Your Local Guide

I live in Southwest Las Vegas and I drive these roads every single day. Every week there is something new — a model home opening, a road widening project wrapping up, a builder announcing their next phase. The momentum in this corridor has not slowed down, and July 2026 is bringing some of the most interesting developments I have seen this year. Here is the full update from the ground.

Southern Highlands: Luxury New Construction at the Highest Level

Southern Highlands continues to be the premier luxury address for new construction in the Southwest corridor. With 10+ distinct enclaves and guard-gated security, this community attracts buyers who want privacy, views, and architecture that takes advantage of the natural terrain.

Blue Heron — Stonewater at Southern Highlands

This is the project generating the most buzz among serious luxury buyers right now. Blue Heron's Stonewater community offers homes starting above $1.3 million, featuring modern architecture with third-floor layouts and sky decks that capture panoramic mountain views. These are not production homes — they are architecturally distinct residences designed for buyers who want something genuinely different from the standard new-construction offering. If you are in the market for a custom-adjacent home in a guard-gated setting, this should be at the top of your list.

The Estates at Southern Highlands

At the very top of the market, The Estates at Southern Highlands commands prices from $2 million to over $10 million. These are custom estate homes on large lots with the highest level of finishes and design. If you are looking for something in this tier, inventory is limited and moves through private networks. I can help you access listings that never make it to the public MLS.

Olympia Ridge & Tuscan Cliffs

Two more enclaves within Southern Highlands worth watching: Olympia Ridge ($1.5M to $5M+) offers some of the best ridgeline views in the valley, while Tuscan Cliffs ($800K to $2.8M) provides a slightly more accessible entry point into Southern Highlands living. Both have active construction and periodic lot releases.

Mountain's Edge: The Final Phases Are Here

Mountain's Edge, the 3,500-acre master plan that has been one of the valley's best-selling communities for over a decade, is now entering its final build-out phases. With over 14,500 homes already built and occupied, the remaining lot releases are getting snapped up quickly. The good news: there are still over 240 floor plans available across multiple builders.

Builders actively selling in Mountain's Edge include Beazer Homes, D.R. Horton, KB Home, Lennar, Meritage Homes, Pulte Homes, Richmond American Homes, and Century Communities. Price points range from the upper $300,000s for townhomes to over $800,000 for larger single-family homes with mountain views.

What continues to set Mountain's Edge apart is its park system. Over 30 parks, miles of walking trails, and the iconic Exploration Peak Park with its summit trail and outdoor amphitheater make this one of the most amenity-rich communities at its price point in all of Clark County.

KB Home Tobiano: Fresh Inventory Just Opened

KB Home's Tobiano community in the Southwest recently launched and is already drawing strong interest. Homes start in the mid-$400,000s, making this one of the more accessible new-construction options in the corridor. KB Home is also offering significant incentives right now — including closing cost credits and rate buy-downs — which can make a meaningful difference in monthly payments with current rates.

If you are a first-time buyer or looking to move up without jumping into the luxury tier, Tobiano and similar communities in the area should be on your radar. The key is knowing which lots have the best positioning and which incentives actually benefit you.

Nevada Trails & Spanish Trail: Established Luxury, Limited New Build

Nevada Trails, with its 1,432 homes and award-winning sustainability features, is largely built out, but resale inventory here remains strong. The community's tree-lined streets, mature landscaping, and convenient location near the 215 make it a consistently popular choice for families. Resale homes typically range from the low $600,000s to over $900,000 depending on size and upgrades.

Spanish Trail, the original guard-gated golf community in the Southwest, is the domain of custom luxury estates rather than production new builds. The private 27-hole Robert Trent Jones Sr. golf course, mature palm trees, and estate-sized lots command prices well above $2 million for the right property. New construction here is almost exclusively custom — buyers purchase a lot and build their dream home with an architect of their choosing.

Rhodes Ranch: Final Phases at the Irons

Rhodes Ranch, the guard-gated golf community with nearly 3,800 homes, is approaching completion. Century Communities is wrapping up the final phase called "The Irons." This is your last chance to buy new construction inside this established resort-style community. Homes in the final phase offer access to the championship golf course, the 35,000-square-foot R Club recreation center, pools, tennis courts, and the complete Rhodes Ranch lifestyle.

For buyers who want guard-gated security, mature landscaping, and resort amenities without waiting years for a community to grow in, Rhodes Ranch is hard to beat. Resale inventory here is consistent, and the community continues to hold its value well.

Infrastructure: The Roads Keeping Pace with Growth

New homes need roads, and the Southwest corridor is getting serious infrastructure investment. Here is what is happening right now:

  • I-215 Beltway widening (Pecos Road to Stephanie Street): A $120 million project addressing daily congestion on this critical east-west artery. This stretch serves thousands of Southwest commuters daily.
  • Warm Springs Road / Decatur Boulevard / Valley View upgrade: A multi-phase project (Phases 1 through 6) upgrading signals, pedestrian crossings, and intersection capacity. This corridor connects the Mountain's Edge and Southern Highlands areas to the rest of the valley.
  • I-215 / Summerlin Parkway Interchange reconstruction: A major project improving connectivity between the two busiest west valley corridors. Bridge work continues through 2026.
  • New local connectors: Several smaller road projects are tying new communities into the existing network, reducing the pressure on Durango Drive and Sunset Road during peak hours.

These projects are not theoretical — they are under construction right now, and every phase completed makes the Southwest more connected and more accessible.

Commercial Investment: Following the Roofs

Where homes go, commercial investment follows — and the Southwest is seeing it at scale.

The UnCommons, the $850 million mixed-use campus near the 215 and Durango Drive, is set to welcome Stix Asia — an 18,000-square-foot Asian food hall from Hawaii — in fall 2026. A fifth and final office building was also announced in May 2026, signaling strong institutional confidence in the Southwest corridor as a place to do business.

Durango Casino Resort is undergoing a $116 million expansion that broke ground in January 2025, adding a new parking garage and expanded casino floor. The property continues to be an anchor destination for dining, entertainment, and events in the Southwest.

The Bend shopping plaza continues to fill in with new dining concepts including Marufuku Ramen, Evolve Brewing, and Butcher & Thief, a neighborhood steakhouse from Chef Cory Harwell. Happy hour here is already a local ritual.

Builders Offering the Best Incentives Right Now

This is the part that matters most to buyers. Several builders are offering meaningful incentives on new construction right now:

  • Closing cost credits of $10,000 to $45,000 depending on the community and builder.
  • Rate buy-downs that can lower your mortgage rate by 1 percent or more for the first few years.
  • Free upgrades on finishes, appliances, and landscaping in select communities.

These incentives are often time-limited and tied to specific inventory. I track every builder's offering and can tell you which ones are genuinely valuable and which ones are just marketing. If you are considering new construction, the best time to start the conversation is before you walk into a sales office alone — I can help you negotiate from a position of knowledge.

What This Means for You

Southwest Las Vegas is in a sweet spot. The community is mature enough to have established infrastructure, schools, and amenities, but it is still growing — which means buyers can get into a brand-new home without waiting a decade for the neighborhood to fill in. Whether you are looking at a townhome in the $300,000s, a family home in Mountain's Edge, or a luxury estate in Southern Highlands, there are real options available right now.

The key is working with someone who knows the builders, the communities, and the incentives. I live here. I tour these model homes. I know which lots back up to open space and which ones face a busy road. And I can help you navigate the builder sales process so you get the best deal possible.
