New Construction Update: The Luxury Infill & the Beltway Build-Out
Here is my September 28 new construction update, and the short version is this: the Southwest still has roughly 185 brand-new homes on the market at a median near $570,000, but the character of that inventory has shifted. The entry-level infill is getting bought up, the luxury builders are stepping in at Southern Highlands, and the roads and the casino expansion are moving faster than the lots. I live in Rhodes Ranch, I drive these corridors daily, and here is exactly what I am telling buyers this week.

The Big Picture: 185 New Homes, and a New ZIP-Level Split
Across the southwest core ZIPs, roughly 185 new-construction listings sit on the market at a median near $570,000, the same headline number as last week, but the ZIP-level data tells a sharper story. ZIP 89141, the Southern Highlands and Enterprise core, leads the way with about 48 new-build listings at a median around $559,950, while ZIP 89113, the Spring Valley and Town Square side, carries about 39 new builds at a much higher median near $764,999.
That spread tells you the Southwest now sells on two tracks: attainable new homes in the 89141 band, and a luxury new-build tier in the 89113 band that barely existed five years ago. The active builders across both tracks, D.R. Horton, Lennar, KB Home, Pulte, Toll Brothers, and Blue Heron, are competing hard for the same finite lot supply, and for a buyer that competition is where the leverage shows up.
Mountain's Edge: Closing Out With Infill Still in Play
Mountain's Edge, the roughly 3,500-acre master plan that grew to more than 12,000 homes, keeps selling its final infill. The remaining active new-construction lots run about 60 to 90 across the villages, priced from the mid-$500,000s up to around $895,000 depending on view and location, and the builders still working the infill, Pardee, Lennar, KB Home, Woodside, and Toll Brothers, are negotiating on what is left.
The other Mountain's Edge story is the $43.6 million regional park grant from earlier this year. Even as the housing closes out, the community is locking in roughly 55 additional acres with pickleball courts, soccer fields, a botanical garden, and a BMX track. That is the combination that keeps resale values interesting long after the last lot sells.

Southern Highlands: The Luxury Infill Story of the Southwest
If one part of the Southwest has genuine new-construction momentum right now, it is Southern Highlands. ZIP 89141 leads the entire southwest with about 48 new-build listings at a median near $559,950, and the builder lineup is stacked. Blue Heron is selling its gated Stonewater collection with modern two-story plans and pushing the custom side with Olympia Ridge Estates, Beazer has active builds in the area, Toll Brothers covers the premium tier, and Lennar is pre-selling Westridge Enclave, from around $700,000, and Westridge Square, both targeted for early 2027.
For luxury buyers, the honest advice is that the interest lists are the product now. The door price is set, the list is open, and first pick in 2027 goes to the people who got on it first. If you want the newer school feeders that serve the community's west side, the current boundaries are all on my schools page.

Rhodes Ranch: The Last Rows Inside the Gates
My own community closed out another row this month. Rhodes Ranch is past roughly 3,795 of about 4,000 planned homes, and the remaining new product is concentrated where it has been: The Irons, where Beazer keeps selling its Griffin townhomes, and the Estates at Rhodes Ranch by Century Communities, running in the $500,000 to $590,000 range. Pardee Homes is still listed among the active builders here in 2026, which tells you the tail is longer than people assume, but the math is unchanged: once these last rows close, new construction inside the guard gates is gone and the neighborhood trades on resale.
If you are comparing communities rather than just builders, my neighborhoods guide gives you the full picture of how Rhodes Ranch, Mountain's Edge, Southern Highlands, Spanish Trail, and Nevada Trails line up for different buyers.

Spanish Trail & Nevada Trails: Built Out, Resale Only
Both of the other famous Southwest names are resale stories now, and buyers still ask every week. Spanish Trail, the guard-gated country club dating to 1979 with its 27-hole course, is fully built out, with listings running from around $505,000 up past $3.4 million; the new-construction route there is the custom teardown-and-rebuild behind the established gates. Nevada Trails is the same story: fully built out, resale only, its quiet park-and-trail lifestyle carrying the value.

