New Construction Update: KB Home's Tobiano & the Southwest's Busiest Building Corridor
Here is my September 30 new construction update, and the headline is a good one: the Southwest is still the busiest new-construction corridor in the Las Vegas valley, and the newest name on the map is KB Home's Tobiano, a fresh community of two-story homes in the Mountain's Edge area starting in the mid-$400,000s. Roughly 185 new-build listings sit across the southwest core at a median near $570,000, and the builders, KB Home, Lennar, Pulte, Century Communities, D.R. Horton, and Toll Brothers, are still competing for the same finite lot supply. I live in Rhodes Ranch, I drive these corridors daily, and here is exactly what I am telling buyers this week.

The Big Picture: Still the Valley's Busiest Building Corridor
Let me start with the number that matters most: the Southwest and Enterprise corridor accounted for roughly 21% of the valley's net new-home sales in the first quarter of 2026, according to June industry data, which makes it the busiest new-construction market in Las Vegas. That is not a fluke quarter either. D.R. Horton's Tempo Trails alone logged about 51 sales in late 2025, and the corridor keeps feeding a pipeline that most of the valley cannot match.
Across the southwest core ZIPs, roughly 185 new-construction listings sit on the market at a median near $570,000. ZIP 89141, the Southern Highlands and Enterprise side, still leads with about 48 new-build listings at a median around $559,950, while ZIP 89178, the Mountain's Edge side, carries about 22 at a median near $569,000. The builders are competing with rate buy-downs and closing-cost credits, which is exactly the leverage a buyer should be using right now.
KB Home Tobiano: The Newest Community on the Map
The freshest builder news in the corridor is KB Home's Tobiano, which opened in July near South Buffalo Drive and West Agate Avenue in the Mountain's Edge area, ZIP 89178. It is a brand-new community of two-story single-family homes starting in the mid-$400,000s, and the featured Plan 1850 model runs 3 bedrooms, about 1,850 square feet, from $444,990, with a modest HOA around $78 a month and no SIDs. For buyers who thought the Southwest's entry-level new-home book had closed, Tobiano is the answer: a genuinely new community, an attainable price, and the Mountain's Edge lifestyle within reach.
Tobiano matters beyond the price sheet. It is proof that the Southwest is still adding brand-new product even as the famous master plans close out, and it gives first-time and move-up buyers a fresh place to negotiate with a builder who wants to fill a new phase. Every active builder and community in the corridor, Tobiano included, is tracked on my new construction page.
Mountain's Edge: Infill Lots & the Park Grant
Mountain's Edge, the roughly 3,500-acre master plan that grew past 12,000 homes, keeps selling its final infill. The remaining active new-construction lots run about 60 to 90 across the villages, priced from the mid-$500,000s up to around $895,000 depending on view and location, with Pardee, Lennar, KB Home, Woodside, and Toll Brothers still working what is left.
The other Mountain's Edge story is the $43.6 million regional park grant from earlier this year. The community is locking in roughly 55 additional acres with pickleball courts, soccer fields, a botanical garden, and a BMX track, which keeps resale values interesting long after the last lot sells. If you are weighing Tobiano against the older Mountain's Edge villages, my full Mountain's Edge spotlight walks through the trade-offs.
Southern Highlands: The Luxury Infill Story
Southern Highlands remains the Southwest's luxury new-construction anchor. Blue Heron is selling its gated Stonewater collection with modern two-story plans and pushing the custom side with Olympia Ridge Estates, Beazer has active builds in the area, Toll Brothers covers the premium tier, and Lennar is pre-selling Westridge Enclave, from around $700,000, and Westridge Square, both targeted for early 2027.
The honest advice for luxury buyers is unchanged: the interest lists are the product now. The door price is set, the list is open, and first pick in 2027 goes to the people who got on it first. For the school feeders that serve the community's newer west side, the current boundaries are all on my schools page, and the full community picture is in the Southern Highlands spotlight.
Rhodes Ranch: The Last Rows Inside the Gates
My own community keeps closing rows. Rhodes Ranch is past roughly 3,795 of about 4,000 planned homes, and the remaining new product is concentrated where it has been: The Irons, where Beazer keeps selling its Griffin townhomes, and the Estates at Rhodes Ranch by Century Communities, running in the $500,000 to $590,000 range. Once these last rows close, new construction inside the guard gates is gone and the neighborhood trades on resale, so the window for a brand-new home here is genuinely small.
If you are comparing communities rather than just builders, my neighborhoods guide lines up Rhodes Ranch, Mountain's Edge, Southern Highlands, Spanish Trail, and Nevada Trails for different buyers, and the Rhodes Ranch deep dive goes block by block.
