Southwest Las Vegas Weekly Market Update: September 23, 2026
This update lands in the first full week after a decision the whole market had been waiting months for: on September 16, the Federal Reserve raised its target rate to 3.75%-4.00%, the first hike since 2023, and Freddie Mac's September 17 survey put the 30-year fixed mortgage at 6.95%, up from 6.76% a week earlier. Behind that headline, the freshest numbers we have: the Las Vegas REALTORS (LVR) August report holds the valley median single-family price at $475,000, down 1.0% year over year, live single-family inventory sits near 5,900 active listings with supply around 3.6 to 4 months, and the week of September 21 brought 1,036 new listings to the market with 609 homes going under contract. For the Southwest, the read is clear: this is the most balanced, price-transparent market we have seen in years, and the fall buying season is officially underway.

Data Snapshot
Southwest at a Glance: Late September 2026
I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official monthly picture (the August 2026 LVR report released September 9) with live weekly tracking for the week of September 21 and the September 17 Freddie Mac survey, with attribution below the tables. The week's story is a market absorbing its first rate hike in three years: prices holding near the plateau, inventory still generous, and buyers and sellers both recalibrating.

Mountain's Edge (89178/89139)
~$512.5K sold
+0.1% YoY (MLS) · ~30-44 DOM · ~503 actives
The 3,200-acre master plan is in its final build-out with under 50 new lots left, so resale is the main path in. MLS-reported sold medians hold around $512,500 (basically flat year over year), consumer trackers run a bit lower in the high-$400Ks, days on market run roughly 30 to 44, and Homes.com counts about 3.5 months of supply in the Enterprise area. Mountain's Edge still moves the quickest of the five.
Southern Highlands (89141)
~$600K ZIP list
Gated tier ~$825K · 3-ZIP list ~$540K · ~27 DOM
The guard-gated star of the corridor stays the most resilient at the top. ZIP 89141 list medians run around $600,000 with sold figures spanning the high-$400Ks up to the $600K range depending on the tracker, the gated and luxury tier holds near $825K (+5% YoY), and the broader 3-ZIP set keeps list medians near $540K. Buyers find genuine range from value resales to seven-figure estates.
Rhodes Ranch (89148/89113)
~$485K sold
-3.0% YoY (Redfin 3-mo) · ~28 DOM · ~$255/sq ft
I live in Rhodes Ranch, so this is the community I track most closely. Redfin puts the 3-month median around $485,000 (-3% YoY), the ZIP 89148 100-day median sold sits near $496,500 per LVR/GLVAR data, homes move in about 28 days, and the broader corridor carries roughly 1,681 homes for sale, up about 138.8% year over year. The R Club, the private water park, and 24/7 gates keep a strong floor under value.
Spanish Trail (89113)
~$529K-$541K ZIP
~7.7 mo supply · buyer's market
The 1,500-home guard-gated country club sits inside ZIP 89113, where overall medians have softened to about $529,000 to $541,000 (down 2.6% to 7.8% YoY depending on the tracker) with roughly 7.7 months of supply, the softest balance of the corridor. Spanish Trail proper still trades well above the ZIP average, with closed medians near $1.05M per LVR data and a Redfin neighborhood median around $950K.
Nevada Trails (89113)
Broader 89113
No dedicated community breakout published
Nevada Trails does not publish its own granular monthly stats, so I track it through the broader 89113 figures rather than guess. Anecdotally it remains one of the more accessible Pardee communities in the corridor, with solid family demand and strong rental interest, and its softening tracks the wider ZIP trend. If you want street-level detail here, that is exactly the kind of homework I do for clients.
Market Trend
Post-Fed Week
What the live data tells us this week
The fall tone is set: prices eased about $15,000 off the peak, the Fed's September 16 hike pushed rates to 6.95%, and supply is running near 3.6 to 4 months, which reads as a normalizing market, not a crash. New listings outpaced pending sales this week (1,036 versus 609), the classic signature of a market where inventory is still building, so buyers have leverage and pricing discipline is everything for sellers.

