I live in Southwest Las Vegas, and every time I drive down Durango Drive or cut across the 215, I see something new — a crane here, a model-home sign there, a road that didn't exist two years ago suddenly full of traffic. The pace of development in this corridor isn't just fast; it's accelerating. And if you're thinking about buying a new-construction home in the Southwest, 2026 is shaping up to be one of the most option-rich years we've had.
Here's what I'm seeing on the ground — the builders who are active, the communities that are opening, and the infrastructure projects that are going to change how this area feels to live in.
The Big Picture: Southwest Is Still the Growth Engine
Enterprise township — the official designation for most of what people call "the Southwest" — is home to nearly 250,000 residents and has grown by roughly 60% since 2010. That kind of sustained expansion attracts builders, retailers, and institutional investors in a self-reinforcing cycle. New homes go up, new restaurants follow, roads get improved, more people move in, and the cycle repeats.
What makes this different from the last Vegas boom? The infrastructure is being built proactively this time. The 215 Beltway was widened between I-15 and Jones Boulevard (completed in early 2025), the Beltway–Summerlin Parkway interchange is being rebuilt in a $130 million project with major bridge work happening now, and new local connectors are opening to tie Mountain's Edge and other growth pockets to the highway system.
Active Builders & Communities Right Now
Let me walk through the builders and projects I'm tracking. This isn't an exhaustive list — but it's the ones that matter most if you're shopping in the Southwest right now.
Mountain's Edge
One of the largest master-planned communities in Nevada continues to have active build-out pockets. Mountain's Edge offers one of the widest price ranges in the valley — from the low $400s to well over $800K for larger homes with mountain views. The community's parks system (30+ parks, miles of trails, Exploration Peak Park) remains one of the biggest draws for families. New phases continue to open as earlier sections sell through. If you haven't looked here recently, there are fresh lot releases worth seeing.

Rhodes Ranch
The guard-gated golf community remains one of the premium addresses in the valley. While Rhodes Ranch is more established, builder activity continues with new phases and spec homes. Homes range from about 1,800 to over 5,000 square feet, with pricing reflecting the guard-gated, resort-amenity lifestyle — championship golf, clubhouse, pools, tennis courts. Builders here include Toll Brothers and other semi-custom options. If you're looking for the highest-end new construction in the Southwest, this is where I'd start.

Southern Highlands
Southern Highlands continues to be a magnet for luxury new construction. Lennar's Westridge project is one of the most active, building along the ridgelines with commanding valley views. This is upscale territory — custom estates, guard-gated enclaves, and homes that take advantage of the terrain in ways you don't get on the valley floor. If your budget supports it, Southern Highlands offers a level of exclusivity that's hard to match anywhere in Las Vegas.
Nevada Trails
Nevada Trails has been a consistent performer in the Southwest — a well-located community with tree-lined streets and a strong resale market. Recent median list prices have been around $750,000. While most of the build-out is complete, resale inventory here moves quickly and new-build opportunities pop up periodically. It's a great option for buyers who want established landscaping and mature neighborhoods without giving up the Southwest location.
Tempo Trails by D.R. Horton
This is one of the more exciting active projects in the Southwest. D.R. Horton's Tempo Trails is offering townhomes in the $360,000 to $600,000 range — which is a significant price point for new construction in this area. For first-time buyers, investors, or anyone who wants to get into the Southwest without the single-family-home price tag, Tempo Trails is worth a serious look.
Spanish Trail
The prestigious guard-gated Spanish Trail community continues to attract custom-home builders and luxury buyers. This is old Vegas money meets new Vegas growth — a private golf course community with estate-sized lots. New custom builds here regularly exceed $2 million. It's not for everyone, but if you want a truly custom estate in a guard-gated environment, Spanish Trail is in a class of its own.
What's Coming: Blue Diamond Hill
This is the project I'm watching most closely. Blue Diamond Hill is a 2,000-acre luxury community planned for the hillside near Red Rock Canyon, developed by Harmony Homes (led by Gary Mayo). Homes will be priced from $1.2 million to $2.5 million, with a new 4.5-mile connector road linking the community to Blue Diamond Road.
The project recently cleared a key Clark County hurdle and could break ground this year. It's controversial — environmental groups have raised concerns about proximity to Red Rock — but if it moves forward, it will create an entirely new luxury tier for the Southwest corridor. I'll be tracking this closely and reporting back as it develops.

Infrastructure: The Roads That Make It All Work
New homes are great, but new homes without roads are a nightmare. Here's what's happening on the infrastructure side:
- 215 Beltway widening (I-15 to Jones Blvd): This $84.6 million project added a lane in each direction and was completed in early 2025. If you've been stuck in that stretch before, you've already felt the improvement.
- 215 Beltway / Summerlin Parkway interchange: A $130 million reconstruction to improve traffic flow between the two corridors. Major bridge girder placement has been reported in early 2026, and the project continues toward completion.
- Jones Boulevard / Blue Diamond Road bridge: This connector bridge in the Southwest valley neared completion in summer 2025, improving east-west connectivity in the Mountain's Edge area.
- I-15 South widening and Blue Diamond Interchange: This NDOT project was targeted for completion around early 2026, adding capacity to one of the most congested stretches for Southwest commuters heading south toward California or Henderson.
Commercial Investment Following the Roofs
Builders don't build where people aren't going — and commercial developers don't invest where demand isn't real. The Southwest is seeing both at scale.
The Halo Tower groundbreaking in late May 2026 — a 220,000-square-foot Class A office building on Sunset Road near the 215, developed by Moonwater Capital with Grammy winner Ryan Tedder as a partner — signals that the Southwest isn't just a bedroom community anymore. It's becoming a commercial center. Targeted for completion in Q3 2028, the project is designed to attract the kind of professional tenants who want to live and work in the same corridor.
Meanwhile, a 128,000-square-foot Life Time fitness center is slated to open in late 2026 near the Durango Drive and Sunset Road corridor, and retail projects like The Bend continue to bring new dining and shopping options to the area.
What This Means for Buyers
If you're looking at new construction in Southwest Las Vegas right now, you have more options than at any point in the last five years. D.R. Horton has entry-level townhomes. Mountain's Edge has family-sized homes with incredible parks access. Rhodes Ranch and Southern Highlands offer luxury and guard-gated living. And custom estates in Spanish Trail and the coming Blue Diamond Hill project push into the ultra-premium tier.
The key is understanding which community fits your life — your commute, your school needs, your budget, your lifestyle. That's where a local expert makes the difference. I live in the Southwest. I drive these roads every day. I know which builders deliver on time and which ones don't. I know which lots have the views and which ones back up to a commercial zone.
And with new infrastructure improvements rolling out every quarter, the area that you buy into today is going to be significantly more connected and more valuable two or three years from now. That's not speculation — that's the pattern this corridor has followed consistently for over a decade.