Spanish Trail & Nevada Trails: Built Out, Resale Only
Both of the other famous Southwest names are resale stories now. Spanish Trail, the guard-gated country club dating to 1979 with its 27-hole course, is fully built out, with listings running from around $505,000 up past $3.4 million; the new-construction route there is the custom teardown-and-rebuild behind the established gates. Nevada Trails is the same story: fully built out, resale only, its quiet park-and-trail lifestyle carrying the value.

The Apartment Wave: Building for Renters Around Durango
The for-sale side is one story, and the rental side is the other, and both are booming. NRP Group, with Haseko North America, broke ground in late 2025 on a $133 million, 390-unit luxury apartment building between Durango Drive and Cimarron Road just south of the 215 near UnCommons. A separate upscale apartment complex from The Calida Group is under construction just south of the beltway next to Durango Casino & Resort. And across the corridor, whole neighborhoods of single-family build-to-rent homes are going up, renting in the $2,500-a-month range.
Why should a buyer care about apartments? Because thousands of new households renting along this corridor are the future resale demand for the neighborhoods behind them. Every renter at UnCommons, every build-to-rent family on the edge of Mountain's Edge, is a future buyer who already knows they want to live in the Southwest. That is the long game of this market, and it is why I tell clients the corridor's story is only half written.
Durango's North Expansion & the Corridor's Big Build-Out
The anchor of the corridor, Durango Casino & Resort's $385 million North Expansion, is past its midway point. On September 18, crews hoisted the project's largest structural steel truss, and the roughly 275,000-square-foot expansion is now visibly rising off the north podium: a 36-lane bowling alley, a luxury movie theater, roughly 400 additional slot machines, a full-service restaurant, billiards, a patio, and Moonshine Flats at Durango, a two-story, 29,000-square-foot venue. Completion is still targeted for the late 2027 window.
Around it, the mixed-use build-out keeps compounding. The Bend on Sunset Road has now announced 17 tenants, with Electric Pickle and the luxury Galaxy Theatre on the way in Phase 2. UnCommons announced its final office building in May, and the Vestra residential component's first 47-residence building is complete with more than 300 additional units planned. Across the 215, UNLV's Harry Reid Research and Technology Park completed its first building, HR1, and approved the 34-acre Nevada Studios Campus for media production. The full picture of the corridor is in my Durango corridor guide.
New Roads: The Beltway Ramps Rise
The roads are keeping pace with the rooftops. The new CC-215 on-ramps at Sunset Road and Durango Drive are mid-build through roughly June 2027, the frontage-road paving from Sunset to Decatur is underway, and the CC-215 widening that started this summer near Charleston Boulevard is slated to run about 18 months into 2027. Rainbow Boulevard is in the county queue for widening from Blue Diamond Road to CC-215, and the Warm Springs corridor work, signals, repaving, medians, and sidewalks from Decatur to Dean Martin, continues through March 2027.
For anyone who has watched the Southwest grow over the last decade, this is the part that feels personal. The neighborhoods were built fast, and now the roads are catching up in real time, new ramps, new lanes, new trails, and new office and retail square footage all compounding at once. The drive-time picture, including what the new ramps mean for your commute, is on my commuting guide.
What I Am Telling Clients This Week
For Buyers
Entry-level buyers should be touring KB Home's Tobiano now, because it is the freshest attainable new product in the corridor and the builder is filling a new phase with incentives. Mountain's Edge infill and the 89141 new-build band are the other two places negotiation lives. Luxury buyers should get on Lennar's Westridge lists and Blue Heron's Stonewater and Olympia Ridge Estates interest lists before year end, because first pick in 2027 goes to people already on the list. And anyone who wants gated golf living with new product should know the Estates at Rhodes Ranch and The Irons are the last rows, period.
Key Signals I Am Watching
Five things I am tracking: (1) The Enterprise corridor at about 21% of Q1 2026 net sales, still the valley's busiest new-construction market. (2) KB Home's Tobiano open in the Mountain's Edge area from the mid-$400Ks, Plan 1850 from $444,990 with no SIDs. (3) Roughly 185 new-build listings across the southwest core at a median near $570K, with 89141 at about 48 around $559,950. (4) The $133M NRP Group apartments, the Calida complex by Durango, and build-to-rent neighborhoods reshaping the corridor's rental supply. (5) Durango's $385M expansion past midway with bowling, theater, and Moonshine Flats, plus the CC-215 ramps through June 2027 and the Warm Springs rebuild through March 2027.
