Every week I drive through this corridor, I see something new. A slab poured where there was dirt. A model home grand opening banner going up. A new road being striped. That is the reality of living in the fastest-growing part of Las Vegas, and as someone who has called this area home for years, I never get tired of watching it take shape. Here is the full August 5 update.

Lennar Decano: Next Gen Living Gains Momentum

Lennar's Decano community near Dean Martin Drive and West Le Baron Avenue in ZIP 89141 continues to draw strong buyer interest, and I am seeing more traffic to their model homes than almost any other luxury new-construction site in the corridor right now. The community features Lennar's Next Gen floor plans — homes with a completely separate living suite attached, complete with its own entrance, living area, bedroom, bathroom, and kitchenette. The Samuel Next Gen plan, starting from approximately $889,990, is the most popular configuration I have toured to date.

What buyers love about this layout is the flexibility. Adult children moving back home after college. Aging parents who want independence under the same roof. A private guest suite that doubles as a short-term rental. In a market where multigenerational living is becoming more common, Lennar has designed something that genuinely works. Decano sits just minutes from I-15 and Las Vegas Boulevard, giving residents quick access to the entire valley while maintaining a suburban feel.

Pricing at Decano ranges from approximately $889,990 for the Samuel Next Gen plan up to over $1 million for larger floor plans. The community is being built in phases, and the early phases are selling steadily.

American West Homes: Tenaya Springs Debuts

American West Homes has broken ground on Tenaya Springs, a brand-new community that is generating real buzz in the Enterprise corridor. Located off Tenaya Way near the 215 Beltway, this community brings a builder known for modern architecture and smart floor plans into one of the area's most convenient locations.

Tenaya Springs is positioned to offer single-family detached homes at a more accessible price point than some of the luxury product going up further south near Southern Highlands. The location is the real draw here: close to the 215 Beltway, The UnCommons, Durango Casino Resort, and the growing dining corridor along the 215. I expect this community to move quickly once models are open, especially for buyers who want to be near the action of the Southwest corridor without paying Southern Highlands premiums.

Build-to-Rent: AMH and the Rental Revolution

One of the biggest trends reshaping the Southwest Las Vegas housing market is the rise of purpose-built rental neighborhoods. American Homes 4 Rent (AMH) is leading this charge in the corridor, building single-family rental communities designed from the ground up as rentals — not homes that were built for sale and ended up as rentals.

These are not apartment complexes. They are single-family homes with yards, garages, and modern finishes, professionally managed and available for lease. For buyers who are not quite ready to purchase — or who want to rent while they wait for rates to come down — this is a real option that did not exist in the Southwest even three years ago. The Vesta condos at The UnCommons (which I help clients lease) are another piece of this rental boom, but the AMH single-family rental neighborhoods cater to families who want a house, not a high-rise.

Build-to-rent is a signal that institutional capital sees long-term value in the Southwest corridor. These developers are not building here for a quick flip — they are betting on the area's growth over the next decade. That is a vote of confidence worth paying attention to.

Life Time Luxury Health Club Coming to the Southwest

Life Time, the premium athletic country club chain, is building a major new location at the intersection of Durango Drive and Sunset Road. Scheduled to open in late 2026, this facility will feature a state-of-the-art fitness center, indoor and outdoor pools, basketball and pickleball courts, group fitness studios, a full spa, and a co-working lounge.

For residents of the Southwest, this is a huge amenity win. Until now, the closest Life Time locations were in Summerlin and Green Valley. Having a Life Time just off the 215 at Durango means Southwest residents no longer have to drive across town for top-tier fitness and wellness. And for buyers considering a move to the area, this is exactly the kind of lifestyle anchor that adds long-term value to surrounding neighborhoods. Expect home values in the communities closest to Durango and Sunset to benefit from proximity to this development.

Intermountain Health Badura Clinic: Healthcare Infrastructure Arrives

Healthcare access has been one of the biggest gaps in the Southwest corridor for years. That gap just got significantly smaller. Intermountain Health's new Badura Clinic, a 90,000-square-foot medical facility, officially opened in July 2026. Located in the heart of the Enterprise/Southwest area, this clinic brings primary care, specialty services, imaging, and urgent care to a part of the valley that has been underserved on the healthcare front.

This is the kind of development that signals maturity in a growing area. When major healthcare systems invest in a corridor, it tells you the population density and demographics have reached the tipping point where full-service medical infrastructure becomes viable. For families considering a move to Mountain's Edge, Southern Highlands, or Rhodes Ranch, knowing that a 90,000-square-foot clinic is five to ten minutes from home is a real quality-of-life factor.

Active Communities: Where Builders Are Building Right Now

Mountain's Edge — Final Phase Activity

With roughly 185 new homes currently listed for sale across the Southwest Enterprise corridor and a median new-home price around $570,000, Mountain's Edge remains the volume leader. The community's final phases are being built out by multiple builders including Beazer Homes, D.R. Horton, KB Home, Lennar, Meritage Homes, Pulte, Richmond American, and Century Communities. Price points range from the upper $300,000s for attached product to over $800,000 for larger single-family homes with mountain views. The key message for buyers: inventory in the final phases is limited and shrinking. Once these lots are gone, there will be no new construction in Mountain's Edge. Resale will be the only option.

