Southwest Las Vegas Weekly Market Update: October 7, 2026
This is the update I have been waiting to write all week: the Las Vegas REALTORS September report finally landed yesterday, October 6, and it makes the story official. The valley median single-family price is $470,000, down 1.1% from August, flat year over year, and $20,000 below the $490,000 record set in May and June, the third straight monthly decline since that June peak. Closed sales totaled 2,169 existing homes in September, with single-family sales down 7.4% year over year, and supply now sits near five months, up from about four months a year earlier. Against that, Freddie Mac's October 1 survey still shows the 30-year fixed at 7.28%, the highest reading since November 2023. For the Southwest, the honest read is simple: this is the most balanced, most negotiable market this corridor has seen in years, and it is happening while prices hold near their highs, not in some kind of collapse.

Southwest at a Glance: The September Report Is Here
I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official September 2026 LVR report, released October 6, with the freshest published community trackers, with attribution below the tables. One honest note up front: the September report is now official, so last week's wait is over, and the numbers confirm what the live trackers had been signaling all along. A slower, more balanced market, prices easing modestly off a record, and buyers holding the most negotiating power this corridor has seen in years.

Mountain's Edge (89178/89141)
~$509K list median
~153 actives · avg list ~$557K · 3-mo sold ~$455K
The value leader of the corridor is in its final build-out phase, so the main path in is resale. LVR's June reading put the ZIP list median near $509,000, the freshest per-ZIP trackers show about 153 active listings averaging roughly $557,000 list, and the GLVAR 3-month rolling sold median sits near $455,000 at about 2,068 square feet. Resales span roughly $350,000 entry-tier homes to $650,000 premium view lots. Note on granularity: LVR does not publish a monthly per-pocket split, so the north-south detail, the 89179 pocket last read up 5.1% year over year in my October 2 report, is the most recent published reading rather than a fresh July figure.
Southern Highlands (89141)
~$600K ZIP median
-1.2% YoY · 90-day sold ~$548K · ~69 DOM
The guard-gated star of the corridor stays the most resilient at the top. ZIP 89141 medians run near $600,000, down a modest 1.2% year over year, GLVAR's 90-day sold median is about $548,000, and the freshest listing counts show roughly 127 active homes with a median list near $740,000 and an average of about 69 days on market. That is a patient, well-supplied market with a premium floor, the community where the Durango corridor's new energy meets the valley's most established gates.
Rhodes Ranch (89148/89113)
~$485K sold
Redfin 3-mo -3% YoY · ~$255/sq ft · ~28 ZIP DOM
I live in Rhodes Ranch, so this is the community I reconcile against my own MLS tracking every week. Redfin's 3-month median sold sits near $485,000, down about 3% year over year at roughly $255 per square foot, and LVR's June ZIP reading put the 89148 list median near $545,000 with about 28 days on market. The recent listing feeds still show 67 to 97 active homes around the gates, the broadest buyer selection in years. The R Club, the private water park, and 24/7 gates keep a strong floor under value, and the reopened golf course keeps the community special.
Spanish Trail (89113)
~$787K list
2026 closes ~$1.05M · 89113 ~7.7 mo supply
The 1,500-home guard-gated country club sits inside ZIP 89113, where supply runs near 7.7 months, the most room to negotiate in the corridor. Spanish Trail proper still trades well above the ZIP average, with 2026 community closes around $1.05 million per LVR data and a July list median near $787,000. A March tracker had the club's median sale around $950,000 with sales averaging about 6% below list and roughly 105 days on market. If you have always wanted gated golf-course living, this is the season to make a thoughtful offer.
Nevada Trails (89147)
~$425K resale
Latest published reading · 89147 -1.1% YoY · 4.6 mo supply
Nevada Trails reads through ZIP 89147 in Southwest Spring Valley, and I want to be straight with you about granularity: neither LVR nor the main trackers publish a dedicated monthly breakout for the community itself, so I report the ZIP-level figures and flag them as such. The most recent published reading, from my September 30 report, showed resale medians near $425,000, down just 1.1% year over year at about $257 per square foot with a healthy 4.6 months of supply, the best balance in the corridor. Pardee's park-rich plan with 23 acres of open space keeps finding buyers, and it remains one of the most accessible communities in the Southwest for the price.
Market Trend
Balanced
What the September report tells us
The September report makes three things official: three straight monthly price declines since the June peak, total inventory above 10,000 homes for the first time in more than a decade, and roughly five months of supply against a year-ago four. Yet 75.9% of single-family homes still sold within 60 days in September, which is the real story: this is a normalizing, price-transparent market with real negotiating power for buyers, and sellers who price against actual comps from day one are still closing. Not a crash, a correction toward balance.

