I have lived in the Southwest for over a decade, and I can tell you: mid-August 2026 feels like a hinge point for this corridor. The mature master-planned communities that defined the area for 20 years are mostly built out. Mountain's Edge is down to its last few hundred lots. Southern Highlands is finishing its luxury enclaves. Rhodes Ranch, Spanish Trail, and Nevada Trails are fully built, with only resales and the occasional custom teardown-rebuild keeping the new-construction flag flying. But the broader Enterprise area — ZIPs 89113, 89141, 89148, 89178 — is still humming with active building, and the infrastructure catching up to all that growth is finally arriving. Let us dig into what I am tracking this week.
Mountain's Edge: The Final Act
Mountain's Edge, the 3,500-acre master plan that has been the engine of Southwest Las Vegas growth since the mid-2000s, is now in its true closing-out phase. Roughly 12,000 homes are built, 40,000 residents call it home, and only about 75 to 250 lots remain across the remaining phases. D.R. Horton, KB Home, Pulte, Richmond American, and Century Communities all have a presence in these final sections, but the inventory is depleting fast. I am tracking roughly 297 closings over the past 100 days -- about 90 per month -- and the pace is steady.
For buyers, this is a now-or-never moment for new construction in Mountain's Edge. Once these final lots sell, the community becomes exclusively resale. The amenities that make Mountain's Edge famous -- 30-plus parks, Exploration Peak hiking trail, the new 100-acre Mountain's Edge Regional Park -- are already here and mature. If you want a brand-new home with builder warranties and design-center customization in a community that is already fully built out around you, the window is closing. I tell my clients: if Mountain's Edge is on your list, visit the model homes this month.

Southern Highlands: Luxury Momentum at the Top End
Southern Highlands, the 2,200-acre guard-gated master plan, remains the luxury anchor of the Southwest corridor. Blue Heron's Stonewater development continues to command attention with custom lots and estate homes reaching $1.3 million and beyond. Toll Brothers, Christopher Homes, and Storybook Homes are active in the upper enclaves. ZIP 89141, which covers Southern Highlands and the surrounding Enterprise area, posted a median list price around $825,000 in August 2026, with 48 new-build listings currently active -- the highest concentration of new construction inventory in the corridor.
What I love about Southern Highlands is that it offers everything from attached townhomes in the $400,000s to $2 million-plus custom golf estates on the private RTJ course. The guard-gated security, 40-plus neighborhoods, and resort amenities give it broad appeal across buyer segments. And the new construction here is genuinely new -- Stonewater's third-floor sky decks are unlike anything else in the valley. If you are looking for premium new construction in a community that feels established and secure, Southern Highlands is your answer.

Rhodes Ranch, Spanish Trail & Nevada Trails: Established and Solid
These three communities are fully built out on the new-construction front, but they remain vital parts of the Southwest housing market.
Rhodes Ranch is where I live, so I know it best. Century Communities finished The Irons -- the final new-construction phase -- earlier this year. The 3,795 homes inside the guard gates are all resale now, but the community is thriving. The R Club, championship golf course, resort pool complex, and the walking path that winds past the ponds make it one of the most livable communities in the valley. Resale prices range from the low $400,000s for a 2-bedroom condo to over $1 million for a golf-course frontage estate. My personal favorite feature: the 35,000-square-foot R Club is where my family spends half our summer weekends.
Spanish Trail is the original Southwest luxury community, and its 27-hole Robert Trent Jones Sr. golf course -- three distinct nine-hole courses -- is still one of the best in the valley. The community is 40 years old, which means the trees are massive, the landscaping is lush, and the estates sit on half-acre-plus lots that newer communities cannot match. No new construction here except the occasional teardown-rebuild. But for buyers who want mature luxury with immediate golf access, it is unmatched.
Nevada Trails is the quiet achiever of the Southwest. Built by Pardee Homes using their LivingSmart energy-efficiency program, it has 1,432 homes across four neighborhoods. The 23 acres of parkland, the community garden program, and the walkable access to Sierra Vista High School keep demand steady. It is fully built out, but resales here offer a great value proposition -- established community, reported school data, and lower price points than neighboring communities.