Rhodes Ranch — The Irons is Complete

Century Communities finished "The Irons," the final new-construction phase inside Rhodes Ranch. The community is essentially built out on the new-home front. However, resale inventory in this guard-gated golf community stays consistent, and homes that are well-priced still move within days. With the championship golf course, the 35,000-square-foot R Club with resort pool, fitness center, and tennis courts, and mature landscaping that took 20 years to grow in, Rhodes Ranch remains one of the most desirable guard-gated communities in the Southwest.

Southern Highlands — Luxury Momentum Continues

Blue Heron's Stonewater at Southern Highlands remains the most talked-about luxury project in the corridor, with homes starting above $1.3 million and featuring third-floor layouts with sky decks. Blue Heron is known for architectural homes that look like they belong in a design magazine, and Stonewater is no exception. Toll Brothers, Christopher Homes, and Storybook Homes continue to offer semicustom and custom estate options for buyers at the $2 million-plus level.

Spanish Trail — Custom Estates on a Championship Course

Spanish Trail continues as the domain of custom luxury estates on the private 27-hole Robert Trent Jones Sr. golf course. New construction here is almost exclusively custom build — buyers purchase a lot and design their dream home. The community's estate-sized lots, mature landscaping, and quiet prestige command prices well above $2 million for the right property. For buyers who want a one-of-a-kind home on a championship course without the production-home feel, Spanish Trail is the address.

Nevada Trails — Fully Built Out, Active Resale Market

Nevada Trails is fully built out — no new construction remains. But the resale market stays active thanks to its tree-lined streets, Pardee Homes quality construction, award-winning sustainability features with community gardens, and walkable access to Sierra Vista High School and Canarelli Middle School. Resale homes typically range from the low $600,000s to over $900,000.

Infrastructure: Clark County Road Upgrades and More

The infrastructure story in the Southwest keeps getting bigger. Beyond the major projects I have covered in previous updates — the $24.9M 215 Beltway widening, the $130M 215/Summerlin Parkway interchange, and the $58.6M Blue Diamond Road widening — there is fresh news on the local road front.

Warm Springs Road & Decatur Boulevard Upgrades

Clark County has a major road and signal upgrade project underway at the intersection of Warm Springs Road and Decatur Boulevard, with completion scheduled for March 2027. This is one of the busiest intersections serving the Enterprise and Southern Highlands areas. The project includes new turn lanes, upgraded traffic signals, and pedestrian safety improvements.

Switch Data Center Expansion Approved

Switch, one of the world's largest data center operators, received approval in June 2026 for a major expansion in the Southwest corridor. This signals continued commercial and tech-sector investment in the area, bringing high-quality jobs and economic activity to the neighborhood.

Every one of these projects represents real investment in the Southwest's future. When you see road construction, new clinic buildings, and data center expansions, you are watching a community being built for long-term growth.

Builder Incentives Still at Historic Highs

The incentive story has not changed since my last update — and that is good news for buyers. Builders are still offering aggressive rate buydowns, closing cost credits, and design center upgrades. Here is what I am tracking on the ground right now:

  • Rate buydowns: 2/1 temporary buydowns bringing first-year rates to the 4.5% to 5.25% range are still available at several communities. Some builders are offering permanent buydowns to 5.5% to 5.75%.
  • Closing cost credits: $10,000 to $35,000 depending on the builder and community. KB Home and Richmond American are among the most aggressive right now.
  • Design center credits: $5,000 to $15,000 in upgrades, effectively free customization.
  • Average total incentive value: Roughly $18,400 plus a 2/1 temporary buydown, which can save a buyer $400 or more per month in the first year.

With mortgage rates creeping back toward 7% after stabilizing in the mid-6% range, the value of these rate buydowns is only increasing. If you are considering new construction, now is the time to lock in these incentives before builders scale them back as buyer demand picks up.

The Big Picture for August 2026

For Buyers

The Southwest corridor has roughly 185 new homes for sale right now with a median price around $570,000. Builders are competing for buyers with the best incentives I have ever seen. Lennar Decano offers multigenerational living at $889,990. KB Home Tobiano starts from the mid-$400,000s. American West Homes is bringing fresh inventory at Tenaya Springs. And Life Time and Intermountain Health are building the lifestyle infrastructure that makes this corridor a long-term winner. If you are considering a new construction purchase, the combination of incentives, inventory choice, and upcoming amenity development makes this a strong moment to buy.

What I Am Watching

Three things I am tracking: (1) Mortgage rates are inching back up — this makes builder rate buydowns even more valuable right now. (2) The build-to-rent wave from AMH and others is absorbing some demand that would otherwise go to for-sale inventory, keeping resale supply tighter. (3) The Life Time and Intermountain Health developments are the kind of institutional investments that signal long-term neighborhood appreciation. When national brands invest millions in a corridor, home values typically follow. If you have been on the fence about buying in the Southwest, the window of maximum leverage for buyers may be narrowing.