What This Week's Numbers Mean for the Southwest
The official September report, released yesterday, is the cleanest confirmation yet that the Southwest is no longer the market it was in 2024 or even early 2026. The valley median single-family price of $470,000 is down 1.1% from August, flat year over year, and $20,000 below the record set in May and June, the third straight monthly decline. Closed sales fell to 2,169 existing homes, with single-family sales down 7.4% from a year earlier, and supply climbed to roughly five months. Add a 30-year rate at 7.28%, the highest since November 2023, and the picture writes itself: this is the most balanced, most buyer-friendly Southwest market in years, with prices still well above where they stood through most of the last decade.
Three Straight Declines, Zero Panic
It is worth being precise about what three consecutive monthly declines do and do not mean. They do not mean a slide: the median is flat year over year, and 75.9% of single-family homes still closed within 60 days in September. They mean the market is pricing in the rate reality, and doing so in an orderly way. Five months of supply is textbook balance, up from about four months a year ago, and total inventory above 10,000 homes, the first time in more than a decade, gives buyers the selection they have been waiting for while sellers who price intelligently still move. I have said it in every report this fall and I will say it again: the trade-off buyers are being offered, real leverage now for a re-financeable payment later, is the best this corridor has offered since rates first jumped.
The Buyer Math at 7.28%
At 7.28%, a $400,000 loan costs roughly $1,000 more per month than it did at 5% two years ago, and that payment gap is what is driving the slowdown. It is also what is driving price cuts, seller concessions, and the most aggressive builder incentives of the cycle. Home Builders Research put August net new-home sales around 502 across Southern Nevada, down about 31% from a year earlier, and the builders answered the way builders do, cutting prices, boosting incentives, and shrinking floor plans to hit lower price points. My advice to buyers has never been more valuable than it is right now: if the monthly payment works at today's rate, buy now and refinance when rates ease, and use the leverage this market is handing you. For sellers, the message is pricing discipline, against real closed comps in your exact community, from day one.
Community by Community, Balance Looks Different
The five majors are not moving as one. Mountain's Edge remains the value leader, final build-out with about 153 actives averaging roughly $557,000 list and resales from the mid-$300s to $650,000, the fastest-moving community of the five. Southern Highlands is the resilient middle, its 89141 medians near $600,000 down just 1.2% year over year, with a patient 69 days on market. Rhodes Ranch, where I live, holds near $485,000 sold with the widest gate-side selection in years. Spanish Trail's 89113 ZIP is the clearest buyer's market at about 7.7 months of supply, even as the club itself still trades around $1.05 million. And Nevada Trails, with no dedicated monthly breakout, reads through 89147 at the corridor's healthiest balance, about 4.6 months of supply at its last published reading. Roughly $276 per square foot across the Southwest's core ZIPs versus about $347 in Summerlin still makes this the value play in the valley, and the corridor's food, entertainment, and new roads just keep closing the gap. You can compare every community on the Neighborhoods hub, and my September neighborhood guide pairs well with the numbers here.
Builders, Roads, and the Durango Corridor Keep the Engine Running
While resale cools toward balance, new construction is where the rate pressure shows up fastest, and it is the segment with the biggest buyer wins right now. The corridor's final-lot era continues, Mountain's Edge closing out, the last rows inside Rhodes Ranch, and builders leaning on buydowns, closing-cost credits, and design-center credits to move monthly payments. Meanwhile the investment story keeps compounding: Durango's $385 million North Expansion is past its midway point, UnCommons keeps signing new anchors, Electric Pickle keeps filling The Bend, and Clark County roadwork on Warm Springs, Decatur, and the 215 Beltway widening moves ahead. New roads, new rooftops, and new reasons to live here are exactly the forces that protect long-term value while the short-term market normalizes. You can follow every builder and community on the New Construction page.
What I Am Telling Clients This Week
For Buyers
This is the most balance, selection, and price transparency the Southwest has offered in years: inventory above 10,000 valley-wide, five months of supply, three straight months of easing prices, and builders cutting prices and boosting incentives to move product. In Rhodes Ranch alone the gate-side feeds still show dozens of active homes, and a patient buyer in Southern Highlands or Spanish Trail has real room to negotiate. Get pre-approved now, lock today's numbers, and refinance when rates ease. Fast-moving, right-priced homes still close within 60 days, so be ready to move when the right one appears, and let the soft pockets work for you first.
For Sellers
The September report is the pricing-discipline report. Three straight monthly declines and five months of supply mean the days of listing high and waiting are over: 75.9% of homes that sold in September closed within 60 days, which tells you a well-priced, well-presented home still moves fast. Price against real closed comps in your exact community from day one, stage to the amenities that make the Southwest special, golf, gates, parks, the Durango corridor, and lean on the premium pockets that still hold. I give every listing client a competitive analysis built from real closes in their community, not ZIP-level averages.