Infrastructure Update: The Roads Are Catching Up
215 Beltway Widening: Major Construction Underway
The $84.6 million 215 Beltway widening project between Charleston Boulevard and Far Hills Drive is in full swing. This is the biggest road project directly affecting Southwest residents this year. The project adds lanes in both directions between I-15 and Jones Boulevard, plus a new bridge ramp, pavement resurfacing, signage upgrades, and lighting improvements. Construction started in summer 2026 and is expected to run about 18 months.
Separately, an $18.7 million project is adding trail tunnels near Charleston Boulevard on the 215 Beltway trail system. Rightmost southbound lane closures began back in April 2026 and continue as work progresses. If you drive the 215 regularly, you have felt the delays -- and I am not going to pretend it is painless. But the result will be a wider, safer, more efficient beltway that can handle the 250,000-plus residents now living in the Enterprise/Southwest area.
Jones Boulevard Connector: Breaking Ground
Clark County recently broke ground on a project connecting Jones Boulevard from Blue Diamond Road northward, including a bridge over the railroad tracks near Windmill Lane. The project includes bike trails, sidewalks, street lighting, and traffic signal modifications. For residents of Mountain's Edge, Rhodes Ranch, and Southern Highlands, this new connector will provide a direct north-south alternative to Durango Drive and Rainbow Boulevard -- both of which get congested during peak hours.
Maryland Parkway BRT: Launching August 23
This is the transit story of the year for the Southwest. The Regional Transportation Commission's $373 million Maryland Parkway Bus Rapid Transit line launches August 23, 2026. Dedicated red bus lanes, 12-minute peak frequency, and extended service from the Southwest through UNLV and the medical district into Downtown Las Vegas. For anyone commuting from the Southwest to work or school along Maryland Parkway, this is transformative. I have been tracking this project since it broke ground, and I am genuinely excited to see it launch.
Builder Incentives: What Is Available Right Now
Builder incentives remain strong and are one of the biggest advantages of buying new construction in the current market. With 30-year fixed mortgage rates hovering in the 6.5% to 6.8% range, builders are using rate buydowns and closing cost credits to make monthly payments work for buyers.
- 2/1 Temporary Buydowns: First-year rates as low as 4.5% to 5.25% are available at most active communities. This can save a buyer $400 to $600 per month in the first year.
- Permanent Buydowns: Several builders are now offering permanent rate buydowns to 5.5% to 5.75%. This is rarer and more valuable than temporary buydowns.
- Closing Cost Credits: $10,000 to $35,000 depending on the builder and community. KB Home, Pulte, and Richmond American are the most aggressive on closing cost assistance.
- Design Center Credits: $5,000 to $15,000 in free upgrades at most builders. This is essentially free equity in your home.
The average total incentive package is roughly $18,400 plus a 2/1 temporary buydown. My advice: if you are financing, ask every builder you tour for their preferred lender incentive package. The rate buydowns are often better than what you would get from an outside lender, and the builder wants to keep the financing in-house.
Build-to-Rent: The Structural Shift Continues
I have been covering the build-to-rent trend in these updates, and it keeps accelerating. AMH (American Homes 4 Rent) and other institutional operators are building entire single-family rental neighborhoods in the Southwest corridor. These are not apartments -- they are 3-bedroom and 4-bedroom homes with yards, garages, and modern finishes, designed and built as rental properties. Rents are running around $2,400 to $2,600 per month for a typical 3-bedroom home.
What this means for buyers and sellers: build-to-rent absorbs demand that would otherwise go to the for-sale market, keeping resale supply tighter. It also signals that institutional capital sees Southwest Las Vegas as a long-term growth market -- these investors are not flipping homes; they are buying land and building for the next 10 to 20 years.
What I Am Telling Clients This Week
For Buyers
If you are looking at new construction in Mountain's Edge, the window is closing fast. The final lots are being sold now. For Southern Highlands, the luxury tier offers genuine value compared to equivalent Summerlin product. KB Home at Aven, Lennar in Enterprise, and the remaining Mountain's Edge phases all have strong incentives. The Maryland Parkway BRT launch next week is a transit investment that will lift property values along the corridor. My bottom line: buy now while incentives are strong and inventory still has variety.
Key Signals I Am Watching
(1) The 215 widening will cause 18 months of construction delays but long-term value lift. (2) Jones Boulevard connector will open up a new north-south corridor, potentially shifting traffic patterns and property values. (3) Builders added 12 new product lines valley-wide in 2026 -- the market is adapting to what buyers want. (4) Build-to-rent operators are buying and building at scale -- institutional confidence is high. (5) Maryland Parkway BRT launches August 23 -- the biggest transit milestone in the Southwest in decades.
