Your Local Guide
I have lived in Southwest Las Vegas for years. I drive the 215 every day. I walk through model homes on weekends. And I can tell you with confidence: the momentum here has not slowed down one bit. New communities are opening, builders are competing harder than ever for buyers, and the infrastructure investment pouring into this corridor is something you can actually see and feel when you drive through it. Here is the full August 2026 update from the ground.
KB Home Tobiano: Southwest's Freshest New Community
If you have driven past the corner of South Buffalo Drive and West Agate Avenue recently, you have probably noticed the model homes going up. KB Home's Tobiano community officially launched in July 2026 and is already drawing serious buyer traffic. These are ENERGY STAR certified, two-story, single-family detached homes starting from the mid-$400,000s.
What makes Tobiano stand out is its location. Just north of Blue Diamond Road and minutes from I-15, it sits close to Mountain's Edge Regional Park, Exploration Peak Park, and a growing strip of dining and retail along the Blue Diamond corridor. For first-time buyers and young families looking at new construction in the $400K to $500K range, this should be on your short list. KB Home is currently offering rate buydowns and closing cost incentives on select inventory, which can bring your effective monthly payment down noticeably compared to a resale purchase at current market rates.
Richmond American Lexington Chase: Selling Strong in Enterprise
Richmond American's Lexington Chase community, located at 8212 Kinleigh Poulson Street near Blue Diamond Road and the 215 Beltway, grand opened back in January 2026 and is still one of the strongest-selling new construction tracts in the Enterprise corridor. The two-story homes feature customizable options starting from the upper $500,000s.
Lexington Chase sits in ZIP 89148, putting it right in the sweet spot of the Southwest corridor. You can get to Durango Casino Resort in about 10 minutes, The UnCommons in under 15, and the 215 Beltway connects you to the whole valley. For move-up buyers who want a brand-new home without crossing into the luxury tier, Richmond American's floor plans here offer strong value.
Lennar Decano: Next Gen Living in the Southern Highlands Corridor
At the higher end of the new construction market, Lennar's Decano community near Dean Martin Drive and West Le Baron Avenue in ZIP 89141 is setting a new standard for multigenerational living. The community features Lennar's Next Gen floor plans — homes with a separate living suite attached, ideal for extended family, adult children, or private guest quarters. Pricing starts from approximately $1,029,990 and up, putting this firmly in the premium tier.
Decano sits minutes from I-15 and Las Vegas Boulevard, giving residents quick access to the Strip corridor while still enjoying the suburban feel of the Southwest. If you need space for multiple generations under one roof and want brand-new construction with Lennar's quality standards, this community deserves a close look.

Mountain's Edge: The Final Chapter
Mountain's Edge — the 3,500-acre master plan that has been one of the valley's best-selling communities for over a decade — is now entering its final build-out. With over 14,500 homes already built and occupied, the remaining lot releases are limited. If you want to buy new construction in this community, the window is closing.
Multiple builders are still active in the remaining phases: Beazer Homes, D.R. Horton, KB Home, Lennar, Meritage Homes, Pulte, Richmond American, and Century Communities all have inventory. Price points range from the upper $300,000s for townhomes to over $800,000 for larger single-family homes with mountain views.
What continues to set Mountain's Edge apart is its park system. Over 30 parks, miles of walking trails, and Exploration Peak Park with its summit trail and outdoor amphitheater give this community a level of recreational amenity that rivals communities costing twice as much. If you are looking at Mountain's Edge, now is the time to act while builder inventory is still available.

Southern Highlands: Luxury Builds at Full Throttle
Southern Highlands continues to be the premier luxury new construction address in Southwest Las Vegas. With 10-plus distinct enclaves, guard-gated security, and a private Robert Trent Jones golf course, this community attracts serious buyers who want space, views, and architectural distinction.
Blue Heron — Stonewater at Southern Highlands
Blue Heron's Stonewater community is the most talked-about luxury project in the corridor right now. These are architecturally distinct homes starting above $1.3 million, featuring modern designs with third-floor layouts and sky decks that capture panoramic mountain views. These are not production homes — each one is designed with a level of architectural intent you rarely see outside the custom market. If you are looking for something genuinely distinctive in a guard-gated setting, Stonewater is the community to watch.
Toll Brothers, Christopher Homes & Storybook Homes
Beyond Blue Heron, Toll Brothers continues to offer semicustom luxury inventory, while Christopher Homes and Storybook Homes are still building premium estates in the upper price brackets. These are builder-architect partnerships that produce one-of-a-kind residences, not cookie-cutter floor plans. For buyers at the $2 million-plus level, Southern Highlands remains the most compelling guard-gated option in all of Southwest Las Vegas.

What About Rhodes Ranch, Spanish Trail, and Nevada Trails?
For these established communities, the story is different from the newer tracts along the Enterprise corridor.
Rhodes Ranch — my home community — is nearing full build-out. Century Communities wrapped up the final phase known as "The Irons," so new construction inside the gates is extremely limited. However, resale inventory here is consistent and well-priced homes still move fast. With the championship golf course, the 35,000-square-foot R Club, and resort-style amenities, Rhodes Ranch continues to attract buyers who want turnkey guard-gated living without waiting years for a community to mature.
Spanish Trail is the domain of custom luxury estates on the private 27-hole Robert Trent Jones Sr. golf course. New construction here is almost exclusively custom — buyers purchase a lot and build their dream home. The community's mature landscaping, estate-sized lots, and quiet prestige continue to command premium pricing well above $2 million for the right property.
Nevada Trails is a fully built-out Pardee Homes community of 1,432 homes. There is no new construction here, but the resale market stays active thanks to its tree-lined streets, award-winning sustainability features with community gardens, and walkable access to Sierra Vista High School and Canarelli Middle School. Resale homes typically range from the low $600,000s to over $900,000.

