New Communities & Builder News in Southwest Las Vegas — July 2026

Lennar Decano is now selling from the $830Ks with Next Gen suites. KB Home Tobiano just opened its doors. Richmond American has a new community moving fast. And a whole new trend — purpose-built rental neighborhoods — is reshaping what "new construction" means in the Southwest corridor. Here is the latest, from someone who walks these sites every week.

Your Local Guide

I tour model homes and new communities almost every week. It is part of my job, sure, but it is also what I genuinely enjoy about this work. There is something about walking through a freshly framed house, before the drywall goes up, that tells you more about a builder's quality than any brochure ever could.

This July has been one of the busiest months for new community openings in the Southwest that I can remember. Lennar dropped a major new community in the Southern Highlands corridor. KB Home opened Tobiano. Richmond American is selling fast at Lexington Chase. And a quieter but equally important trend is taking shape: purpose-built rental neighborhoods that give families a path into the Southwest without a six-figure down payment.

Here is what I am seeing on the ground right now.

Lennar Decano: The Big New Community in 89141

The biggest builder news in the Southwest right now is Lennar's Decano community, now selling in ZIP 89141 — the Southern Highlands corridor at Dean Martin Drive and West Le Baron Avenue. These are not entry-level homes. Decano starts from approximately $832,990 and targets move-up buyers, multigenerational families, and luxury buyers who want Southern Highlands cachet without a full custom build.

What makes Decano stand out is Lennar's Next Gen floor plans. These are "home within a home" designs with a separate entrance, bedroom, living area, and kitchenette for in-laws, adult children, or guests. If you have aging parents moving to Vegas or a young adult child who needs their own space while living at home, Next Gen is a genuinely useful concept — and Decano has some of the best examples I have seen.

The community address is 10083 Decano Ridge Street, Las Vegas, NV 89141. I have walked the models and the build quality is solid. Lennar's "Everything's Included" package means stainless steel appliances, quartz countertops, and smart-home tech are standard — no nickel-and-diming on upgrades.

KB Home Tobiano: Mid-$400K Entry Point, Now Open

KB Home opened Tobiano on July 10, and it is already drawing serious traffic. Located in the southwestern corridor, Tobiano offers personalized single-family homes starting from the mid-$400,000s. KB Home's model is built around personalization — you choose your floor plan, your finishes, your upgrades — and Tobiano brings that flexibility to a price point that is hard to find in this corridor right now.

The opening comes at a time when many Southwest communities have pushed past the $500K mark. Tobiano fills a real gap for buyers who want new construction in the Southwest without stretching into the $600Ks. KB Home's energy-efficient construction — smart thermostats, solar-ready wiring, low-E windows — keeps long-term costs down, which matters when you are budgeting for a new home.

If you are priced out of Mountain's Edge and wondering where to look, Tobiano should be your first stop. I am scheduling tours for clients this week.

Richmond American Lexington Chase: Selling Fast

Richmond American debuted Lexington Chase in Southwest Las Vegas back in January 2026, and the community is still active with available inventory. Located at 8212 Kinleigh Poulson Street, Lexington Chase offers single-family homes in the Southwest corridor with Richmond American's standard-quality finishes.

Richmond American also purchased rural land in Southwest Las Vegas for a 99-lot housing project, approved by Clark County commissioners in December 2025. That project is in the planning stages, meaning more inventory from this builder is coming — but not immediately. Lexington Chase is your best bet for a Richmond American home right now in the Southwest.

Cactus Bloom: A Boutique Option Near Mountain's Edge

For buyers who want something smaller and more curated than a 14,000-home master plan, Cactus Bloom by Kavison Homes is worth a look. This is a boutique community of just 19 single-family residences adjacent to the Mountain's Edge master plan. Small-batch communities like this offer a level of attention to detail that production builders can not always match.

With only 19 homes, inventory here will move fast. If you want Mountain's Edge proximity with custom-ish finishes and a quieter street, Cactus Bloom is worth touring.

Toll Brothers Elkhorn Grove: Quick Move-In Available

Toll Brothers continues to build at Elkhorn Grove in the southwest valley, with quick move-in homes available as early as July 2026. Toll Brothers is the gold standard for production-built luxury, and Elkhorn Grove delivers the architectural distinction and premium finishes the brand is known for.

If your budget supports Toll Brothers pricing and you want to move before the end of summer, the quick move-in inventory at Elkhorn Grove is worth a look. These are homes that are framed, finished, or nearly complete — no waiting 8 to 12 months for construction.

The Build-to-Rent Trend: A Whole New Kind of New Construction

Here is something that was not on my radar a year ago but is now impossible to ignore: purpose-built rental neighborhoods are being built across the Southwest corridor, and they are changing who can live here.

These are not apartment complexes. They are entire neighborhoods of single-family homes — three and four bedrooms, fenced backyards, two-car garages — built specifically for renters. The biggest example right now is Dulce Springs by American Homes 4 Rent (AMH) at Russell Road and Tomsik Street in the 89113 ZIP code. Sixty brand-new homes with luxury vinyl plank flooring, quartz countertops, stainless steel appliances, pocket offices, EV-ready garages, splash pads, and neighborhood parks. Rents run roughly $2,500 per month.

