If you drive the 215 corridor as much as I do, you notice the skyline changing week by week. Cranes are up. New walls are being framed. Roads are being widened. The Southwest is not just growing — it is being built at a pace I have not seen in the decade I have lived here. Here is the full August 10 update from the ground.
KB Home: Landings and Reserves at Aven Keep Selling Strong
KB Home opened Landings and Reserves at Aven back in January 2026, and these two communities continue to be among the most active construction sites in the Southwest corridor. Located in the master-planned Aven community off Blue Diamond Road, these homes are drawing a mix of first-time buyers, young families, and investors looking for new construction between the mid-$400,000s and the upper $600,000s. KB Home's design studio program gives buyers the ability to customize finishes, and the current incentives make customization more affordable than it was a year ago.
What I like about Aven is the location. You are minutes from the 215 Beltway, a short drive from The Bend and Durango Casino, and close to the new schools and parks that make the Enterprise area family-friendly. KB Home has been offering competitive rate buydowns on these properties, and with mortgage rates hovering in the upper 6% to low 7% range, those buydowns are making a real difference in monthly payments.

Ainsley: Luxury Apartments Rising Next to Durango Casino
The Calida Group's Ainsley apartment community is taking shape on a 13-acre site next to the Durango Casino & Resort along the 215 Beltway. This is a 388-unit luxury rental project with vertical construction well underway. The Ainsley represents a significant bet on the Southwest corridor's rental demand — and I think it is a smart one. With Durango drawing visitors and new residents from across the valley, the demand for high-end rental options near the resort is only going to grow.
Rents in the area have been climbing, and the Ainsley is positioned to capture the premium end of the market. For buyers who are considering new construction but are not quite ready to purchase, the Ainsley offers a luxury rental option right in the heart of the action. And for my clients looking at the Vesta condos at The UnCommons, the Ainsley adds another high-end rental alternative in the same corridor.
Night Fall: Luxury Apartment Living Debuts on Warm Springs
WestCorp Management Group's Night Fall, a new luxury apartment community at 8147 W. Warm Springs Road, opened its doors in April 2026 and is already leasing up steadily. This is a modern, amenity-rich property with resort-style pools, a fitness center, coworking spaces, and a dog park. Night Fall targets the growing demographic of professionals and families who want to rent in the Southwest corridor without sacrificing the lifestyle amenities that make this area attractive.
Night Fall's location on Warm Springs puts it within minutes of the 215 Beltway, The UnCommons, and the dining corridor along Durango Drive. For anyone who has been watching the rental market in the Southwest tighten over the past year, Night Fall is a welcome addition to the inventory.
Build-to-Rent: The Rental Revolution Continues
The build-to-rent trend I have been covering in recent updates is accelerating. AMH (American Homes 4 Rent) and other institutional operators are building entire neighborhoods of single-family rental homes in the Southwest corridor. These are not apartments or condos — they are 3- and 4-bedroom single-family homes with yards, garages, and modern finishes, designed from the ground up as rental properties. Rents are running around $2,500 per month for a typical 3-bedroom home.
This is a structural shift in the local housing market. For buyers who are not ready to commit to a purchase, build-to-rent gives them the experience of living in a single-family home without the down payment and mortgage commitment. For the market overall, it absorbs some demand that would otherwise go into the for-sale market, keeping resale supply tighter. The arrival of build-to-rent at scale is one more signal that institutional capital sees long-term value in the Southwest. When companies like AMH plant flags here, they are betting on 10, 15, even 20 years of growth.
Active Communities: Where Builders Are Building Right Now
Mountain's Edge — The Final Phase
Mountain's Edge continues its final build-out phase, and the clock is ticking on new construction here. With roughly 185 new homes currently listed for sale across the Enterprise/Southwest corridor at a median price around $570,000, Mountain's Edge remains the volume leader. Beazer Homes, D.R. Horton, KB Home, Lennar, Meritage, Pulte, Richmond American, and Century Communities are all active in the remaining phases. Price points range from the upper $300,000s for attached product to over $800,000 for larger single-family homes with mountain views. Once these final lots sell, new construction in Mountain's Edge will be done permanently.

Southern Highlands — Luxury Momentum
Blue Heron's Stonewater at Southern Highlands is still the most talked-about luxury project in the corridor, with homes starting above $1.3 million and featuring third-floor sky decks. Toll Brothers, Christopher Homes, and Storybook Homes continue to offer semicustom and custom estate options at the $2 million-plus level. The guard-gated prestige, private Robert Trent Jones golf course, and proximity to the 215 make Southern Highlands the address for luxury buyers who want space, privacy, and mountain views.

Rhodes Ranch — Built Out, Active Resales
Rhodes Ranch is fully built out on the new-construction front. Century Communities finished The Irons, the final phase, earlier this year. But the resale market is active and healthy. With the championship golf course, the 35,000-square-foot R Club, resort pools, and guard-gated security, Rhodes Ranch continues to attract buyers who want an established community with mature landscaping and amenities that took 20 years to grow in. Resale prices typically range from the low $400,000s for smaller homes to over $1 million for golf-course frontage properties.

Spanish Trail — Custom Luxury on the Course
Spanish Trail remains the domain of custom luxury estates on the private 27-hole Robert Trent Jones Sr. golf course. New construction here is almost exclusively custom build — buyers purchase a lot and design their dream home. The community's estate-sized lots, mature landscaping, and quiet prestige command prices well above $2 million for the right property. The mature trees alone, which took decades to grow in, are a feature that newer communities simply cannot replicate.