What This Week's Numbers Mean for the Southwest
The headliner this week was not a single listing, it was a vote: on September 16 the Federal Reserve raised its target rate to 3.75%-4.00% in a unanimous decision, its first hike since 2023, and markets now price one more move before year-end. That reshaping of the rate picture matters more to the Southwest than any one monthly stat, because this corridor runs on price-sensitive buyers from California, the Pacific Northwest, and abroad, and every quarter-point shifts how far their dollar goes.
The Fed Finally Moved: What 6.95% Means for Your Payment
Freddie Mac's September 17 survey put the 30-year fixed at 6.95%, up from 6.76% a week earlier and 6.26% a year ago, and consumer trackers were showing about 7% within days. On a $400,000 mortgage, that quarter-point jump adds roughly $50 a month, a real line item when buyers are already watching a softened median. My advice to buyers hasn't changed, it has sharpened: if the monthly payment works at today's rate, buy now and refinance when rates ease, and make sellers earn your business with honest negotiation, because the 42% to 43% of listings carrying price cuts is the strongest leverage buyers have had in years. If you are waiting for a cut, remember the last bottom in rates came after everyone had already tired of waiting.
The Live Inventory Story Is the Real Signal
Live single-family inventory sits around 5,900 active listings (trackers read 5,840 early this month and 5,912 the week of September 10), and the week of September 21 brought 1,036 new listings, up from 941 the week before. Crucially, new listings (1,036) outpaced pending sales (609), the classic signature of a market where supply is still building. Supply runs near 3.6 to 4 months, squarely in the balanced range, and with roughly 42% to 43% of actives carrying at least one price reduction, the Southwest is a place where buyers should negotiate honestly and sellers must price against real comps on day one. Right-priced homes in our fastest communities still draw offers within days, but the buyer pool is no longer in a panic.
Community-by-Community, the Range Is Wide
The five majors each tell a slightly different story this week. Mountain's Edge is the value-and-speed leader, flat at about $512.5K sold with the shortest days on market. Southern Highlands offers a resilient middle with ZIP list medians near $600K and a gated tier near $825K that is holding. Rhodes Ranch, where I live, holds at about $485K with a strong amenity floor and roughly 28 days on market. Spanish Trail's 89113 ZIP is the softest balance at nearly 7.7 months of supply, the clearest buyer's market in the corridor, while the country club itself still trades well above the ZIP average. And Nevada Trails, which lacks its own published breakout, tracks the broader 89113 figures, so I flag that rather than invent a number.
Builders Are Already Marketing Into the New Rate
New construction is where the rate shock shows up fastest. Home Builders Research counts 4,284 net new-home sales in the first half of 2026, down 15% year over year, and builders meet the slowdown with the most aggressive incentives in about three years: two-thirds of builders are offering 2-1 rate buydowns worth $15,000 to $30,000, closing-cost credits of $15,000 to $40,000, and average concessions of $30,000 to $60,000, all without cutting sticker prices. July snapped back 28% month over month to 735 sales, a reminder that well-priced new product still moves. Along the 215, Mountain's Edge's final lots are going fast, Beazer is selling at The Irons in Rhodes Ranch, Lennar's Westridge Enclave is coming at Southern Highlands, and Durango's $385 million north expansion keeps rising. You can follow all of it on the New Construction page.
What I Am Telling Clients This Week
For Buyers
Rates at 6.95% feel like bad news, but the trade-off has never been better: ~5,900 live single-family listings, 42% to 43% of them with price cuts, a valley median at $475K, and communities like Spanish Trail sitting on nearly 8 months of supply. That is real negotiation power. Mountain's Edge and Rhodes Ranch give you value, Southern Highlands gives you range, and the new-home side is handing out buydowns and closing credits. Get pre-approved now, lock today's numbers, and refinance when rates ease. In the fast communities, a fresh right-priced home still moves within days.
For Sellers
The pricing-discipline message is louder than ever: nearly half the market is cutting, and the post-Fed rate bump will only lengthen the wait for overpriced listings. Price against genuine comps from day one, stage the home to its best light, and lean into the amenities that make the Southwest special, golf, gates, parks, and the Durango corridor. Premium pockets like Southern Highlands' gated tier and Spanish Trail's country club still hold value when presented right. I give every listing client a competitive analysis built from real closes in their exact community, not ZIP-level averages.