Why does this matter? Because it opens up the Southwest to families who are not ready to buy — or who cannot afford the $500K+ entry point for a single-family home. Build-to-rent (BTR) communities have grown to about 4.8% of Clark County new construction starts in Q1 2026. That is still a small slice, but it is growing fast. For buyers, it also means more rental inventory is coming, which could put downward pressure on rents and make the corridor more accessible overall.

For sellers, it is a signal that institutional investors see long-term value in the Southwest. AMH did not build 60 homes here on a whim — they ran the numbers, and the numbers said the Southwest is where demand will be for the next decade.

380-Unit Apartment Complex on the Horizon

Speaking of rentals, Fore Property Co. is developing a 380-unit apartment complex with over 30,000 square feet of commercial space on a 10.5-acre site along Valley View Boulevard and Procyon Street, just south of Spring Mountain. The project was approved by Clark County in January 2025, and Fore closed on the $24.2 million land purchase in May 2025. Groundbreaking was expected in March 2026.

This is within walking distance of Las Vegas's Chinatown commercial district — which matters for the international and Asian community connections that I specialize in. For buyers looking at the area south of Spring Mountain and west of the 15, this new apartment complex signals a denser, more walkable future for that stretch of the valley.

Road Projects You Need to Know About

New homes are great, but if the roads can not handle the traffic, the whole equation changes. Here is the infrastructure update that matters most right now if you are buying in the Southwest:

Clark County Road Upgrade Project — Under Construction Now

Clark County Public Works began a major road improvement project on January 12, 2026, with completion scheduled for March 2027. The project covers three corridors that directly affect Southwest residents:

  • Warm Springs Road — Decatur Boulevard to Dean Martin Drive: pavement upgrades, traffic signal modifications, road widening, and landscaped medians.
  • Decatur Boulevard — Maulding Avenue to Warm Springs Road: widening, new bike lanes, ADA-compliant sidewalks, and signal improvements.
  • Valley View Boulevard — Windmill Lane to Maule Avenue: complete corridor refresh with protected bike lanes, sidewalk upgrades, and new drainage.

If you live in or are buying near any of these corridors, expect construction impacts through early 2027 — but the end result will be significantly better connectivity and safety. The protected bike lanes and pedestrian improvements are part of Clark County's Vision Zero initiative, which is a meaningful quality-of-life upgrade for the area.

Beltway & Summerlin Parkway Interchange — Still Underway

The $130 million interchange reconstruction continues. Major bridge girder placement has been reported in early 2026, and the project is moving through structural work. This remains one of the most important infrastructure projects for Southwest residents who commute to Summerlin or the northwest valley. When complete, it will transform how easily the Southwest connects to the rest of the city.

Market Snapshot: Southwest Las Vegas New Construction

What I Am Watching for August

A few things on my radar as we move toward late summer:

  • More Lennar inventory at Decano. The community just opened, and early phases tend to offer the best pricing. I expect the first release to sell through quickly.
  • KB Home Vertice at Skye Summit. KB Home purchased 38.6 acres for $46.4 million in December 2025 for a 299-home community. If Vertice opens before the end of the year, it will be another strong entry-level option in the corridor.
  • Richmond American's 99-lot project. Approved by the county in December 2025, this project will add significant inventory when it launches — likely in 2027.
  • Life Time Fitness opening. The 128,000-square-foot luxury health club near Durango and Sunset is on track for late 2026. When it opens, the communities surrounding it will see a measurable boost in desirability.
  • The Blue Diamond Hill project. This is the longest-term play, but site grading reportedly began in Q1 2026. Homes from $1.2M to $2.5M will create an entirely new luxury tier in the corridor.

What This Means for Buyers

If you are looking at new construction in Southwest Las Vegas right now, here is the honest picture:

You have more choices than you have had in years. Lennar has a major new community in the Southern Highlands corridor. KB Home opened a competitive entry-level option. Richmond American is selling. Toll Brothers has quick move-in homes. And the build-to-rent trend means more housing options are coming for families who are not ready to buy.

The infrastructure is keeping pace. The Clark County road upgrade project, the Beltway interchange, and the local connector bridges are all active construction projects that will make the corridor more connected by the time your home is finished.

And the builder incentive market is strong — rate buydowns, closing-cost credits, and free upgrade packages are widely available. If you combine a good incentive package with a community that fits your lifestyle, you can get into a new Southwest Las Vegas home on terms that make sense.

The key is knowing which community is right for you. That is where I come in. I tour these communities every week. I know which models are selling, which lots have the views, and which builders are flexible on price. I live here, I work here, and this corridor is my specialty.

If you want to tour Tobiano, Decano, Elkhorn Grove, or any other new community in the Southwest, let me know. I will pick you up, show you the options, and give you the straight story on each one.