The Bend & UnCommons: The Retail and Office Build-Out
The residential side is one story, and the mixed-use side is the other. The Bend on Sunset Road between Durango and Riley has now announced 17 tenants to date, with Phase 2 anchored by Electric Pickle, the experiential pickleball and food-and-drink venue, and the luxury Galaxy Theatre on the way. Phase 1 is already live with Freed's Dessert Shop, The Great Greek, Evolve Brewing, Marufuku Ramen, Mothership Coffee, Aces & Ales, Baguette Cafe, St. Felix, and Makeshift Union, a tenant mix that keeps growing every month.
Up the road, UnCommons, the roughly 40-acre campus from Matter Real Estate Group, announced its final building in May, a mixed-use structure adding retail, fitness, and Class A office space, while the Vestra residential component's first 47-residence building is complete and more than 300 additional units are planned. Between the new office towers and the new households, the corridor keeps feeding the resale market for years after the last builder lot closes.

Durango's North Expansion: The Steel Is Up
The anchor of the corridor, Durango Casino & Resort's $385 million North Expansion, hit its midway point this month. On September 18, contractor crews hoisted the project's largest structural steel truss, and the roughly 275,000-square-foot expansion is now visibly rising off the north podium: a 36-lane bowling alley, a luxury movie theater, roughly 400 additional slot machines, a full-service restaurant, billiards, a patio, and Moonshine Flats at Durango, a two-story, 29,000-square-foot venue. Completion is still targeted for the late 2027 window, which means the Southwest's next big entertainment chapter is already under construction in plain sight.
New Roads: The Beltway Widens and the On-Ramps Rise
The roads are keeping pace, and this week the list got longer. The CC-215 widening that started this summer near Charleston Boulevard is slated to run about 18 months into 2027, part of a corridor effort that includes the $18.7 million Western Beltway Trail Improvements and trail-tunnel work near Charleston. Closer to home, the new CC-215 on-ramps at Sunset Road and Durango Drive are mid-build through roughly June 2027, the frontage-road paving from Sunset to Decatur is underway, and Rainbow Boulevard is in the county queue for widening from Blue Diamond Road to CC-215. The Warm Springs corridor work, signals, repaving, medians, and sidewalks from Decatur to Dean Martin, continues through March 2027.
For anyone who has watched the Southwest grow over the last decade, this is the part that feels personal. The neighborhoods were built fast, and now the roads are catching up in real time, new ramps, new lanes, new trails, and new office and retail square footage all compounding at once. Every active builder and every remaining community in this corridor is on my new construction page, and the drive-time picture is on my commuting guide.
What I Am Telling Clients This Week
For Buyers
The Southwest new-home book is closing in two tiers. Entry-level buyers should be working Mountain's Edge infill and the 89141 new-build band now, because that is where the negotiation lives and the lot count is shrinking. Luxury buyers should get on Lennar's Westridge lists and Blue Heron's Stonewater and Olympia Ridge Estates interest lists before year end, because first pick in 2027 goes to people already on the list. And anyone who wants gated golf living with new product should know the Estates at Rhodes Ranch and The Irons are the last rows, period.
Key Signals I Am Watching
Five things I am tracking: (1) Roughly 185 new-build listings across the southwest core at a median near $570K, with 89141 at about 48 listings around $559,950 and 89113 at about 39 around $764,999. (2) Blue Heron's Stonewater and Olympia Ridge Estates plus Lennar's Westridge Enclave and Westridge Square, early 2027 from around $700K, anchor Southern Highlands. (3) Mountain's Edge infill at 60 to 90 lots with the $43.6M park grant locked in. (4) Durango's $385M expansion past its midway point with bowling, theater, and Moonshine Flats. (5) The CC-215 widening, the Sunset and Durango on-ramps through June 2027, the Rainbow widening, and the Warm Springs rebuild through March 2027.
