Southwest Las Vegas Weekly Market Update: October 2, 2026

This is the first weekly update of October, and the market walked into it with the biggest rate move of the year: Freddie Mac's October 1 survey put the 30-year fixed at 7.28%, up from 7.03% a week earlier and the highest reading since November 2023. The official picture still runs on LVR's August report, a $475,000 valley median, down 1.0% year over year and $15,000 off the May-June record, with LVR's September report due any day now, it typically lands in the first week of October. Live trackers show inventory climbing into the month, with the October 1 market watch reading about 6,053 homes for sale as rates pushed above 7.25%. For the Southwest, the story is unchanged at its core but sharper at the edges: more selection, more price cuts, more negotiating room, and community-level pockets where value is still winning outright.

Southwest at a Glance: First Week of October 2026

I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official monthly picture, the August 2026 LVR report released September 8-9, with live weekly tracking for the freshest available week (ending September 28) and the October 1 Freddie Mac survey and market watch, with attribution below the tables. One honest note up front: LVR's September report has not been published yet, it typically lands in the first week of October, so this week's story is built from the freshest verifiable numbers available right now. The through-line: rates spiked to their highest level since November 2023, inventory is still building, and prices are holding in a market where buyers finally have real choices.

Southwest Communities: Early October 2026

Mountain's Edge (89178/89179)

~$512.5K sold

89179 pocket +5.1% YoY · ~6.4 mo supply · final build-out

The 3,200-acre master plan is in its final build-out with under 50 new lots left, so resale is the main path in. MLS-reported sold medians hold around $512,500, basically flat year over year, but the most interesting line in the data is the north-south split: the 89179 pocket along the Blue Diamond border is up 5.1% over 12 months at around $237 per square foot with a healthy 6.4 months of supply, while the 89178/89141 list median runs near $560,000. Resales span roughly $350,000 entry-tier homes to $650,000 premium view lots. Fast turn times and the strongest value story in the corridor keep this the community to beat.

Southern Highlands (89141)

~$600K ZIP list

Gated tier ~$825K (+5% YoY) · ~6.9 mo supply · ~$273/sq ft

The guard-gated star of the corridor stays the most resilient at the top. ZIP 89141 list medians run around $600,000 with 12-month sold figures softening just 1.2% at about $273 per square foot and roughly 6.9 months of supply, a classic buyer's market with a premium floor. The gated and luxury tier still holds near $825,000, up 5% year over year, and the broader 3-ZIP set keeps list medians near $540,000. Days on market span roughly 27 to 46 depending on the slice. This is the community where the Durango corridor's new energy meets the valley's most established gates.

Rhodes Ranch (89148/89113)

~$485K sold

89113 sold -7.8% YoY · ~7.7 mo supply · ~67-97 actives

I live in Rhodes Ranch, so this is the community I track most closely. Redfin's 3-month median sold sits near $485,000, down 3.0% year over year, and the 89113 corridor has softened about 7.8% over 12 months at $274 per square foot with roughly 7.7 months of supply. The recent MLS snapshots show 67 to 97 active listings around the gates depending on the sub-area and list medians between $515,000 and $545,000, the broadest buyer selection in years. The R Club, the private water park, and 24/7 gates keep a strong floor under value, and the reopened golf course adds another reason the community holds.

Spanish Trail (89113)

~$529K-$545K ZIP

89113 sold -7.8% YoY · ~7.7 mo supply · softest balance

The 1,500-home guard-gated country club sits inside ZIP 89113, where overall medians have softened to about $529,000 to $545,000, down roughly 7.8% year over year depending on the tracker, with near 7.7 months of supply, the most room to negotiate in the corridor. Spanish Trail proper still trades well above the ZIP average, with 2026 community closes around $1.05 million per LVR data, so the gap between the club itself and the surrounding ZIP is wide. If you have always wanted gated golf-course living at a negotiated price, this is the season to make an offer.

Nevada Trails (89147)

~$425K resale

89147 down just -1.1% YoY · 4.6 mo supply · healthiest in corridor

Nevada Trails reads through ZIP 89147 in Southwest Spring Valley, and that ZIP is quietly the healthiest balance in the corridor: about 4.6 months of supply, the strongest of the five communities, with sold medians down just 1.1% over 12 months at $257 per square foot. List medians run near $515,000 while single-family resales median around $425,000, up about 4% year over year, with typical turn times of 30 to 44 days. Pardee's park-rich plan with 23 acres of open space keeps finding buyers, and it remains one of the most accessible communities in the Southwest for the price.

What the live data tells us this week

The first week of October opened with rates at their highest since November 2023: 7.28% on Freddie Mac's October 1 survey, up from 7.03% a week earlier. Live trackers put inventory at roughly 6,053 homes and climbing, roughly 43% of active listings still carry at least one price cut, and the few weekly counts available show new listings and pending sales cooling from 1,036 to 887 and 609 to 578 in the freshest full week, ending September 28. That is a normalizing market with genuine negotiating power, not a collapse, and the September LVR report will give us the first official read any day.