Nevada Trails — Fully Built Out, Quietly Desirable
Nevada Trails is fully built out with no new construction remaining. But the resale market stays active thanks to tree-lined streets, Pardee Homes quality construction, and award-winning sustainability features that include community gardens and native landscaping. The walkability to Sierra Vista High School and Canarelli Middle School makes it a favorite for families. Resale homes typically range from the low $600,000s to over $900,000.

Infrastructure: Big Road Projects and Transit Milestones
Maryland Parkway Bus Rapid Transit — Launching August 23
After nearly two years of construction, the Regional Transportation Commission's Maryland Parkway Bus Rapid Transit (BRT) line is set to launch on August 23, 2026. This is the single biggest transit investment in the Southwest corridor in decades. The $373 million project features dedicated red bus lanes, 12-minute peak frequency, and extended service into Downtown Las Vegas. For residents of the Southwest who commute to UNLV, the medical district, or Downtown, the Maryland Parkway BRT is a genuine alternative to sitting in I-15 traffic.
This project matters for home values too. Transit-oriented development tends to lift property values within a half-mile of stations, and the Maryland Parkway corridor is already seeing new multifamily and commercial proposals. If you are buying a home near the Maryland Parkway corridor, the BRT is an amenity that will only become more valuable over time.
Warm Springs Road, Decatur & Valley View Upgrades
Clark County's multi-phase road and signal upgrade project along Warm Springs Road (from Decatur Boulevard to Dean Martin Drive), Decatur Boulevard (Maulding Avenue to Warm Springs), and Valley View Boulevard (Windmill Lane to Maule Avenue) is progressing through Phase 6. Completion is scheduled for March 2027. The project includes new storm drains, sewer upgrades, road widening, new traffic signals, pedestrian safety improvements, and bike lanes.
For anyone who drives these roads regularly, the construction has been disruptive — I will not sugarcoat it. But the result will be a road network that can handle the thousands of new residents moving into the area. The Southwest was built on a road system designed for a fraction of the population it has now. These upgrades are overdue, and once they are complete, the commute experience will be significantly better.
Maryland Parkway BRT — August 23 Launch
The $373M dedicated red bus lane project launches August 23. 12-minute peak frequency connecting the Southwest to UNLV, the medical district, and Downtown. A game-changer for commuters.
Warm Springs, Decatur & Valley View Upgrade
Clark County's multi-phase project continues through March 2027. New storm drains, sewers, road widening, signals, and pedestrian safety improvements for three of the busiest corridors serving Enterprise and Southern Highlands.
Ainsley — 388 Luxury Units by Durango
The Calida Group's 13-acre luxury rental community next to Durango Casino is rising fast. Vertical construction is underway at the 215 Beltway.
Night Fall — Open for Leasing
WestCorp Management's luxury apartment community at 8147 W. Warm Springs is leasing up. Resort-style pools, fitness center, coworking, and dog park.
Builder Incentives: What I Am Tracking
Builder incentives remain at historically high levels across the Southwest corridor. With mortgage rates in the upper 6% to low 7% range, builders are using rate buydowns and closing cost credits to keep monthly payments manageable. Here is the landscape right now:
- Rate buydowns: 2/1 temporary buydowns bringing first-year rates to the 4.5% to 5.25% range are still available at most communities. Several builders are offering permanent buydowns to 5.5% to 5.75%.
- Closing cost credits: $10,000 to $35,000 depending on the builder and community. KB Home, Pulte, and Richmond American are among the most aggressive right now.
- Design center credits: $5,000 to $15,000 in upgrades at most builders. This is free customization that adds real value to the home.
- Average total incentive value: Roughly $18,400 plus a 2/1 temporary buydown, which can save a buyer $400 or more per month in the first year.
The key question I get from buyers is whether these incentives will last. My honest answer: they will last as long as rates stay elevated and buyer demand remains moderate. The moment rates drop below 6% and buyer traffic picks up, these incentives will start to disappear. If you are considering new construction, the combination of inventory choice and incentive value right now is the best I have seen in my career.

The Big Picture for Mid-August 2026
For Buyers
The Southwest corridor has roughly 185 new homes for sale with a median price around $570,000. KB Home at Aven offers homes from the mid-$400,000s. Lennar, Pulte, D.R. Horton, and Richmond American are all active with competitive incentives. The Ainsley and Night Fall luxury apartments are adding rental inventory for those not ready to buy. And the Maryland Parkway BRT launch on August 23 is a transit investment that will add long-term value to the corridor. If you are in the market for a new home, the combination of builder incentives, inventory, and upcoming infrastructure improvements makes this a strong moment to buy.
What I Am Watching
Three things I am tracking: (1) Mortgage rates are hovering in the upper 6% to low 7% range — this keeps builder rate buydowns extremely valuable. (2) The Maryland Parkway BRT launch on August 23 is the biggest transit milestone in the Southwest in years — watch for increased development interest along the corridor. (3) The build-to-rent wave from AMH and others is absorbing rental demand that would otherwise go to the for-sale market, keeping resale supply tighter. If you have been waiting for the right moment to buy in the Southwest, the window of maximum buyer leverage is still open, but it will not stay open forever.
