Southwest Las Vegas Weekly Market Update: September 30, 2026
This update closes out September, and it marks the first full week where mortgage rates have settled above 7% since the Fed's September 16 hike: Freddie Mac's September 24 survey put the 30-year fixed at 7.03%, up from 6.95% a week earlier and 6.30% a year ago. The freshest weekly numbers show the market cooling into fall, with 887 new single-family listings and 578 pending sales in the week ending September 28, down from 1,036 and 609 the week before. The official August picture still holds, the Las Vegas REALTORS (LVR) reported a valley median single-family price of $475,000, down 1.0% year over year, and the September report is due in the first week of October. For the Southwest, that combination reads the same way it has for the last month and a half: a balanced, price-transparent market where buyers have real leverage and sellers who price against actual comps still win.

Data Snapshot
Southwest at a Glance: End of September 2026
I track the Southwest market every week because I live in Rhodes Ranch and work across all five major communities every day. These figures pair the official monthly picture (the August 2026 LVR report released September 9) with live weekly tracking for the week ending September 28 and the September 24 Freddie Mac survey, with attribution below the tables. One honest note up front: LVR's September report has not been published yet, it typically lands in the first week of October, so this week's story is built from the freshest verifiable numbers available right now. The through-line: rates above 7%, weekly activity cooling off, and prices holding near the plateau.

Southwest Communities: Late September 2026
Mountain's Edge (89178/89139)
~$512.5K sold
+0.1% YoY (MLS) · ~26-27 DOM · final build-out
The 3,200-acre master plan is in its final build-out with under 50 new lots left, so resale is the main path in. MLS-reported sold medians hold around $512,500 (basically flat year over year), the 89178/89141 ZIP list median runs near $560,000, and sold data shows the quickest turn times of the corridor at roughly 26 to 27 days. For a Southwest buyer who wants value, parks, and speed, this is still the community to beat.
Southern Highlands (89141)
~$600K ZIP list
Gated tier ~$825K (+5% YoY) · 3-ZIP list ~$540K
The guard-gated star of the corridor stays the most resilient at the top. ZIP 89141 list medians run around $600,000 with 12-month sold figures softening about 1.2%, the gated and luxury tier holds near $825,000 (+5% YoY), and the broader 3-ZIP set (89141/89139/89178) keeps list medians near $540,000. Days on market span roughly 27 to 46 depending on the slice, and buyers find genuine range from value resales to seven-figure estates.
Rhodes Ranch (89148/89113)
~$485K sold
-3.0% YoY (Redfin 3-mo) · 67-97 actives · ~$253/sq ft
I live in Rhodes Ranch, so this is the community I track most closely. Redfin's 3-month median sold sits near $485,000 (-3% YoY), and the most recent MLS-based snapshots show 67 to 97 active listings depending on the sub-area (Sept 17 and Sept 27), 69 to 79 average days on market, and list medians between $515,000 and $610,000. The broader 89148 corridor carries roughly 1,681 homes for sale, up about 138.8% year over year, so selection is real. The R Club, the private water park, and 24/7 gates keep a strong floor under value.
Spanish Trail (89113)
~$529K-$541K ZIP
~7.7 mo supply · softest balance of the corridor
The 1,500-home guard-gated country club sits inside ZIP 89113, where overall medians have softened to about $529,000 to $541,000 (down about 2.6% to 7.8% YoY depending on the tracker) with roughly 7.7 months of supply, the most room to negotiate in the corridor. Spanish Trail proper still trades well above the ZIP average, with 2026 community closes around $1.05 million per LVR data, so the gap between the club itself and the surrounding ZIP is wide.
Nevada Trails (89113)
Broader 89113
No dedicated community breakout published
Nevada Trails does not publish its own granular monthly stats, so I track it through the broader 89113 figures rather than guess. Community-proper snapshots are thin (roughly 9 to 14 active listings in July 2026 at higher price points, around $775,000 list), because most of its volume reads through the wider ZIP. It remains one of the more accessible Pardee communities in the corridor, and if you want street-level detail here, that is exactly the kind of homework I do for clients.

What the live data tells us this week
The fall tone sharpened: Freddie Mac's 30-year hit 7.03% on September 24, and the live week ending September 28 cooled across the board, with new listings down from 1,036 to 887 and pending sales down from 609 to 578. Roughly 43% of active listings carry at least one price cut, and the month-to-date valley median sat near $469,000 on the September 21 tracker. That is a normalizing market, not a crash, and negotiation is the theme.