What This Week's Numbers Mean for the Southwest

The headline this week is the sharpest single-week rate move of the year: Freddie Mac's October 1 survey put the 30-year fixed at 7.28%, up from 7.03% a week earlier and the highest reading since November 2023. That is a meaningful jump over two weeks, and it landed right as the market was settling into fall. Combined with live inventory that has climbed to roughly 6,053 homes, the first week of October is a genuine test of how much negotiating power buyers actually have, and the early answer is: more than at any point in the last two years, with the September LVR report due any day to make it official.

Rates at 7.28%: The Payment Math Gets Real

The jump from 7.03% to 7.28% adds roughly $15 per $100,000 borrowed compared with a week ago, about $60 a month on a $400,000 loan, and the psychological effect is larger than the math. Buyers who were pre-approved at 7% are rechecking their numbers, and sellers are realizing that the buyers who remain have choices. The honest read for this corridor: 43.3% of active listings still carry at least one price cut, the most buyer-friendly stat we have tracked all year, and the communities with the softest balance, Spanish Trail's 89113 at near 7.7 months of supply and Southern Highlands at 6.9 months, are exactly where serious offers are getting the most attention. My advice has not changed, and it is never more valuable than in a 7%-plus market: if the monthly payment works at today's rate, buy now and refinance when rates ease, and use the leverage you have.

Inventory Is Climbing, and That Is the Story

The official August picture, still the latest from LVR, showed 7,590 single-family homes on the market without an offer, up 5.3% from a year earlier, with just over four months of supply. Live trackers tell the same story into October: the October 1 market watch put inventory at roughly 6,053 homes and climbing as rates pushed past 7.25%. The freshest full week on record, ending September 28, showed 887 new single-family listings and 578 pending sales, down from 1,036 and 609 the week before, in line with the seasonal script. Crucially, prices are holding: the LVR August median stayed at $475,000, down 1.0% year over year but only $15,000 off the May-June record, so buyers get leverage without waiting through a crash. There is no crash coming, and I say that with the same confidence I would want from my own agent.

Community-by-Community, Value Is Winning

Each of the five majors tells a slightly different story this week, and for the first time in months one of them is genuinely up. Mountain's Edge remains the value leader, with its 89179 pocket along the Blue Diamond border up 5.1% over 12 months at about $237 per square foot, the strongest pocket in the entire corridor. Southern Highlands offers a resilient middle, ZIP list medians near $600,000 with the gated tier near $825,000 still holding a 5% gain. Rhodes Ranch, where I live, holds at about $485,000 sold with the widest selection in years, 67 to 97 actives around the gates, while its 89113 corridor softens about 7.8% year over year. Spanish Trail's 89113 ZIP is the clearest buyer's market at near 7.7 months of supply, though the country club itself still trades around $1.05 million. And Nevada Trails reads through 89147 at just 4.6 months of supply, the healthiest balance of the group, with resale medians around $425,000, up about 4% year over year. The corridor-wide price-per-square-foot story is the one that matters most: roughly $276 versus Summerlin's $347, about 20% more home for the money in a community that now out-eats and out-entertains its northern neighbor. You can compare every community on the Neighborhoods hub, and the September 30 deep dive on what makes each one unique pairs well with the numbers here.

Builders, Roads, and the Durango Corridor Keep the Engine Running

New construction is where the rate pressure shows up fastest, and builders are meeting it with the most aggressive incentive programs in years: roughly 65% of Las Vegas builders are offering mortgage buydowns, closing-cost credits, and design-center credits that can move a monthly payment by hundreds of dollars. The deepest new-build pool in the Southwest sits in ZIP 89141, roughly 48 listings at a mid-$559,000 median, and final lots are still moving at Mountain's Edge while Beazer sells at The Irons in Rhodes Ranch. Meanwhile the corridor's investment story keeps compounding: Durango's $385 million North Expansion is past its midway point, UnCommons just landed its fifth and final office building along with a new Barry's fitness studio, Electric Pickle keeps signing tenants at The Bend, and Clark County is upgrading signals and roadways on Warm Springs, Decatur, and Valley View while the 215 Beltway widening adds lanes and ramps through the corridor. New roads and new rooftops are the two things that most reliably lift home values, and the Southwest has both. You can follow every builder and community on the New Construction page.

What I Am Telling Clients This Week

For Buyers

Rates at 7.28% feel like bad news, and for stretched budgets they are, but the trade-off has never been better: 43.3% of listings carry price cuts, selection is the widest in years (67 to 97 actives around Rhodes Ranch alone, plus a healthily supplied 89141 new-build pool), and builders are handing out buydowns and credits worth thousands. That is real negotiation power, and sellers who have sat 30 days or more are the most motivated. Get pre-approved now, lock today's numbers, and refinance when rates ease. In the fast communities, a fresh right-priced home still moves within weeks, so be ready to move when the right one appears, and let the soft pockets work for you first.

For Sellers

The pricing-discipline message is louder than ever: roughly 43% of the market is cutting, and rates above 7% will only lengthen the wait for overpriced listings. Price against genuine comps from day one, stage the home to its best light, and lean into the amenities that make the Southwest special: golf, gates, parks, the reopened Rhodes Ranch course, and the Durango corridor. Premium pockets like Southern Highlands' gated tier and Spanish Trail's country club still hold value when presented right. I give every listing client a competitive analysis built from real closes in their exact community, not ZIP-level averages.
