with median list closer to $540K, and the broad 3-ZIP set holds about 821 active listings, roughly 5 months of supply. Community medians still span well past $650K at the top, so there is genuine range for buyers who want room to negotiate at this level.

Rhodes Ranch Area (89148/89113)

~$485K sold

-3.0% YoY (Redfin 3-mo) · ~35-50 DOM

I live in Rhodes Ranch, so this is the community I track most closely. Redfin puts the 3-month median around $485,000 (-3% YoY), with days on market running about 35 to 50 and roughly $255 per square foot. The R Club, the private water park, and 24/7 gates keep a strong floor under resale value even as the corridor's supply grows.

Spanish Trail (89113)

~$650K ZIP median

-7.8% YoY · ~38 DOM · buyer's market

The 1,500-home guard-gated country club sits inside ZIP 89113, where the overall median has pulled back to around $650,000 (-7.8% YoY) with roughly 38 days on market and about 7.7 months of supply, the softest balance of the corridor. Mature landscaping, lakes, fountains, and a championship course keep the setting special, but at this price tier it is a clear buyer's market with real negotiation room.

Nevada Trails (89113)

Broader 89113

No dedicated community breakout published

Nevada Trails does not publish its own granular monthly stats, so I track it through the broader 89113 and 89178 figures rather than guess. Anecdotally it remains one of the more accessible Pardee communities in the corridor, with solid family demand and strong rental interest, and its pullback tracks the wider ZIP trend.

Market Trend

Mid-September 2026

What the live data tells us this week

The fall tone is set: the median eased about $15,000 off the peak, sales softened seasonally, and roughly 43.4% of all valley listings carry a price cut with the typical cut around $18,900. Early-September live inventory hovered near 5,900 single-family homes with about 1,087 new listings arriving the week of September 8. Nobody serious is calling for a crash; most local forecasters see a stabilizing, normalizing market with value concentrated in premium pockets.

What This Week's Numbers Mean for the Southwest

The headline is quiet and that is the point: the LVR's August report shows a market that has stepped back from its record without any sign of a fall. The $475,000 median is down 1% year over year and $15,000 under the $490,000 all-time high set in May and June, while closed sales of 1,803 were down 11.9% from July, a seasonal pullback as much as anything. Condos and townhomes held at a $299,900 median, up 0.6% year over year, which tells you entry-level demand in the Southwest is still steady.

Today Is FOMC Day: Why It Matters to Your Rate

Freddie Mac's September 10 survey put the 30-year fixed at 6.76%, up from 6.71% a week earlier and 6.35% a year ago, while consumer trackers showed about 7% as of mid-month. The Fed has held its federal funds target at 3.50%-3.75% all year, and its September 15-16 meeting concludes today, with markets split on whether we finally see a 25-basis-point move, the first since 2023. My advice to buyers hasn't changed: if the monthly payment works at today's rate, buy now and refinance when rates ease, because every half-point of future cuts frees up meaningful dollars on a typical mortgage.

The Live Inventory Story Is the Real Signal

While the LVR's August report counts about 10,300 total active listings at month-end, the live picture in early September is even clearer: roughly 5,900 active single-family homes, with about 1,087 new listings hitting the market the week of September 8. That is more selection than buyers have seen in years, and it is pushing supply toward 3.6 to 4 months. Combined with 43.4% of listings carrying at least one price cut (typical cut around $18,900), the Southwest is firmly a place where buyers should negotiate honestly and sellers must price against real comps on day one.

Community-by-Community, the Range Is Wide

The five majors each tell a slightly different story this week. Mountain's Edge is the value-and-speed leader, with a flat ~$512.5K sold median and the shortest days on market. Southern Highlands offers a buyer-friendly middle with roughly 5 months of supply and range up the ladder. Rhodes Ranch, where I live, holds at about $485K with a strong amenity floor. Spanish Trail, sitting in the softest 89113 balance at roughly 7.7 months of supply, is where negotiation room is greatest at the top of the corridor. And Nevada Trails, which lacks its own published breakout, tracks the broader 89113 figures, so I flag that rather than invent a number. If you want street-level detail on your exact community, that is exactly what I do every day.

New Construction Keeps Feeding the Southwest

Builders remain the big story along the 215, and their incentives (rate buydowns, upgrades, closing costs) are common right now, which keeps new-home pricing competitive with resale. Durango's $385 million north expansion is rising, Mountain's Edge final lots are going fast, and new communities from KB Home and Lennar are rolling out at Southern Highlands. It is one more reason the Southwest feels like it is growing faster than anywhere else in the valley, and why out-of-state and international buyers keep landing here. You can follow all of it on the New Construction page.

What I Am Telling Clients This Week

For Buyers

This is the most buyer-favorable setup we have had in years: rising inventory (~5,900 live SF listings), 43.4% of listings cut, an easing median at $475K, and rates near 6.76%. Mountain's Edge and Rhodes Ranch give you value, Southern Highlands gives you range to negotiate, and Spanish Trail offers the most room at the top. Book the rate you can afford today and plan to refinance later. In the fast communities, a fresh right-priced home still draws offers fast, so act within days, not weeks.

For Sellers

The pricing-discipline message is louder than ever now that nearly half the market is cutting. List too high and everyone watches you cut on Zillow; price against genuine comps from day one and serious buyers show up, especially in premium pockets. August sales slowed seasonally, so expect a longer close in late fall and plan accordingly. I give every listing client a competitive analysis built from real closes and active competition in their exact community, not ZIP-level averages.