What This Week's Numbers Mean for the Southwest
The headline this week is a round number the market has been circling since the Fed's September 16 hike: 7%. Freddie Mac's September 24 survey put the 30-year fixed at 7.03%, up from 6.95% a week earlier and 6.30% a year ago, and live broker averages were running even higher, around 7.22%. That is the first time borrowers have looked at a full 7% handle since the summer, and it is quietly doing what higher rates always do in the Southwest: sharpening the line between homes priced to move and homes priced to wait.
Rates Above 7%: The Payment Math Tightens
On a $400,000 mortgage, the difference between 6.95% and 7.03% is roughly $20 a month, but the psychological shift is bigger than the math. Buyers priced at a 7% monthly payment simply have less room in their budget than they did in August, which is exactly why we are seeing fewer offers and longer days on market in the softer pockets. My advice to buyers is the same as it has been all month, and it has never been more valuable: if the monthly payment works at today's rate, buy now and refinance when rates ease, and use the buying power you have. The 43.3% of active listings carrying price cuts is the strongest negotiating position buyers in this corridor have held in years.
The Weekly Numbers Confirm a Cool-Down, Not a Collapse
Zahler Properties' live trackers show the week ending September 28 brought 887 new single-family listings, down from 1,036 the prior week, with 578 homes going under contract versus 609 the week before. That is the first week this month where new listings pulled back noticeably, and it fits the seasonal script: September activity fades into October while rates take a bite out of urgency. Crucially, prices are holding, the LVR August median stayed at $475,000, down 1.0% year over year but off only about $15,000 from the May-June peak, and the month-to-date tracker reads near $469,000. This is a buyer's market with the price floor intact, which is a genuinely unusual and favorable combination.
Community-by-Community, the Range Is Wide
Each of the five majors tells a slightly different story this week. Mountain's Edge remains the value-and-speed leader, flat at about $512,500 sold with the shortest days on market around 26 to 27. Southern Highlands offers a resilient middle, ZIP list medians near $600K with the gated tier near $825K holding its +5% gain. Rhodes Ranch, where I live, holds at about $485K with a strong amenity floor and the widest selection in months, 67 to 97 active listings around the gates. Spanish Trail's 89113 ZIP is the softest balance at nearly 7.7 months of supply, the clearest buyer's market in the corridor, while the country club itself still trades near $1.05 million. And Nevada Trails, which lacks its own published breakout, tracks the broader 89113 figures, so I flag that rather than invent a number.
Builders Are Working Harder Than Ever for Your Offer
New construction is where the rate pressure shows up fastest. Home Builders Research counted 502 net new-home sales in August, down 31% from a year earlier, after a first half that ran 15% below 2025, and builders are responding with the most aggressive incentive programs in years: roughly 65% of Las Vegas builders are offering mortgages with 2/1 rate buydowns that put first-year rates as low as the high-3s, permanent buydowns into the high-4s, closing-cost credits of $15,000 to $40,000, and design-center credits of $5,000 to $15,000. Along the 215, Mountain's Edge's final lots are going fast, Beazer is selling at The Irons in Rhodes Ranch, and Lennar's Westridge collections are rolling out at Southern Highlands. You can follow all of it on the New Construction page.
What I Am Telling Clients This Week
For Buyers
Rates at 7.03% feel like bad news, but the trade-off has never been better: 43.3% of listings carry price cuts, selection is wider than it has been in years (67 to 97 actives around Rhodes Ranch alone), a valley median of $475K, and builders handing out buydowns worth thousands. That is real negotiation power, and sellers who have sat 30 days or more are the most motivated. Get pre-approved now, lock today's numbers, and refinance when rates ease. In the fast communities, a fresh right-priced home still moves within weeks, so be ready to move when the right one appears.
For Sellers
The pricing-discipline message is louder than ever: roughly 43% of the market is cutting, and rates above 7% will only lengthen the wait for overpriced listings. Price against genuine comps from day one, stage the home to its best light, and lean into the amenities that make the Southwest special: golf, gates, parks, and the Durango corridor. Premium pockets like Southern Highlands' gated tier and Spanish Trail's country club still hold value when presented right. I give every listing client a competitive analysis built from real closes in their exact community, not ZIP-level averages.