Infrastructure: The Roads Powering the Boom
New homes need roads, and the Southwest corridor is getting the biggest infrastructure investment I have seen since moving here. Here is what is happening right now, summer 2026:
215 Beltway Widening — Summerlin/Southwest ($24.9M)
Awarded to Las Vegas Paving in March 2026. Adding one lane in each direction between Charleston Boulevard and Far Hills Avenue, plus a new braided ramp from northbound 215 to Charleston. Construction started summer 2026 with a 540-day schedule. This is the biggest single road project affecting Southwest commuters right now.
215 Beltway & Charleston Ramps
Clark County is expanding travel lanes and building new ramps at the 215 and Charleston Boulevard interchange. Construction runs through summer 2026 and will last about 18 months. This is a critical upgrade for anyone commuting through the western beltway.
215 Ramp & Trail Work — Flamingo/Peace Way ($18.7M)
Southbound lane closures from Flamingo Road to south of Peace Way for installation of concrete boxes to strengthen underground tunnels. Includes new trail segments and a trail undercrossing.
215/Summerlin Parkway Interchange ($130M)
A 3-year project that started February 2025. Features a reconfigured interchange, a new flyover ramp from southbound 215 to eastbound Summerlin Parkway, new bridges, and trail bridges. This project improves connectivity between the two busiest west valley corridors.
Blue Diamond Road (SR 160) Widening ($58.6M)
NDOT's widening of a 6-mile stretch from two to four lanes between Mile Markers 16 and 22. This project dramatically improves access to the Southwest corridor from the west and eases bottleneck traffic on the main artery into the Mountain's Edge and Southern Highlands areas.
Southwest Valley Road & Signal Upgrades
A major road-widening and signal-upgrade project is underway across the southwest valley (announced January 2026). Combined with the NDOT/RTC SafeTech Corridor project on I-11/U.S. 95, these upgrades are bringing modern technology and capacity to the roads serving the fastest-growing part of Las Vegas.
Every one of these projects is under construction right now. The dust and the orange barrels can be frustrating in the moment, but every phase completed makes the Southwest more connected and more accessible. When you see cranes and construction signs, you are watching a community being built for the next generation.

Builder Incentives: The Best Deal Since Before the Pandemic
Here is what matters most to buyers right now: builder incentives are at historic highs. With new construction closings down roughly 28% year-over-year through early 2026, builders are competing hard for buyers. Here is what I am seeing on the ground:
- Rate buydowns: Several builders are offering 2/1 temporary buydowns that bring your first-year rate down to the 4.5% to 5.25% range, with permanent buydowns to 5.5% to 5.75% on some communities.
- Closing cost credits: $10,000 to $35,000 in closing cost assistance depending on the builder and community.
- Design center credits: $5,000 to $15,000 in upgrades, which means you can customize your home without paying out of pocket.
- Average total incentive: Roughly $18,400 plus a 2/1 temporary buydown, as reported in the May 2026 market analysis from VIP Homes Vegas.
To put that in perspective: on a $500,000 loan, a rate buydown from 6.7% to 5.5% saves you roughly $400 per month. Over the first three years, that is nearly $15,000 in savings. Combined with closing cost credits, the total value of builder incentives can easily exceed $30,000 to $50,000 when you account for both upfront credits and reduced monthly payments.

Following the Roofs: Commercial Investment Matches the Growth
The residential construction boom is being matched by serious commercial investment. The UnCommons — the $850 million mixed-use campus near the 215 and Durango Drive — is expanding with a fifth office building announced in May 2026. Stix Asia, an 18,000-square-foot Asian food hall from Hawaii, is set to open there in fall 2026, adding even more dining firepower to a corridor that already outpunches Summerlin in food variety.
Durango Casino Resort continues its $116 million expansion with a new parking garage and expanded casino floor. The property is a major anchor for dining, entertainment, and events in the Southwest.
The Bend shopping plaza keeps filling in with new dining concepts: Marufuku Ramen, Evolve Brewing, and Butcher & Thief steakhouse now anchor a destination that is quickly becoming a nightly happy hour hub for locals. The area around The Bend, The UnCommons, and Durango Casino creates a triangular entertainment district that no other part of the valley outside the Strip can match for density and variety.

The Bottom Line for August 2026
For Buyers
This is the best time to buy new construction in Southwest Las Vegas since before the pandemic. Builders are offering the most aggressive incentives I have ever tracked — rate buydowns that save hundreds per month, closing cost credits in the five figures, and design center upgrades at no charge. New communities like KB Home Tobiano and Richmond American Lexington Chase offer fresh inventory at accessible price points, while luxury buyers have real options in Southern Highlands at Stonewater and Decano. The key is knowing which incentives are genuinely valuable and which lots offer the best positioning. I tour these communities every week. Let me help you navigate the process.
What I Am Watching
Three things I am tracking closely: (1) Mortgage rates are creeping back toward 7% after stabilizing in the mid-6% range — this makes builder rate buydowns even more valuable. (2) The 215 Beltway widening will cause short-term traffic headaches but will dramatically improve corridor connectivity once complete. (3) Pending sales valley-wide were up 11% year-over-year in the latest LVR report — that tells me buyers are coming off the sidelines, and the window of maximum leverage may be narrowing. If you are considering a new construction purchase, start the conversation now rather than later.
